The units are relatively small but efficient. The room was clean with ample towels provided. It is true that every unit does face the ocean, however; do not count on a view if you end up on the first floor. The parking lot is right up next to your door. The pool area and hot tub were clean. The pool area had plenty of tables and chairs with umbrellas. There are restrooms conveniently located near the pool. Just a few steps and you are right on the beach. There is a lifeguard stand right in front of the facility. Remember, check in time is at 5 - we are usually able to check in to other RCI destinations by 4. While we did not have a true balcony, we were able to take a few steps to the pool area and enjoy the waves. The place is older and needs a facelift. Overall, it was a good family trip.

We were disappointed with the obvious age of the resort and failure to maintain the resort and units. Although all units are on a curved walkway with an ocean view, only those farthest from the oceanfront actually face it; all overlook the parking lot. Years of wear and tear show throughout the resort and the units. Smoking apparently is permitted on the balcony walkways, so we really couldn't enjoy sitting outside our 4th floor unit because guests in the adjoining unit seemed to always be outside smoking. The staff was uniformly friendly and helpful, but this resort doesn't merit any RCI award.

We love the outrigger, our family has been visiting there for many years! Great location on the beach! Perfect for families to have a good time at the beach and the pool. Staff is great! Rooms are always clean and stocked with everything you need!

This is a small resort right on Ormond Beach. It has a very nice pool with lots of seating and tables with umbrellas. It appears that the beach is a little smaller now since the hurricanes it seems to be shorter we stayed in a studio unit this time, it was a little on the small side, but we may do. There’s a Murphy bed that comes down over the couch, but unfortunately, you lose the couch. I didn’t feel like putting the Murphy bed back each day so we just left it open, it would be nice if there was another chair in the room. There is a full kitchen with everything you need (no oven), and BBQ grills on the outside patio. They provide pool towels that you can exchange daily and there are some floats left behind from previous guests that you can use. I just love Ormond Beach!! I bring my own beach, chairs and umbrella!

I have been coming here since the 80's and have met several staff over the years and have had no issues until three years ago with my encounter with "Denise" the unpleasant resort manager. This year I witnessed her threaten 2 owners and got one altercation on video. A manager with any type of professionalism could handle a sticky situation without creating a scene in the parking lot. A resort manager should create a positive experience for owners, not tell them that they don't pay enough in maintenance fees and should pay more. This building was paid for so our fees should be less than a brand new building.

Accommodations in the area were limited due to it being Speed Week. We lucked up on this place on Booking.com. The rates were good. The unit we got was pretty big. It was very clean and the staff was very nice. It was right on the beach. The staff was nice. It could use an update. The parking was limited and at times could be difficult to find a spot. We will definitely return.

had to wait 2 hours for my room, we reported a leak and all they did was give us towels, and everything was horribly outdated. don’t talk to Denise, she’s the scum of the earth. why would you pick THIS resort out of the billion others right next to it?! do yourself a favor and don’t come here

Very nice ocean front, pool deck, jacuzzi, and proximity to everything such as stores, grocery stores, tennis, golf, and pickleball. Would like to see rooms updated a bit more, but nice and functional. I would go there again.
