Royal Sea Cliff Kona by Outrigger - Resort hotel in Kailua-Kona - 75-6040 Ali‘i Dr, USA

Very nice resort, we experienced a quiet stay. Location to town is great, however a rental car is suggested. The staff were all fantastic. The pools are right by the shoreline so to sit and listen to the waves crashing is very relaxing. The only thing that would make it much better would be if a restaurant was on site for the days you don’t feel like cooking or going into town to eat.

We spent a week here with another couple in different suites. We wanted something on the ocean with a full kitchen and Royal Sea Cliff did not disappoint.||First off, location is great. Easy to find, right on the ocean and a short 15 - 20 minute to all the shops and restaurants in Kona. There is also a small grocery - liquor store a 5 minute walk down the road. As others have mentioned, there is no sandy beach on the property but seeing the waves break off the lava rock shore is entertainment on its own.||The grounds are meticulously maintained. It seemed the crew were cutting grass, cleaning up fallen leaves and pruning the plants pretty much daily. The common areas of the complex, outdoor halls, lobby area and both pools were always spotless as well. There was always lots of (free) parking as well.||We had an ocean view suite which was clean, spacious and had two balconies. The furniture was dated (as others have mentioned) but everything worked, was well kept and comfortable. Something happened with our friends reservation so they were upgraded to an ocean front suite: what a treat! Spectacular views, sunsets and the sound of the waves crashing the shore was amazing. ||Lastly, every staff member we encountered was very friendly and the concierge was also helpful.||If back on the big island, I would definitely consider staying here again.

This is one of the nicest suites we’ve stayed in. Like, ever. We had room 314, and it simply doesn’t get much better. We had a commanding view of the ocean, with the waves lapping the shore. I always sleep like a baby with the noise of the ocean. Everything was clean and the landscaping was beautiful. This suite had two large bedrooms, and two large baths. The kitchen and living room were well appointed. The deck off the bedroom was 400 sq ft- larger than most hotel rooms. We spent more time there than inside. There is a second smaller, covered deck, if you need to stay out of the sun. If we return to Kona, we will be sure to stay here again.

Love this place! Stayed here many times. Most recently in 2022. Stayed in Ocean front condo. When we decided to stay another week, they offered us another ocean facing condo. Hope to get back there soon!

Beautiful resort. It's a sanctuary ❤️Two pools overlooking the ocean and sunsets. An amazing view of the whales breaching and playing. Walking distance to the street market with an array of local grown produce, local crafts and gifts to choose from as well as Kona coffee and places to eat. I will absolutely stay here again on my next trip to Kona. Underground Parking access was always available with the fee included in the stay. I have absolutely nothing negative to say about this resort. What a it was blessing to stay here💕💕💕💕💕🙏🙏🙏🙏 Mahalo and aloha🌺

Love the location. So close to the middle of it all in downtown Kona. Every single staff person was so so nice. The rooms were clean and spacious. I would definitely recommend! Most rooms won't have an ocean view because of the limited number that have them that aren't owner occupied but we were lucky enough to snag one. The quiet pool is a must for adults who want a nice day by the pool with the sound of the ocean. We had a mobile massage company come bring a table down there and it was perfection.

Good view and close to everything. The furniture is outdated but very comfy. We had everything we needed in the condo including beach chairs and very cozy bed. The front desk staff is great to interact with as well. We went hiking, visiting farms, and several other activities during our stay; coming back to the condo felt homey. No surprise fees and charges that we experienced at other locations. We’d definitely return.

Stayed in 709. Spacious unit with a great view. Master suite was lovely with plush comfortable mattress & wonderful attached bathroom. The washer/dryer was the best one I have ever used in a condo. Well equipped kitchen & nice appliances. TVs in living room & both bedrooms were very nice & easy to use. However this unit needs some updating, furniture was OLD, new paint & area carpet needed, floor tiles & countertops are ugly. The outdoor patio furniture was broken & uncomfortable. The north pool was awesome, parking was convenient, vending machines could be removed as they were nearly empty. Felt safe & it was easy to get around. Great location with a short drive to area restaurants & shops! Overall I recommend this facility!
