The Ann Stevens House 1895 Historic Bed & Breakfast - Bed & breakfast in Lake Helen - 201 E Kicklighter Rd, USA

The place is not like the picture. Exterior needs a total overhaul, paint, porches etc. The interior first floor is totally restored with antique furniture. Our host, Emily, gave us an historical summary of the property and they had purchased it after it was vacant for years and looted. They did a lot of work and have a modern kitchen, but no breakfast due to covid. LOL Obvious a labor/cost saving move. We did not stay in the main building but inn the carriage house in the back. It was clean and lovely but the huge staircase in then main building was just not what we wanted to climb. We were satisfied but disappointed that there was no guest mingling at a nice breakfast. There was a screened porch off our room so we decided to have a relaxing glass of wine and enjoy the quiet of the nature preserve....until the landscapers came through with the mowers, edgers, and leaf blowers for the next two hours. These grounds are not well groomed and the ruts from the road through the driveway caused the car, and SUV, to bottom out and drag. There's a difference between rustic and unsatisfactory. Its 6-10 miles to food or any shopping. Pass this one up.

This is a rurally situated bed. I call it a “bed”because it’s not a bed and breakfast. They are no longer serving breakfast, which was a disappointment. Having said that, the location is beautiful. My room had a screened in porch with rocking chairs, facing the preserve. Emily was nothing but welcoming and hospitable.

What a wonderful experience my lady and I had . From the moment we met Emily we felt like family and she is so knowledgeable about the history of house and the town. Totally relaxing experience, can't wait to go back.

We booked this place last minute. For readers who are looking for luxury, this is not the place for you. The place has character and a lot of history. The host, Emily, was very attentive, and the rooms were very clean. The rooms come equipped with towels, a hairdryer, soap, and hair products. Additionally, they have a mini-refrigerator and coffee. The bed mattress is a bit firm but still comfortable. Unfortunately, they do not offer breakfast. To our pleasant surprise, we enjoyed our stay.

If you are visiting Cassadaga or in the area and are looking for an affordable and unique place to stay it is a very cool place to check out. Staff is very friendly and accommodating and the rooms are both clean and comfortable.

Great little bed and breakfast, very nice owner. The room we stayed in was very nice. The only issue we had was that we couldn't control the AC for the room and my wife has hot flashes, so it was not a very good night's sleep for us.

Excellent, spacious rooms; beautiful interior common areas. The entire place was very clean and clearly well cared for. The owners were very nice, friendly and easy going. We were delighted with the accommodations and atmosphere and definitely intend to stay here again.

I LOVED everything...Emily was just superb...it was the first time that my husband and I stayed in a bed and breakfast, so we were really nervous... After some research, we decided to give it a shot... best decision EVER... I did a little surprise for my husband's birthday and we went to the Blue Spring Park, after the park we went to The Ann Stevens House. Even arriving before 3pm Emily was able to accommodate us. She was an angel showing all the areas in the house, she took the time to walk us through everything in the room and also she gave tons of tips about thing to do and eat in the area. The room was super clean, the view was amazing, and the staff was so polite and helpful. I will definitely recommend, and will definitely stay here at another opportunity.
