Seaside at Laguna Heights Apartments - Apartment complex in Laguna Niguel - 31 Seaport, USA

Honestly, there are too many things about the seaside apartment that I don't know where to begin. We've been living there for around one year and a half. The Seaside apt is a nightmare literally! You'll see dog poops almost everywhere outside or inside the community. The gates are broken most of the time and they're just something to show you that you'd live in a safe place and it's a lie. I saw people who jumped on the wall during the night or day to get to the community. There are two community pools, one of them was broken forever and they never fixed it. The other one was just full of people who were swimming in their clothes and not even wearing bathing suits! Sometimes, they showered inside the jacuzzi as it was full of bubble baths! You won't feel safe at the gym, as you'll see teenage boys come there and drink alcohol and smoke weed at the front of the gym! Yes, they'd tell you that you'll live in a smoke-free community and that's a total lie. You cannot keep your window open because of the weed's smell. Our mailbox was broken for a while and we lost a lot of our mail. Some of our mail was stolen and the management didn’t give a damn about it. There are gang members and drug dealers who are living there and as the seaside likes to rob people and just make money, they'll accept anyone in their community as a resident. There were dumpster divers at night and during the day. There are lots of broken cars and homeless people in their RVs outside of the community and you cannot feel safe about it as they can come inside the community easily to steal your package or take a shower at the pool. Since we moved there, I have seen many tenants who left Seaside within a year. Don't get fooled by seeing photos online and for a better understanding of how dangerous and unsafe could be living inside the community, you should go and check everything at night or different hours during the day. Especially, if you have kids don't ever think about living at Seaside. We decided to renew our lease to see if everything gets better hopefully in the future, but, that was a big mistake we made in our entire life and a lesson learned! Because of all the reasons I mentioned and our safety, we've had to break our lease and we paid $5100 for that! The management team lies about everything from the beginning to the end. Before doing the lease break, we asked them about what's gonna be the next steps for breaking the lease, Maritza and Hannah gave us two options either pay the breaking lease fee ($5100) or do the rent responsibility. But, the story did not end there! After one month, they sent us a final statement, and on top of the $5100, they also charged us for an extra $1500 + stealing our deposit. They don't make enough money and this company would try everything they can to rob you. In the end, we paid a big price and learned a good lesson by living in the junkiest community and ridiculous management like Seaside.

Thank you for promptly addressing the maintenance needs in my apartment, especially fixing the door. Your team's quick response highlighted your commitment to residents' comfort and safety. The replacement of all the glass windows with newer ones has also greatly improved the warmth indoors and aligns with energy-saving measures, which I truly value. This place is absolutely stunning. Everything is new and updated. The staff is so great, especially Chris! Chris gave us our tour around the complex and made it a fun and light experience. He knew all the residence that were walking around by name and they seemed very fond of him. Great community with a very welcoming feel. He was very interested in what we wanted and definitely delivered. Thank you Chris and the staff at Seaside.

Chris was amazing! He helped me and my girlfriend get an amazing deal on our new place. He was extremely accommodating and helpful during the whole process. He’s a straight up guy who doesn’t pull the car salesman tactics out on you. 10/10 would recommend!

Moved in a little over a month ago and so far everything has been great......quiet apartment complex in a very central part of Laguna Niguel. The staff has been great, especially Maritza. I moved from the east coast and she answered all my questions and addressed all my concerns and really made me feel comfortable choosing this place. The rest of her team (Brett, Amber, McKenna,) and everyone else I've talked to have been great! The amenities for the residents are well maintained and clean and the overnight security comes in and shuts things down to make sure there this place has a sense of comfort. Some minor things could be addressed......some of the pedestrian gates are not locked and anyone can/could walk in, but I am hoping the leasing team has been made aware and can address that. The maintenance staff is quick and fixes all issues no questions asked which is awesome. The other residents are friendly and overall I feel this is a comfortable setting. Beautiful renovated apartments and they occasionally have food trucks for the residents! Very happy with Seaside!

Chris was extremely attentive to my girlfriend and I when looking for the right space for us. He made the process super easy to understand as this is our first apartment, and helped every time we were confused about something. He was very transparent about costs and answered all of our many questions. Thank you Chris- we can't wait to move in!

Great experience so far! I have been a resident for about three months and I am so impressed with the management and property. Everyone in the leasing office is very friendly and professional. There was constant, good communication from the very beginning, and signing our lease was seamless. Maintenance issues are addressed immediately, someone is always in contact with us to follow up, and the property is kept up very well. There have already been upgraded features like porch lighting and gate entry. There are frequent emails about food truck nights, holiday contests, cookie decorating, and ice cream at the front office. It’s really in the details. My recent experience with Adriel has been very impressive. We are looking to upgrade to a larger unit, and he has been extremely helpful in our search. Overall I would rate this community a 10/10 compared to our previous apartment community. We feel really taken care of as residence and I can tell the team takes a lot of pride in making sure residents are happy.

BE AWARE!!! This place is a scam and unsafe to live in. This company trained their employees to steal people’s money. We lived there for a year and half and we ended up to break the lease. They charged us $5k for that. On top of everything they won’t refund your deposit and plus they charged us almost $1500 for ridiculous paint job, carpet cleaning, etc. Very dirty place with a lot of dog poops all over the complex. The whole community smells weed all the time. Some people working out at the gym naked. The upstairs pool was broken and they never fixed it. The gate was broken most of them time. There are 10-15 people living in just one bedroom apartments and the management doesn’t care about anything at all! All they know is just steal your hard working money. Do not trust none of the employees in the leasing office. They lie about everything. Don’t get fool by seeing photos online. I saw many residents who’ve left this place. This place is just good for drug dealers and gang members, nothing else! Just save your money and stay away from this community!
