Royal Kuhio Resort Condos - Hotel in Honolulu - 2240 Kūhiō Ave. # 104, USA

Clean rooms, comfortable bed. Had to ask for a kettle to boil water for tea. Noisy air cons, but worked well. Location pretty good for easy walking distance to most noteworthy attractions and connecting points. Adequately appointed, would definitely recommend.

Generally clean and friendly, but the units are showing their age and less than perfect maintenance. An elevator was down, making really long wait times and often crowded elevators. An internal leak in the toilet tank made clucking noises most nights. The bathroom faucet had a leak that sprayed water on the counter at anything more than halfway open. One of the two air conditioners intermittently stopped working. The barbecues at the recreation level are all missing ignitors and one of them is out of service. Housekeeping did excellent work. The view depends on which side of the building you're on. Our condo had a mountain view. There's no beach or ocean view from the 9th floor, but there might be at one of the higher floors (above 20th?).

We stayed in the VI Resorts section of the Royal Kuhio. We are Diamond Resorts Timeshare owners and we did an exchange to the Royal Kuhio. Most of the building is private condo residences but 2 or three Time Share companies also have reserved floors in the 38 story building. Our unit was comfortable and clean...it was one of the units VI Resorts describes as an Interior or EZ Unit. Suitable for two people (maybe 4 if they are kids). It had a full kitchen which makes a huge difference for us as we cook many of our meals. We had everything we needed. The service from the VI Resorts desk was good. They were able to answer our questions and provide additional supplies when needed. The laundry room was a good convenience and parking was free!! It is centrally located and it was very convenient to get to all the places we wanted to go (North Shore, Kailua, Pearl Harbor, etc.). However, it is downtown Waikiki....so very noisy until late into the night. We brough ear plugs. You are pretty much in the middle of a concrete jungle of high rises, so although we COULD see the ocean it was behind all the buildings. Very commercial and touristy - lots of shopping (tons of high end designer stores) and restaurants. Kind of like the Las Vegas of Oahu. Overall, this suited our needs - we escaped to much quieter parts of the island with ease. We didn't use the pool but we saw others use it. Looked clean. Pretty sparse pool deck, nothing fancy. They also had a game room with pool table and ping pong. They had BBQ's to use but they were not available to use the week we were there for some reason.

Staying at the royal kuhio is soooo nice. The rooms are well equipped, spacious, beautifully placed with a wonderful view of hawaii and well ventilated. I really enjoyed my vacation so well!

The Royal Kuhio is in an ideal location to walk everywhere in Waikiki. You find delicious food right out your front door and beyond. The building is being repaired, as it is an older building. Everything in our units was in working order. Peek a boo view of the ocean from my Waikiki facing lanai was great. There are 31 floors in this location. Pool is ok, not fancy and hot tub and rest of deck under construction. We had so much to do didn't use it or miss it.

That place is convenient! Right in the middle on Waikiki and only a few minutes walk from anything you'd want to do

We checked in yesterday and today I am giving this place 2 stars because aside from finding multiple cockroaches running around the sink and kitchen area.. I was cleaning the coffee maker to make coffee, when I found not one..but two and baby coachroaches in the filthy coffee maker!!! I felt like throwing up. We’ve been to tropical climates before and other islands in Hawaii but have never ever encountered this problem in the kitchen!! Absolutely disgusting, unsanitary and shouldn’t have happened. Now I have to wait till 8am to speak to the front desk as only security is available at this hour. We haven’t cooked or left anything open in the counter at all. This was the first morning in the kitchen. I have worked at hotels in the past and this is never acceptable. Finding one or two is different than finding multiple running around the kitchen counter and sink let alone inside, a coffee maker you’re about to use. We’ve never experienced this when we stayed in Maui and Kauai. Updates: they gave us a new and clean coffee maker (thank you Maiko) and they plan to spray the kitchen area tomorrow. After the spray there were still some left. We found them in the cabinets where everything was also sealed and all over the washed plates. Also in the dishwasher even when everything in there is cleaned and dried. Hopefully the next guests won’t have this issue. On the good, the rests of the unit looked clean and looked updated. There was construction going on during the day but never really bothered us. Staff were always friendly and helpful. Security there day and night.

We really enjoyed our stay. The staff was terrific. It was only a 10 or so minute walk to the beach.
