Villa Angelina Apartments - Apartment complex in Placentia - 201 E Chapman Ave, USA

Do not move in except you want lost your deposit! We were living in Villa Angelina (201 E.Chapman Ave #72H Placentia, CA 92870) for two years and moved out on July 2nd 2024. This property is managed by Essex. When we move out, we clean the room. We rent a carpet wash machine and wash the carpet, and there is no nail hole or scratch in the wall. But they still charge a cleaning fee ($150), Paint fee ($130), resurfacing fee ($100), and carpet replacement fee ($500), total $880. That totally does not make sense. We tried to reach them, but they did not respond.

Before you move in, check the review at Better Business Bureau, it is a D- company , over all 1.02/5 review, and following the reply from BBB when I complain.They will not return your secure deposit, and you will own them a lot of money when you move out. Management is off-site so it can be tricky to get help with things if you need anything requiring immediate attention, but they are still receptive of any issues you may have as long as you contact them via phone or email. Their support staff is really helpful and friendly. Maintenance is A+, always quick to take care of any issues and are very friendly. Lived here for about 3 years now and enjoying it so far.

Rudy has been super helpful. All my work orders have been taken care of. I took a star down because I had a few issues figuring out where things were because the office is 100% virtual. I had a lot to figure out on my own & getting my lease wasn’t as smooth as it could be. I had to call the office 10x to get things sent to me because their online leasing process made it difficult just to get the keys. Once I got it, I didn’t get a map of where things are, so I wouldn’t have known where storage is if Rudy hadn’t shown me. If you have time to move in and get settled, then it shouldn’t be an issue. I had to rush in to move and it was really difficult getting things done. Outside of that, I’d say parking by where I am is an issue since it’s double gated. Hopefully they make an easier path soon.

Absolutely beautiful villa with a gorgeous surrounding area. Pretty removed from nearby Sorrento or Massa Lubrense - close in terms of distance, but you absolutely need a car if you're staying here. The staff were friendly, but I particularly want to call out Claudio. We stayed for a full week because we had my wedding here and he was courteous, helpful, and very effective throughout. Our stay was made better at various points because of his help and during an already busy stay he helped us greatly.

The place is not safe. No staff in office. No one answers the phones. Keep out. Essex trying to save on salaries and squeeze tenants. If you live here just stop paying rent. They don’t have lawyers and will offer you cash for keys.

This community used to be very nice and peaceful. There are a few flaws in the apartments such as the outlets being flimsy which can cause a fire.. they also paint over everything to make everything look new. The good thing is they are adequate with responding to maintenance requests. I wouldn't recommend moving to Building 1.. the neighbors below at the corner with a family of 5 and a dog are very noisy. The children bounce their soccer ball against the walls and the stairs causing the building inside to rumble. Their dog barks hours on end when someone walks by. They have a trampoline in the patio and that's where the large dog jumps on and barks at people. It's very concerning because it can someday jump out and attack a resident or child. Next, they raise the rent over $100 every year... no parking for anyone literally. It's just a mess. Very sad to see the quality of this community go down. No one answers the phone when mostly needed. Don't move here, you'll regret it.

I lived here for over 2 years, and as far as I'm concerned, it was a great experience. They did a wonderful job of tending to all my maintenance requests in a timely manner. They were always prompt about communicating any matters in the community. There are some things about this place that I did not particularly like, but that wasn't Villa Angelina's fault. 1) Our apartment faced Chapman Ave., which is a busy street. The noise never really stopped from loud cars that love to speed to constant sirens. 2) My car was broken into once even though the parking is gated. I also didn't feel entirely safe walking around the neighborhood at night. There are definitely some strange people around. 3) The apartment seemed to get unusually warm, and without Central A/C, it got difficult to sleep some nights because the wall unit A/C was in the living room and didn't reach the bedroom. Overall, a pleasant experience. The value for the rent you pay here is close to unmatched from nearby communities. Thank you to the staff and Essex for a great time!
