Our family of 4 visited New Hampshire for the first time in Aug. 2020. We didn’t know what to expect. We were pleasantly surprised with our stay! Patrick, the innkeeper was more than just a host! Prior to our visit he was incredibly helpful with booking our visit. He helped us with all of our questions and he was there to greet us upon arrival. He is super friendly and welcoming, and made us feel like regulars! The lake access was great for small children and big kids alike! The town is within walking distance and there’s tons of fun to be had there, restaurants, arcades, sight seeing options etc. Highly recommend renting a boat to see all of Lake Winnipesaukee. ||Thank you Patrick for offering such a great place to step away and just enjoy some much needed time with family! ||Stay well and See you in 2021!☺️||The Light family~|Lauren, Travis and the girls
This is my 3rd time staying at Proctors and every time we have gone has been great! It’s only right that I give this place some credit with a review! || The first year we stayed here was by mistake. We were up the street and booked another place and we hated it, so I looked online and called Proctors last minute. They ended up having space for us in one of their suites called “Welch” and we left where we were at went to Proctors. We immediately loved it! After that we always book the suites because we love the large deck in the back overlooking the cottages and beach. It’s really beautiful and so nice to sit out there at night and relax. Since we went for 4th of July for this visit, we could watch the fireworks on our deck and it was so nice! | My kids love the beach, and watching the boats go by. We love that it’s truly a family atmosphere and that the owners have a strict “no visitors” policy. I feel like the beach never gets over crowded with extra people who aren’t staying there, and it’s great!| The beach is really clean, I would see the staff combing the beach every morning and picking up any left over trash from the day before. There’s also a ton of chairs to sit on the beach so you don’t even have to bring your own. The owner, Patrick, really takes care of this place and you can tell. We will be back next year, hopefully for a longer stay! |
My family decided to take a last minute weekend trip and booked based on reviews, we were not disappointed. I called and spoke with Patrick to book the cottage and he was extremely nice and helpful. We stayed in suite 20 (Welch) and were so amazed at how clean and well maintained it was. The beach was perfect for my 2 boys and my 4yr old loved to watch the constant boat parade! Everyone we spoke with had been returning to Proctors for years and now I know why. We are planning to make a trip to Proctor's Lakehouse Cottages a new family tradition every year!!! Can't wait until our next visit!
Had a great week here on the lake! Great host. Patrick helped us out when we were in a tight spot. Thank you again Patrick! Such a relaxing place to hang out on the beach to swim an watch all the boats go by. Amazing views from every room!! Our kids (ages 12 an 16) had an amazing time everyday an slept like rocks every night!! Husband an I enjoyed going to sleep with the lake breeze an hearing the water. See you next summer Patrick!!
Great place to spend with family and friends. The cottages and common areas are clean and well maintained. Located right at Paugus Bay channel was great for watching the boats ride by. The beach area was great for kids and adults. Sand castles,fishing, swimming,grilling, chilling and view of fireworks every Friday from the private beach. The owner Patrick was extremely welcoming and runs a great vacation spot for families. Definitely coming back!
For a no frills, family oriented, beach front lake cottage I give Proctor's 5 stars. My 2 sons and I spent the weekend of the spring Winni fishing derby here and the it filled our needs perfectly. Small kitchenette great for quick meals, comfortable beds, nice deck to sit on. Dock for our boat and Patrick the owner, is a wonderful host and was very accommodating. We'll be back next year😊
Such a relaxing and fun getaway at Proctors. Having such a beautiful beach was a huge plus. The suites are very well maintained, and super comfortable. We loved having a separate sitting area and kitchenette. The owners could not have been any nicer; they gave us such great advice on planning our activities and were accessible for anything we needed. Great for kids as well as adults. A special and unique place for sure!!
My wife I and stayed in one of the Suites that can accommodate up to 3 people in early August. We absolutely enjoyed our stay and we will likely visit again, this time with our 6 year old! We stayed 2 nights in total. A Saturday and Sunday night.||||Here are some details and a little background:||||My wife and I are very familiar with the Weirs Beach area, and knew of Proctors, but had never stayed there before. we decided to finally try someplace new and we are glad we did! Our room was typical motel room in size. It had a queen side bed, and next to it was a couch(that also pulls out)/sitting area along with flat screen TV. There was a tiny kitchenette that included a very old 2 burner cooktop, a microwave, and dorm room size fridge. This was perfect for our needs as we only used the fridge to keep our drinks cold. The bathroom was fine, certainly not fancy. What made the room great was the deck that overlooked the beach and Lake Winnepesaukee. The suites are up on a hill, so it made for a great view down to the beach and lake. We thoroughly enjoyed sitting out there after dinner watching the parade of boats slowly making there way through the Weirs Channel. It was very therapeutic and peaceful. The room was very clean as well.||The beach was awesome, clean and well maintained. Patrick, the owner, is always around watering plants, raking the sandy beach, and other chores that come with maintaining a lakefront property. Plenty of chairs for everyone on the beach including a sitting area that had some tables set up as well. There was also a swim raft which the kids liked. The swim area was roped off so as to keep the boats away from the swim zone. ||Patrick happily greeted us on arrival and he was almost always on property checking to see how everyone was doing, and keeping everything neat and tidy. They have a strict no visitors policy which I think is terrific. I am sure some people don't like that policy, but I personally like it. ||You are about a 5 minute walk to the Weirs Beach boardwalk, convenience store with beer!, and a sub shop. The Naswa is right next door as well. This can be both a blessing and a curse. On weekends, the Naswa music (local band's) can be heard from Proctors. Its not super loud, but you can definitely hear it and can its loud enough that you can tell what song the band is playing. The Naswa, because of its beach bar (The Naz), brings a steady stream of boat traffic looking to dock and enjoy some cocktails. In our younger days, my wife and I have been to "The Naz" and enjoyed it, at this point in our life, its not our cup of tea. I'll say it like this...It would not cause us to not visit Proctors again. However, I could understand how some people might be annoyed by the noise. ||The only slight negative I can think of would the suites proximity to the main road. Some of the passing motorcycles can be pretty loud at night and in the early morning. My wife and I are pretty deep sleepers, so this didnt bother us, but I could see how it could be an issue if your a light sleeper. Also if you are staying in one of the cottages, the road noise would not be an issue as they are well back from the road, right on top of the Lake. The only other thing to mention is that the terrain on the property is very hilly, with lots of stairs. If you have any physical limitations with getting around or walking, this may be a tough place for you. ||||In summary, we will definitely return next summer, this time with our 6 year old daughter, who will have a blast. Patrick, the owner, runs a great spot and went out of his way to make everyone comfortable. Highly recommend!
