Tailor O4W - Apartment complex in Atlanta - 525 North Avenue NE, USA

Tailor O4W is a very beautiful community! The people are very friendly. Very secure place. The staff is awesome shout out to Skye ! She was very helpful. In general it is a great area and conveniently location.

We lived at TailorO4W for 3 years and recently left. When we first moved in the manager was Brad and he was AWESOME. Shortly after they switched management companies and Brad left and they brought in Taye as the head manager. Taye O' Carlton is not very good at his job and needs a reality check. We have felt this since he first became the manager a couple of years ago and our other neighbors have the same opinion of him. He is a very young guy that clearly has an authority complex with the whole community. There are times that he has temporarily taken away community perks and benefits to (quote) "teach the residents a lesson". I understand misuse of a benefit or amenity isn't good, but the way he tries to punish the entire community is extremely dramatic. Overall, he is very immature, petty, and controlling. He is terrible at responding to emails and correspondence to the point where there have been several occasions where I have emailed him 3 times and he doesn't respond at all, or he will finally respond after a week of trying and then say that he'll "get back to you" and THEN won't respond again. It's actually comical. He acts as if he's giving everyone a generous gift by allowing us to live there (as if we don't pay rent for it), but has such little self awareness that he doesn't realize how he's perceived. The office staff actually has a high turnover rate because even they get fed up with Taye. His management style is very dramatic and controlling but we don't need a parent, we're adults. He will put on a fake show whenever his regional bosses come by, and it's clear that he cares most about the boujee aesthetics of the community, not the residents. He is the ultimate power-trip. (Also the property used to be called Novel O4W but they rebranded for "unknown reasons" that we suspect is because they got so many bad reviews and wanted to start fresh). You should also be aware, the amenities are not as great as they seem. They seem great at first, until you realize the rules are VERY strict about when you can use these (security will literally kick you out past 10pm) again, we're adults and even if youre quietly working or minding your business past 10pm they kick you out as if you're kids with a curfew. BTW the elevators go out of service a LOT so get used to taking the stairs. At least every other month, your rent bill will "accidentally" be doubled because of a system error and they have to re adjust it. Parking is rough for 2 reasons, 1.) They dont have enough spaces for the number of residents there so its just a first come first serve unless you want to purchase a spot for a monthly fee. They enforced this ParkEAZ registration system that is overly complicated and only allows you 2 guests at a time, so if you want to have a group of friends over, good luck. Valet trash service comes at random times and sometimes not at all. The wine-machine almost never actually has wine in it because they don't refill it. The pool will randomly close down for a whole week for maintenance they shouldve done in the off season (they actually closed it down during the peak of summer this past year). The "Fetch" package system is also overly complicated and an unnecessary middle-man (you have things shipped to a warehouse and then the warehouse brings it to the complex). Overall it's a great location and aesthetic but the management brings this place way down. They should bring back Brad or Quin into management because they were great.

I had a great experience touring Tailor O4W with Justin! He is a stand-out leasing agent who is incredibly genuine and willing to help in whatever way possible. It is a beautiful property with excellent floor plans, great amenities, and a convenient location near Ponce City Market and the Beltline. I highly recommend that anyone looking for apartments in the area check it out!

This is a beautiful, well maintained property in an amazing, historical neighborhood. The staff is efficient, courteous and responsive to the residents needs. Special thanks to Skye W. for her professionalism and expertise in making everything go smoothly and for being so patient, helpful and kind throughout the entire process! I recommend this property to anyone hoping to elevate to the “next level” and live their Best life in an exciting, innovative area!! ❤️

Novel O4W has been a dream to work with from the beginning! We started touring apartments in Atlanta in May once places begin to open back up for tours, even though we weren't moving until October 1st. Quin was warm, inviting, super informative, and a large part of why we chose to rent with Novel. On our first tour, I absolutely fell in love with the community - from the amenities to the location, from the floor plan options to the overall look and vibe of the place, I knew this was where I wanted to live. We submitted our application, and started the countdown to move-in. Along the way, Quin moved to another Novel property, but Jasmine and Brad have kept up the outstanding service experience! Our move-in day was easy, everyone we've met here that's a part of the staff has been super friendly, and we've loved getting to know our new home. I cannot recommend Novel O4W enough!

Have lived here for 3 years and would recommend it to anyone. Fantastic building, location, and friendly staff (especially Taye). Have lived in Atlanta for over 6 years and have seen a lot of apartment buildings in old fourth ward, this is at the top of my list.

I have absolutely loved my experience at Tailor so far. Aderia and Skye answered all my questions and more about what a lease looks like and the tremendous amenities the complex has to offer. Aderia called me to confirm my initial tour the day before it was scheduled. No one at any other apartment has done that for me before! I'm so excited to be here.

Tailor O4W is has been great! The location is fantastic, no issues so far. The staff has been very accommodating with all requests and special shoutout to Aderia for handling our application process and checking in on us a few weeks after move-in!
