Really enjoyed staying here. Great options for a solo traveler or couple. The property has a lovely garden with views of the park- great place to unwind and watch the sunset after a long day of hiking. The garden has ample seating, a water fountain, beautifully maintained plants, and even a grill! Breakfast at Oscar's is steps away from your room- food was delicious!!!! Property is steps away from the shuttle line. Would definitely stay here again.
My sister-in-law and I were traveling to Zion to go hiking Under the Eaves which was a recommendation for us in Springdale, Utah. The location was excellent to get onto the shuttles and go to any of the hikes in Zion on the scenic route. The grocery store was very convenient and had a hot & cold food/salad bar. |Mark & Joe were very accommodating to us in our stay. They were both present and very friendly and helpful with suggestions on what to do, etc…|We stayed in Suite 8 which was the big house, sleeps 3 for sure, but could bring a blowup mattress for extra. There was a full kitchen, dining room and living room, two bed rooms, one bathroom and another sitting room in the basement. Second part of our stay we moved to Suite 7 located on the back part of the common garden area where we had a king bed and full bathroom. Loved watching the birds in the extra large bird bath. In addition to suite 7 we had access to the hiking room where there was a community full refrigerator for us to store food, drinks, etc. plus microwave. |Let’s not forget breakfast which we paid only $5 voucher per person to head over to Oscar’s Cafe and order any breakfast entree and a choice of drink. For 2 of us to eat breakfast each morning the total cost was around $35 and we only had to pay the tip. The portion sizes were amazing and so yummy!
Under the Eaves is perfect for so many reasons: charm (lots of charm!), clean/cozy, location, price, the breakfast voucher. We (2 people) stayed in room #1. First off, if you're a fan of old houses, this place is awesome! They provided a summary of the home's history in the info booklet. For being almost 100 years old, the home is in excellent condition and very well loved and cared for. Yes, the hardwood floors creak, but that's part of the experience! The decor is cute as well. Love the Grand Canyon poster in the room! Secondly, as far as location goes, it's excellent. It's directly next to a Zion shuttle stop, lots of food and drink places, and is right down the road from Zion if you're driving your own car into the park. Keep in mind that, being a bed and breakfast, room 1 is pretty small (I'd say 2 people max), there is no thermostat per room (there is a ceiling fan), and there is no TV. I do wish there was a vent in the bathroom for showering. Thirdly, the breakfast voucher for Oscar's is an EXCELLENT deal. The food is great and for the price of the breakfast add on, it's unbeatable. Finally, backyard area is awesome as well, with seating areas, a swinging bench, a bird bath and lots of plants. We wish we could have spent more time out there! The owners are very pleasant to talk to and accommodated our late arrival kindly. Overall, if you're a solo or couple looking for somewhere to stay for a trip to Zion, this is the place. We'll be coming back! Also, to the owners: we love the custom soap and coffee mugs :) Keep it up, this place is a gem.
Loved this place. The rooms are small for 2 people. My room was absolutely lovely. Great location! The inn is across the street a supermarket and about 30 min walk to the entrance of Zion. Shuttle stops in front of the place which is helpful. Another great benefit was a discount for brunch at Oscars, the best breakfast restaurant in town. Loads of restaurants within 10 mins walking distance. HIGHLY recommended
This is the best historic home in Springdale. We stayed in the Sandstone Suite, the largest of the property, two floors and a normal-size kitchen, full dining room, two sitting rooms. It is a spacious amount of room for two. We happen to love these older homes to stay in and Joe and Mark do a fantastic job of covering details. Loved the bells collection displayed in the living room. We spent days in Zion (catching the efficient shuttle from town, and even rented e-bikes). The house was lovely to return to each afternoon. We had the front porch to relax on, and enjoyed the lovely gardens and gigantic birdbath/fountain. Very safe, very quiet, all logistics were clear and simple. We were lucky to spend three nights here!
We had a brilliant stay here. The location is amazing - in the shadow of the beautiful rock formations of Zion. You can walk to the park entrance in around 20 minutes, but the free shuttle to take you there also stops just across the street. The people who run it were super friendly. Would definitely stay here again if I come back. The breakfast deal they have with Oscar's is a steal! The room was tiny, so if that will bother you then just go somewhere else.
Loved staying at Under the Eaves Inn! The location is perfect, stop #5 on the shuttle to Zion. Shops and places to eat are within walking distance. We stayed in the #4 Garden Cottage Room and did the breakfast package which came with two breakfast vouchers for each morning we stayed, for breakfast at Oscar's Cafe (great food and service at Oscar's Cafe <3). This was exactly what we were looking for in a place to stay near Zion, highly recommend!
We stayed for three nights in April 2024. Great location in the centre of Springdale. Only 25 minute walk to the NP Entrance. Room was very clean and the Inn was well equipped. We stayed in room 1. The down sides for us were that the room was very small which made things difficult. The bed was very soft and bouncy which meant every time one of us moved in bed, it woke up the other one. There was a lot of noise from the other rooms and the flooring in our room was very squeaky too which meant we probably made annoying noises too. The heating also had a mind of its own and we couldn’t change it. Vents pumping out very hot air randomly making it quite unbearable in the room at times. Breakfast from Oscars Cafe was very nice and good value.

Staying here was great. We went to Zion for a wedding and the location close to the park was nice to escape in between the wedding activities. Sharon received us with great information and costumed recommendations on how to best take advantage of our
We loved this small, unique place. The host was super friendly and informative. The host made us feel at home and even carried our bags upto our rooms. There is a small garden outside and the place also has parking available. There are plenty of rest
The drive is amazing. We drove through the tunnel (got answered why we saw a secret hole from afar). Visiting in the winter is much easier without the crowd. There are a few scenic stops for great photos! Must be a stop on the way to Bryce.
Spacious hotel rooms with a separate bedroom and full kitchen. Comfortable beds and sitting area. Kitchen was helpful for making meals so we didn't have to eat out every night. We had a small issue with our room that management addressed appropriatel
