Came for an appointment to tour the property. I have to say I haven’t had such easy and pleasurable site tour of an apartment complex like with Nicole. And I have visited and toured a lot of properties. Nicole was easy going, took her time to show me the property and had a lot of patience. The property is amazing. I am just not sure yet if I rent due to my finances, but I wanted to point out the great experience I had on my side tour.
Friendly, courteous, respectful and super nice staff. I love the neighborhood, quiet and respectful residents, and clean environment. I love it so far and highly recommend it. I love the mini garden, feel of safety I get walking around, and the staff is exceptional. From the leasing agents to the maintenance guys to the property managers, the staff is very kind and welcoming. I give them a 5 star rating. ⭐️⭐️⭐️⭐️⭐️
When I was recruited to Charlotte I needed a place quickly. The team at Providence farm found me the perfect t apartment. Originally my plan was to only live here for 6 months, and that was over a year ago now. Simply amazing amenities and the best staff! If you are looking for an apartment this place ticks all the must haves and so much more.

Just moved in and so far my experience has been excellent! The staff is so attentive and helpful! The maintenance team does a great job keeping up the property my which is important to me! I pray it continues throughout my duration as a resident here! Also the events are spectacular!
Renters Beware-
I’ve been a resident of Greystar’s community, The Sawyer @ Providence Farms for 18 months and feel compelled to share an ongoing issue that I’m experiencing with property management involving valet trash.
Valet trash is a mandatory “amenity” in which tenants are required to pay a flat monthly fee of $35 for trash pick-up. All renters pay the same monthly fee regardless of the number of tenants or bedrooms. As an individual tenant in a 1 bedroom apartment, if I put one bag of trash out per week, it costs $7 per bag. I’ve asked multiple times to opt-out and Greystar has repeatedly declined this request.
Additionally, property management is ineffective in managing the program. I have reported multiple times that other tenants leave their trash and trash cans in hallways. Tenants will put trash in the hallway at the start of the weekend and it smells disgusting by Sunday evening. This is supposed to be a premium community, yet I’m embarrassed to have guests because of the sights and smells.
The intent of this review is for prospective renters to be aware of the fact that Greystar property management is either unwilling or incapable of addressing what should be a seemingly minor issue. If they cannot resolve this problem for me, I would question whether they will competently address any concerns that you might experience.

The previous review reflects the prior experience I had at Sawyer while the facility was managed by another individual. Under Mallie's management this complex has thrived. As soon as she was made aware of my situation, Mallie clearly and consistently maintained communication about the efforts that were being made to fix the tapping noise. I really appreciate all of the assistance that she has provided me with and can say that I thoroughly enjoy being a part of this community. I can also attest that the response to any and all maintenance requests has vastly improved as well.

To say my experience at Sawyer has been disappointing would be a gross understatement. From the day I moved here, there has always been something that has not worked.
During the first week, I discovered that I was given a faulty key fob, a dishwasher that did not run, and the lock on my front door was loose and crooked (talk about a security risk). I won't dare talk about the power outage and frequent gas leaks that I've encounter in all of my 2 months as a resident here. Despite all of these issues, the one that has taken the cake has been a constant loud tapping noise that occurs during days when it rains (as well as the days following).
Lucky for me, my bedroom is right on the corner of the building, giving me a front row seat to the constant noise. After making countless service requests, phone calls, and visits to the leasing office, I am fed up.
This is not at all a unique problem, as the office has informed me. Due to the poor design of the gutters, foam has had to be placed in the gutters of numerous buildings in order to muffle the constant tapping noise of water hitting the side of the building. I can only assume that these modifications have been made at the insistence of other sleep deprived residents, as this community never shows signs of preventing problems, only reaction (when you're lucky). However, seeing as I am a resident on one of the higher floors, it appears to be too much of an inconvenience to attempt to fix the issue, and that is unacceptable! When it suits them, the leasing office is responsive. However, most times you will have to fight tooth and nail just to get a response from them; just a response. Not a solution.
As someone who works from home, I would heavily reconsider moving to this community. My quality of life has definitely declined. Yes, the neighborhood is manicured, but all that glitters ain't gold. I am in the process of reaching out to the Greystar Property Management company directly because the leasing office has failed to solve this longstanding issue, and that is beyond unacceptable. If you are a resident of this community that also is facing similar problems, I urge you to do the same.

Hi There! I am a native to Charlotte, and I have lived in quite a few places in the Charlotte area, but none quite like The Sawyer, the staff are accommodating and kind, my neighbors are so sweet and enjoyable. The ability to walk around to get groceries, food, and entertainment is a gift. I truly love living here.
