Mt Royal Motel - Motel in Old Orchard Beach - 30 W Grand Ave, USA

It is an old motel just one block from the beach. The location is perfect. They have made some updates and our room was clean. Do not expect updated outlets (three prong or USB) or a comfy bed (even though I slept good). The water dripped in the shower but thankfully the A/C unit drowned out that sound. The room was very bright once the sun came up so I recommend an eye mask. We had earplugs too for the noise of the roller coaster and the party goers but the A/C noise took care of that too. The pool was colder than the ocean (August) and very cloudy. Some tiles around the pool were loose but a nice alternative spot to hang out. Staff was friendly and helpful. Our coffee pot didn’t work. Not sure if it was the outlet; we had to plug it into the one GFI outlet in the bathroom. No hair drier to test the outlet. Box spring looked gross (mildew?), could use at least a bed skirt, if not a new box spring. No luggage rack or coat hangers. But they didn’t have a two night minimum on a summer weekend so that’s pretty much the only reason why we stayed there.

We arrived right at 3PM and were checking in promptly. The room we had was on the second level which was not a problem. The decking on the second floor is angled and many of the boards were loose when walking over them. Not something that makes you feel secure. The room was clean so no problem there. The coffee machines, and refrigerator worked very well. We never used the TV as we were there for a photo workshop and only stayed one night. The toilet was loose, so every time you used it, it moved and shook. Although the beds were comfortable they are short and the pillows are small and don't support your head well. Bring your own pillow. The pool never opened the entire time we were there. Kept saying it was being cleaned yet no one was ever seen cleaning it. No where on their ad does it mention the train tracks are right behind the motel going by about every 1.5-2 hours. It shakes the entire building event throughout the night. Sleeping was difficult needless to say. The walls are paper thin so you can hear everything the people in the surrounding rooms are saying. Quiet time is from 10pm to 8am yet no one is. The train work us up at 5:30 am and the neighbors at 6 am as someone brought them coffee and breakfast. The office has no one there until 9am. If you are leaving before 9am no one is in the office to check you out. Overall, find somewhere else to stay. This is fine in an emergency.

Let me start off by saying the location truly is the reason to stay here! It is so convenient to everything. We booked two rooms for two nights. Got there at 6 pm when check in is at 3PM. They gave us our keys and they opened to rooms already being occupied. Had to then wait for a room to be cleaned. Linens for beds were dirty, found three hairs in the sheets 🤢. We went and got our own blankets. The AC worked really well, staff was friendly enough. Would I stay here again? Maybe if they did some upgrades. The tile in the bathroom near the toilet was coming up, and there was major grime in the shower.

This hotel was the closest to affordability you could get in Old Orchard Beach. Its location close to the beach is great, along with being across the street from the amusement park. As for the downsides, the outdoor pool was too deep for my daughter as she is not the best swimmer yet. And the hotel is also lacking in general upkeep and maintenance. Otherwise, it's location was superb. We'd stay here again if we get back that way.

There was a laundry list of issues. First, the location is great. It’s right near downtown and right across from the beach. I went this past weekend 5/18/2024 the “off season” so it wasn’t too busy. The shower pressure was also really good (weird) but it was helpful after being at the beach all day. Second, the hotel itself was awful. It’s presented that the quiet hour is “10pm to 8am”. People were smoking cigarettes outside our door and we could smell it in our room. People were yelling, screaming, throwing glass until 3am! Needless to say we barely slept. The air conditioner didn’t work, the coffee machine was broken, and the train shakes the entire room when it goes by every couple of hours (this wasn’t the worst thing in the world , but certainly not ideal). People are suppose to be available at the front desk, but they weren’t. It was certainly disappointing as me and my significant other have been coming to OOB for some time and we’ve never experienced this type of situation even on the busy “on season” where it’s packed! We won’t be returning to Mt Royal Hotel.

While the location was great for the beach and being close to down town. The TV didn't work. It kept buffering our whole stay. The ac filter was caked in dust. My boyfriend has bad asthma and having it be that dirty was unacceptable. We had to clean it off in order for it to work. No one came to clean in between our stay. Most hotels give fresh towels every day. New sheets in between. No one did that. The price is not worth it.

Great location, right near everything on the pier. Right across from the amusement park. Staff was friendly. Rooms were nothing spectacular but the fact that the beach is across the street makes up for that. Beds were firm but needed more pillows cuz they're not very thick. Thank God for AC in the rooms! Even tho the AC filter needs to be cleaned and the vent in the bathroom too. Water pressure not so good but meh.. plenty of hot water. I would stay again. Amtrak behind and Rollercoaster in front but it's quiet during sleeping hours. Still, I'd recommend to a friend. Thanks for having us!

Only thing great about this place Is location. Unfortunately, the place is falling apart. The room itself was clean. The bedding is a different story. Gross. We had to go get clean sheets because ours were filthy. No apologies from the front desk. No help. The remote does not turn the t.v on. You have to manually get up and search for the buttons on the back of the t v. The beds are like sleeping on rocks. If you want quietness this is not the place. It's loud people screaming all hours of the night. This did not bother us but would bother some people. We got the kids all ready to go to the pool to find it all locked up. No notification at check in. When asking the front desk they say you can use a pool at a different hotel that is a 14 minute walk away. This why we booked this place. For location and pool for the kids as the ocean is too cold. We would have taken our money elsewhere. This could be such a great place but it's not, we won't be back.
