In general the hotel is ok. The look of the hotel from the outside is nice and the location is close to downtown and to UCD. The rooms are fairly clean and usable. The staff was very nice and helpful. Would be nice if the removed the carpet and just added hard flooring and it would help make me think that the room was cleaner. Everything smelled clean and there were only a couple of things that we thought needed a good scrub. With just a few changes this hotel could really be a solid 4.

My wife and I went there for an annual music festival at the university campus and stayed here for the first time and enjoyed our stay and will be happy to stay here again in future.||Pros:|Front desk was professional, courteous and friendly. Lobby had a nice set of coffee tables, chairs sofas and also hot water, coffee and a selection of tea bags.||Our room was a suite with a front room that included a work desk and chair, fold out sofa and mini fridge, microwave and Keurig and a small sink. There was actually enough space in it for two full sized bicycles without difficulty. There was a closable door into a master bedroom with queen sized bed which was comfortable, closet (included an iron and ironing board) and chest of drawers. It also had a back door that opened onto a paved walkway with no furniture. There was also a large, clean full bathroom with a full sized tub and hair dryer. This was also clean and spacious. The mirror and sick were across the entry way from the bathroom itself which was convenient.||I placed a couple of hats on top of the master bedroom dresser and was pleased to note that the top was in good repair and completely free of dust.||The pool was gated and had a step in entry to an area of 2 foot depth with a marked ramp to 3-4 foot depth and a deep end without a diving board of 9 foot depth. The water and pool were clean and well cared for. There were also tables, chairs and a grassy furnished lounge area.||Cons:|Very few bike racks, which is surprising for Davis. They're there, but you have to look for them.||The trains are close enough to be heard, though not felt. I didn't mind at all, but it's something to know about.||It's on the other side of the underpass from downtown Davis. We didn't mind this since we brought bicycles and rode through the tube for bikes and pedestrians and it's only about two blocks and then you come out in the cluster of restaurants at !st and Richards which includes Mikuni's and Shabu Shack. This is right in the downtown grid.||If you are driving to downtown, then you have to turn right and go a couple of lights further until you can make a legal U-Turn to come back to drive under the underpass to get to town. It's not far, but worth knowing about.||No on-site meal offerings, but the pool is totally worth it. FWIW, there is a Dutch Brothers coffee next door, and a Shell station and an In-And-Out Burger across the street.||Would I go there again?: Absolutely||Would I recommend it to a friend?: Absolutely

Positive: Great location in walking distance to downtown Davis and UC campus and right off of I-80 for a 20 minute trip into Sacramento. The staff was very friendly. I didn't use the pool, but it seemed nice. Negative: Train horn at night, exterior corridors, minimal parking, low water pressure in the shower, dated building. On top of this, the lobby inexplicably is locked un-staffed after 7pm. There is a number you can call and someone will show up, but this is absurd.

This is my second and most certainly my last stay...The owner/manager is quite possibly the rudest,most offensive hotel worker I have came across...I will start by saying, this is my first negative review, I have ever left a hotel..Im the kind of person, that believes if you have nothing good to say, dont say it..This time, I just could not refrain. As, this is the second time this has happened...I travel 160-180 days a year for work, so I know hotels!! They need to realize the root word of hospitality is Hospitable...They refuse late checkouts Even though I had a zoom call...I have been treated better at a motel six...I think she worked at 7-11 before, she had that type of pushy attitude..

Nice and quiet with a beautiful garden setting. The staff was pleasant and very helpful. The room was neat, clean. |The bed was very comfortable and the room was arranged conveniently. Close to the freeway, but quiet. Dog friendly, nice areas to walk the dog, close to the trail around the campus, dog fee was high.

Having enjoyed an eight week stay at University Park Inn and Suites, while house hunting three years ago, I confidently booked friends here for a couple of nights. At the time of the booking I informed the desk clerk that my friends would be traveling with two small dogs. As the hotel clearly states dogs are welcome, imagine our surprise when, upon arriving, we were told there would be a charge of $50 per dog, per night. A $200 surcharge for a two night visit. When we asked to speak with the manager, ‘Maria’, we were told she was not there. Later, I was given ‘Maria’s' number, called and left a couple of messages which were never returned. Meanwhile, my friends were given the smallest room, past the pool, facing a parking lot, next to the freeway (Room 127) Their neighbours (all men) appeared to be workers at the hotel. I stopped by the office a couple of times during my friends stay and it was always the same story. A polite, young person sitting at the front desk would say Maria, the so-called manager, was not there, nor was any other person of authority there. While I gave the hotel ample time to discuss this situation with me, they chose not to do so. There are much nicer hotels, better located, with responsible management, and transparent pet policies in Davis. I will be choosing one of those hotels for future guests.
