Best mall in Banglore. The newly opened Mall of Aisa by L&T is like goose bumps the fell is awesome, you realled loved it, I will highly recommend, if you are in bangalore & have fun then must visit there

1. Railway track - train sound will be an issue for backside facing apartments like T35 , T34 etc . Currently few trains are running . In future it will only increase since trqck is permanent. 2. Green View of GKVK From Backside Towers will be very Good for higher Floors. 3. DG exhaust in rear of the Mall. Not good. - Eyesore and hot exhaust fumes very often. The exhaust raises upto 11 / 12 floors and very close to T35 and T26. 4. Very Pricey- 4 bhk flat - 2710 sft they are looking to charge upwards of 4.5 cr in T35. Compare this to a similar property (25 acres land) like Adarsh Greens in Kogilu . At Greens, a 2000 sft flat they are selling for 1.57 cr while in Lnt Raintree 1935 sft flat selling for upwards of 3 Cr. A slight premium can be given for Location and LnT Brand . But the current price difference is very big. Buyers can Save approx 1.5 Cr in nearby projects of similar size and get better amenities / value for money from other Reputed Builders. 5. Mall adjacent to the Towers . Lot of Mobile towers will come up on the roof of the Rear end of mall near T35 , T26. Already a few mobile cells have come up on the mall. Expect more cells as offices start inside the building. Not good for obvious reasons.

Good and extraordinary in Construction. Specially due to L&T - where you will get the trust factor in relate with the maintainence too. Recently launched "Olivia" for customer. All and all, good for stay with greenery too

I visited the mall of Asia ,it's really very disappointing, fake plants and gaudy decorations makes this place look very bad nothing great about this mall. Infact orion and galleria mall is the best place to go than going here. Even after many years both these malls are amazing well kept good smelling very neat and beautiful neatly done interiors not gaudy and cheap like mall of asia., the smell inside this mall is very bad, I wouldn't be going here much galleria is much much better to shop and chill,parking is very expensive too at mall of asia overall not good

My friend's bestie owns a flat here and that's one of the best properties in Bangalore. Maintenance, architecture and the interiors are top class.

Bought a 3bhk flat with high hopes because of brand L&T. Great disappointment. The quality of work and the materials in the flat is pathetic and substandard. The design of the bathroom is flawed. Also the amenities are for name sake. It will not suffice for phase one itself, forget about using them if all three phases are occupied. With phase three construction underway, it is no more Raintree Boulevard, it is a concrete jungle. The huge mall will add more chaos to the traffic in the entire stretch.

Not happy with the service got at sale office when went for flat enquiry, No one was ready to welcome or explain about the project one promoter took us for modle flat and left us there after that no one were there to explain or guide us for the next discussion, no one offered us to sit also my wife was carrying baby with her, finally some sales person name by Gowtam came and he was in so hurry that he was not at all ready to explain or give more details about the project (answered only for what we asked nothing else) and finished the meeting within 5mins Dint expect this service from L&T

Update as of 2023 July: - Phase 1 is fully occupied and it's a high density community. Have to compete for space, park and club house. When phase 2 and 3 is fully occupied it really will become like a colony. - Right now L&T is directly managing the property through CBRE. Once owners association take over, the standards will come down and whole drama will start. - Price is on the higher side for a concrete jungle. 2.15 crores for a 1,600 square feet built up area flat. Past review below - Serious issues with plumbing. One bathroom flush not working because of some issues. No response from he FM team. Other flushes leak/overflow frequently (Update in March 2023 - Had to call Jaguar guys. They came in and fixed this issue free of charge). But I can see water leakages in basement 1 and 2. They are saying the issues are limited to the first cluster buildings only. - Terrible sound pollution. Unless you have a west facing apartment, there is construction going on in 3 sides - a mall, commercial building and phase 2.If you are working from home with frequent calls, you will go nuts. People are still moving in with interior fit out guys drilling and making all kinds of noise. No peace at all. (Update in March 2023 - the tech park construction and mall construction is almost over. So have peace this side of the property. But construction in full swing in phase 3. So phase 2 guys having apartment facing the construction side will have sound and dust pollution issues) - Bathroom doors are of terrible quality. Bathrooms are tiny again even in a 1500 sq ft carpet area apt - Locks for several doors did not work. But got repaired from the fm team. - AC installation is the most difficult part. The water flow pipers are terribly placed. - There are serious mobile signal issues (very surprising). Had to port from Jio to Airtel. Good thing is decent amount of space around the apartment to walk. The community is kept very clean. Maintenance team and helpdesk team is effective. Power back up is good. I also this its a very decent community (now becoming high density) with decent people minding their business. Phase 1 is at least 80-90% occupied. Once the mall is operational it will be nice.
