We stayed in one of the 3br 1ba that was just up the road in late December for one night. Not many affordable options for families of 6 that time of year. I’ve learned to call ahead at any non-major chain type hotel if you plan to be after 5pm. The lady I spoke with was helpful and gave me detailed info on keys/check-in and out. Our kids were nervous as they looked at other reviews. Always take these with a grain of salt, usually it’s a disgruntled guest. We were pleasantly surprised, it was a great roomy place to stay with only a few minor issues. - Main issue the room did not have a room number on it. (The directions to the unit were accurate, but it would have been comforting to see the room number by the door.) - The hot / cold water was reversed in the shower. I figured it out fairly quickly, but not everyone in our group did. At these price points you aren’t expecting much, but it was well worth the price and we’d happily stay in this unit again for it’s convenience and pricing. 47571 N Hwy 12 unit was on 2nd floor. Be sure to catch the Orange Blossom for breakfast if you come when they’re open.

We were told our room was "steps from the ocean". Not exactly true. They failed to tell us that the room was on the second story and not "6" steps from the ocean. I found the ceiling in the bathroom was falling down. I found broken slats on a blind. The return vent for the air conditioner was extremely dirty...not sure when it had been cleaned. And there was a note on the fridge to make sure we left the room as clean as when we found it and make sure we emptied all our trash in the dumpster. Plus next to that note was an envelope for tips for the maid. |My tip is simple. Please see to it the room is in fact clean, including the return vent on the HVAC system. And maybe it would be a good idea to fix the ceiling in the bathroom, before it comes down on someone. |When you pay Hilton Hotel prices for a place, you should give Hilton Hotel value.

Everything is great, I have been here before but this time we were kind of misled. Beach reclamation underway on the property , dump truck smacking it's steel tailgate, loud equipment, piles of sand in the way of walking, loud construction workers, stuff in the way of backing out of parking spots. I understand construction, it has to be done but please give people a heads up to bring ear plugs and stay indoors 8 am to 5pm. Give us a hint. It's almost like lying by ommission. Yes, you didn't say that there's NO construction going on but you knew that we would want to know. Otherwise no complaints, the place is great.

I created a "wave fees" request for a cancellation via booking to see if perhaps I could get a full refund, without actually cancelling. They took that as a cancellation and booked my room for a other person. I decided that I was going to actual use my reservation, and then when I went up to the front desk they said the place was booked but they had some other room available 1 mile away. This didn't seem fair since I wouldn't be getting the room shown in pictures and it was in a completely different part of town yet I was paying the same price. They tried to heckle with me for a bit but booking helped us out. Will never stay here.

I wouldn't recommend The place reeks of damp. The loveseat in the living room smells badly of wet dog and is very stained. The wood flooring is rotting to the point that multiple places at the entrance, in front of the stove, and the bathroom are soft and feel like they'll give way when you step down. The whole house is lopsided so the front door and bedroom door only open half way. The Internet doesn't work, which means the fancy TV is useless for anything other than 3 local channels. Half the kitchen lights were out. The smoke detectors were missing batteries. Maybe the funniest part was the "stocked kitchen" had only 3 forks. They also want you to do essentially a full clean when you leave, which for a place we've spent $200/night to hold our breath through seems awful. We're not rich, so we're doing our best to enjoy the beach, but for $200/night, it shouldn't stink or be hazardous, and I really don't want to clean a house as the exit ticket for my vacation.

7/23: I genuinely don’t consider myself a Karen or someone that asks for hot water in dive bars… Thus, I will start off with a few pros of this motel. Location primarily - you’re essentially right on the beach. Parking - included with your stay and easily accessible. A hose near the pool to wash off sandy feet. Cons - I am not going to be able to overcome or get past the number of roaches that are crawling across this establishment. It’s like clockwork. Sunsets, and the roaches are out club. There was literally more than 10 on the deck that were around 3-5 inches in length that came out around 8:45 p.m. and thus forcing us to vacate and move inside. If you have the slightest inclination or intention of wanting to use the deck, I would take that into consideration. As much as I adore vintage items, this was a bit of too much of a blast into the past… including the shower head. I don’t want to spend nearly an hour trying to get suds and sand off me. There is a checkout list of to-dos similar to an AirBNB style. I think that should be mentioned on the booking site. You’re expected to take the trash within your room to the dumpsters, sweep and do dishes. Finally, my last item that was not necessarily a concern for me, but a concern if you have youngsters. None of the windows have screens, the deck has rusty nails and screws hanging out, even the padlock to the entrance has two rusty screws hanging out that could’ve harmed someone. There’s also a number of kitties roaming the property. I adore cats, but I can understand how this can be a concern to stayers so I feel it’s a need to mention. My guess is they are fighting off rats… or roaches? The walls are also incredibly thin so if there are guests in the room next door, you may not get sleep. Overall, if you can get past all of the cons, you have an easy access to the beach.

Our family has stayed here many times over the last 9 yrs and this will be the last. Never had such a negative experience. Dirty/wet towel in the bathroom at checkin. We were not even sure the room had been cleaned. Air filter filthy, husband is an asthmatic had hard tme breathng.Grass was overgrown and got a tick.Reported to manager at check out, didn't have much to say except he would address issues with cleaning staff. Disappointing that the manager never apologized. I spent my hard earned on these subpar accommodations and staff don't even seem sympathetic to have offered less than favorable conditions.|

We loved this place! It was a very busy Saturday night but we were seated immediately. We watched our server Kelly bouncing from several tables, working the bar, busing tables, and running out food all while still being very attentive to each and eve
