This is my third year here, and the only reason I may not renew is because I want my own place here soon. Renewing with the Villas is still an option, but I’m not 100% yet. I am in a 3 bed 3.5 bath, and I’ve had minimal maintenance issues. If it was an urgent issue, they got to the issue next morning if not sooner! We changed management over the summer, and it started off kind of slow with some lack of communication. Management has, however, drastically improved, and they’ve been very understanding of recent situation I’ve been in not regarding the complex. Things have been needed from the office, but I wouldn’t be there until after close given my work hours. They went above and beyond to make sure I was still able to get what I needed after office hours!

I've been living at the Villas for almost 2 years and overall im pretty satisfied with the experience. It's pretty quiet and calm but still close to campus and the units are nice. My only complaint is our AC would repeatedly break in the summer, but maintenance was cool, and it got fixed eventually.

This place is not a safe space for queer people. They advocate it with a little sticker on the window, but this place is far from accepting. The team is far from professional. The only good thing about this place is that the units are spacious. Everything breaks, maintenance does awful job “fixing” things. The team is dedicated to making your lease here as difficult as possible if you are trans do not live here if you care about your sanity. The only perks are the hot tub and the pool. To which the showers by the pool remain broken forever, the hot tub only gets so hot, the way they hold our packages and don’t deliver them to the front door is disgusting. I have to go through annoying snippy grouchy people everytime I go to the club house. Before the remodel it was halfway ok however I was still planning on moving out due to people just barging in my unit without forewarning but couldnt break my lease I will be moving an hour away before my lease is up because this place has ruined the city for me. (Since the same group that owns this place owns almost all the student housing in batonrouge). Just like the rest it’s almost as if the people working there don’t care about their jobs, and will go out of their way to make you uncomfortable.

Ever since changing ownership things have gone smoothly at the villas. Doesn’t feel any different from living here with the previous owners. The manager Brandon is super helpful and is always there to assist residents with any issues they may have.

Brandon the leasing manager is so nice and helped me with all my questions. I can’t wait to live there next year. Reiyana was very helpful and very welcoming when giving us a tour around the apartment.

Réyana and Brandon helped us out. They were absolutely amazing. Réyana is a resident herself, and she told us how much she loves living here. She gave us snacks during our tour. She was a delight. Brandon is the leasing manager and he helped us through the whole process. He answered all questions we had and was so sweet. Great experience overall

It wasn’t completely awful, but I would still recommend staying away. Not worth the price tag of $800/month. If it was $600/month, I probably would have rated it 2/5, but I digress. I found a roach like every week and there was a flea problem for a bit. But my main problem was the move out charges. I was charged $114 for “common area carpet replacement” for damage that was mere inches outside another resident’s (resident D) bedroom of which I had no involvement. it’s very upsetting that they would charge residents A, B, and myself for something that was clearly due to resident D. Wouldn’t live here again. Edit: My issue is not in paying common area damage. My issue is that the damage was ruled as “common area” despite being clearly connected to the carpet damage done inside the room of resident D.

the apartment was nice...but the new management that took over is beyond rude and disrespectful. if you are someone looking to lease here PLEASE RECONSIDER ALACIA BROOKS IS A CON ARTIST AND IS BEYOND DISRESPECTFUL and she does not give a damn about the people who lease at this property they also just randomly drop into your apartment whether you are there or not which is a very uncomfortable feeling that nobody should have to go through there are other apartment communities with better management and apartments such as The Legacy,Wildwood,777 Lodges and etc but whatever you do go the other way with Villas the apartment complex along with Alacia Brooks is very money hungry they also tried to charge me for a room that i wasnt even assigned to that had a bed messing along with other things that was left by previous tenants they didnt ask me or investigate what happen they just added the fees to my account which i will not be paying for i will make sure the word gets out about Alacia and how she likes to run her community i even sent an email to her trying to resolve everything never got a response she is a very disgusting individual who does not need the job she has as long as she is running things that apartment community will not be ran professionally or correctly
