If you have any kind of dog don't go here because apparently dogs are not allowed to bark at anytime. The pads are uneven and have a few "karens" live there, well an extremely bi polar one, getting a note on my door say "she will contact lacal police and animal control about the barking all day", mind she slamming doors whenever she comes out of her hole. Dogs are doing their job when they hear noises. I DO NOT RECOMMEND THIS PLACE AT ALL.

A hidden gem. Love all the trees that create shade and cool down the campers during the day. You pay a base rate plus electric and get cable, Wi-Fi, sewer and water included. It's a great, fair deal. It's a smaller park and just the perfect size. The park is kept clean and everyone minds their own business and it's quiet. Also the bathrooms and laundry site are in the middle and easy to access with a code. Overall a peaceful, nice place to live.

Bring ant spray the entire parks is infested, everywhere you look. They say typical electric bill is 60$ during the hottest summers, we spent that in a week. We were told they had a pool, we show up and learn from the neighbors it's been closed for 2+ years. When we called and asked about it they said it won't be open anytime soon... The walking trails are overgrown and need attention. Nice laundry facilities, friendly people who run the place. Just seems the owners are money hungry. Nice water pressure, not a long term park if you have kiddos. Seriously spray for ants as soon as you park.

Spent 2 nights here and was pleased. Staff was very friendly at check in and never heard from them again. The park is in the progress of being upgraded. The roads are gravel but wide and smooth as are the pads. There were 4 new concrete pads along with a brand new laundry and restroom building with 4 brand new washers and 4 new dryers. The restrooms / showers are some of the nicest I’ve seen in any park and were very clean. More than half of the tenants were long timers which could be “winter Texans” as we were there mid-December. The park was very quiet at night but sometimes we could hear traffic on the road but we were in a spot close to the 2 lane country road. More towards the back would be quieter. We would stay there again. Price was $40.

I've tried to stay positive but we're moving. Aside from the dogs roaming and the loud people in the neighborhood next door the wifi hasn't worked in over 6 weeks. The owner is never around to address any issues and the "lawn maintenance" people make you want to lock up the valuables. There is laundry facilities.. just don't let anything touch the floor since it's normally quite dirty. It's a cheap place so I guess you get what you pay for.

Had trouble with ANYONE ever being at the office. Was told by the office that I needed to move my things when they where in my space. They where very rude. On bright side the showers where somewhat nice. When they were clean. The lady didn’t clean them that great. The neighbors were super friendly. Other than that it wasn’t that great of an experience.

Unreasonable, they rejected my camper and the lame excuse was that it would not pass some unknown inspection? Don't know how or why they came up with this notion to reject my camper it's in decent shape and I've never been refused to move into a RV park before. Besides they have several campers in really bad condition in the park right now compared to mine yet I'm not allowed? It's not like the place is a high end resort RV park either.

If you stay here expect to get your background checked, which isn't a bad thing, but they make you pay for it. Office lady is super nice, pool is always clean and fun to swim at, laundry mat is up to date and cleans your clothes efficiently.
