Simply put, I don’t feel safe as a resident here. I come home most nights around 10pm and the best parking spot I can usually find is in a dark corner of the complex facing Hacienda and near the Walmart back lot. I’ve always felt susceptible to a break-in simply because of the parking and felt it was only a matter of time- it was. I understand crime in the area may be increasing, but I don’t see efforts in keeping up with it. I never see security patrolling and there are no cameras in the streets we park and walk around on. It would just be nice if Zerzura would keep up with the image they put up to validate their prices. I’m not the type to post reviews (don’t get me started on our cricket problem) but I think this is for the best!
To keep it short, being a resident at Zerzura provides zero sense of security and safety. This morning I walk out to my car not only to see my roommates car broken into but many other cars around our building as well. Since moving in, I have NOT ONCE seen security. Additionally, yeah it might be a gated community but more often times than not the gates are broken and left wide open for anyone to enter. You would think that for the outrageous rent price, you would at the bare minimum get round the clock security. Additionally, we get charged a pest control fee every single month as a part of our rent but there are crickets ALL OVER the complex as well as inside our unit. I have also never SEEN pest control so are they charging us and not hiring a pesticidal company??? The complex is beautiful and I love the amenities they have to offer but feeling unsafe in my own place of residency shouldn’t cost me $2k a month.
[WARNING BEFORE MOVING HERE] Upon the first visit to the apartment complex, the management staff seems friendly and attentive, but this is just a facade. Once you become a tenant, they hardly respond to your inquiries. It appears to be a typical situation, where they feel that since you have signed a contract to pay them each month, they will do the bare minimum for you. I have tried to contact them several times, even following up on the same email chain multiple times, but to no avail. Let me list a few things wrong with this place. 1.) You might think that moving into a gated complex will provide you with extra security, but the gates are frequently broken, I'd say 80-90% of the time, so don't rely on them. 2.) Random tow companies may approach you and threaten to tow your vehicle due to expired registrations or lack of parking tags, among other reasons. However, I'm pretty sure this is illegal. I did some research on Nevada laws, but since I'm not a lawyer, I may have misunderstood what I read. 3.) They are more concerned about residents bringing their empty valet trash bin inside every day than they are about dog owners who don't clean up after their pets. The lease agreement specifies a fine of $200-500 for not picking up after pets, but it seems that they don't enforce it. Consequently, there is dog feces scattered everywhere. 4.) They have implemented the Luxer One package system, which sounds great in theory. However, there is a communal locker that is supposed to be used for large packages or "overflow", but it seems that delivery drivers sometimes use it as a shortcut to avoid delivering packages to individual units. Unfortunately, I have had several packages stolen from this locker. When I asked the management about the security camera in the package room, they informed me that nothing is monitored. This means that anyone can steal packages from the locker with zero repercussions. 5.) I used to have packages stolen from my doorstep, but since installing a smart doorbell with motion recording, theft has not occurred again. 6.) Since I moved in, I've noticed an increase in trash around the complex. 7.) Last year, our building was scheduled to be pressure washed on a Tuesday/Wednesday, but it was cancelled due to rain. Although it was rescheduled a few times, it was ultimately never completed. All that said, the maintenance staff are pretty timely with requests when you submit them.
DON'T LIVE HERE Very dirty community, pool is not cleaned, Jacuzzi is not cleaned, garbage everywhere, first they tell you one price for accommodation and then a couple of months later they add some additional fees, in the end you have to pay for the light in the pool in the gym and for the light in the office, for water in the pool, for gas in the barbecue area, First they say the pool is open 24/7, but then they close the pool at 10pm constantly broken gates, and a lot of other things. We’ve lived at Zerzura for a little over a year and a half, and we have never been more concerned for our safety and the safety of our neighbors. Over the last few months, we’ve seen a stark increase in crime on property with barely (if any) communication from management regarding the issues. To provide examples, on Christmas 2023 at approximately 11 PM, someone lit another resident’s car on fire. This caused black smoke to pour throughout our building. Most residents evacuated, and I do not believe there were any injuries but to the property. Still, this was alarming. You’d think, under these circumstances, that management would reach out to check on residents. We heard absolutely nothing - as if the traumatizing event never occurred. There have also been multiple car break-ins - one of which essentially woke me up this morning when I saw police shining their flashlights outside of my building. You may also consider searching the web for a recent incident in which a neighbor belligerently threw his belongings out a second floor unit causing a considerable police response - again, without a peep from management. Lastly, we’ve personally experienced two incidents in which people have actively attempted to enter our apartment. On both occasions, the individual outside has turned the handle and pushed the door inward. Thankfully, we keep our door locked consistently and additionally fortify it internally, so the would-be perpetrator(s) have been unsuccessful. Zerzura’s MO is to sweep these sorts of issues under the rug. When residents complain, they’re (1) denied the opportunity to break their lease without penalty and (2) simply told that they’re doing what they can to make sure our gates work - knowing full well the gates are entirely insufficient to keep its residents safe. Zerzura, and its parent company, have a duty to keep its residents reasonably safe, and they are on notice that their efforts are insufficient. Residents are fearful for their well being and feel completely helpless. Please think twice before moving to this property until they invest in active security AND require members of their management team to live on property and respond actively, assuredly, and thoroughly when these sorts of events occur.
Been living here about 1.5 years, would rate it 8/10 Pros: - Beautiful units. The units are modern and up to date. They look new, appliances are new, they are spacious. When you go for a tour you will see yourself. These are beautiful units. - Good size gym with new equipment. It’s not a commercial gym, but they have lots of great workout equipment. The equipment is new and works. They have 2 full size squat racks. You know how some apartments have a handful of workout machines that are outdated? Not Zerzura, the gym is fantastic. And even though I belong to a regular gym I workout in the apartment gym 70-80% of the time. - I have seen gym equipment stop working for various reasons, and the equipment gets fixed. That is a huge plus! Means they are taking care of their stuff. - Maintenance is amazing. I’ve put in various maintenance requests over the last 18ish months, they either come out that day or the next day. They are punctual, professional, and always fix the issue. - They have a lounge / area to play pool. I never use it but it’s nice and modern. Part of the lounge and the gym is always open 24 hours which is great too. - Price seems very market competitive. Prices are going up, yes, but that is universal. It’s inflation, don’t blame Zerzura blame the Federal Reserve - Quite – at night it’s very very quite. There have been a couple times the neighbor next to me’s dog was barking. I put in a complaint and it only happened one other time (if it happens again I’m sure I can submit another complaint and they will fix it. Zerzura is pretty good about keeping the noise level down for the most part) - Pretty clean! Overall place seems to be kept up to date and stays neat and tidy. Cons: - Car did get broken into. This should not happen at a place like this. Pictures attached. I saw other reviewers talking about this too. This is real and seems it’s happening more and more. I’m not sure why they don’t fix this. - I have seen many times people digging around in the trash cans. It looks like homeless people looking for stuff. It’s the evening time, you walk outside to take out the trash, and there it is, some homeless / weird person digging around in the trash - The gates are always breaking. Just like the other reviewers say. This should be an easy fix. Last girl I dated lived in a place not as nice as this one, and her gates always worked perfectly every time. - Sometimes dogs bark for a long time. I’m thinking people put their dog on their patio and the dog will just bark for hours. This generally is not the case, it’s usually pretty quite, but every now and then this seems to happen (usually during the day time, not night) Overall I am very happy living here. If I had to do it over again I’d move in. It’s my opinion though the owners/manager should focus on the larger issues. Multiple cars getting broken into as you’ve read from the reviews, people digging through the trash ect. Example is we got an email from management recently saying everyone needs to keep their patio looking nice and take down Christmas lights, as it’s past Christmas and they care about keeping the overall look and the feel of the community nice. Let me ask everyone reading this: If you are the owners of this place, what would help keep the overall look and feel of the community nice and clean: fixing the issue of a few people keeping towels and Christmas decorations on their patio, or fixing the issue of residents getting their cars broken into? I’m not the owner of this place, but if I was, especially with all the recent reviews all talking about cars getting broken into, why not hire a security person to drive around the complex at night? This will stop the cars getting broken into and homeless people digging through trash. I would easily pay $20 a month more on rent to help cover this (I’m not saying all residents feel this way, I’m just saying I rather pay a bit more to hire a security person then not have one). This is fast and easy to do to. Do that, fix the gate issue and you fix the main issues everyone has.

This complex used to be great! Recently I’ve noticed it’s falling apart. Not sure if it’s due to new management but I’ve noticed that people are leaving this community so fast. Someone in building next to me recently get broken Into from sliding door during broad daylight and the glass sliding door is still not fixed. They will charge you so many unnecessary fees. The biggest fee is the “$140 required” cox package this is automatically added onto your rent. They recently started to charge more for the valet trash living but my trash has gone over 4 days without being picked up. I’d rather just not pay for that service and take the trash out myself! Why offer a service and charge extra and yet you can’t even keep up with it. Floors to most of the entrances of the units are disgusting with dark stains on staircases and floors. charge for so many amenities but can’t use any. Main entrance gates always broken and go weeks without being fixed. There is no security here what so ever! All that money this complex makes and they have No security, makes no sense. I’ve witnessed homeless people roaming the units and one time they tried to enter into my friends unit. Im so glad I did not renew my lease and will be moved out soon. They will raise your rent and add on more fees but make little to no improvements to the property. The declining state of this complex is concerning. I hope they can figure it out ASAP and find someone to take over and make the appropriate changes. Trash, and god poop everywhere, it’s disgusting honestly. Tried emailing: Corporate Manager and the email Comes back as a blocked email was told this person no longer works for the company, not sure how they keep responding to reviews.
