0 stars if I could. I lived here for about 1.5 years. Apartment flooded twice and they charged me due to issues they never completely fixed or cleaned the first time (floor damage/carpet damage from flooding). You can't slap a coat of paint over something and call it luxury. These apartments are low level - don't let them fool you. This complex also is not safe. Many times the gate is just left open/unlocked. Damage to cars all over the parking lot. I've seen many people jump the fence in the back while I took my dog to the small pet run. Not safe. I emailed the office several times concerning a safety issue and my emails went unanswered and the issue became so severe it was led me to move out of the complex. They do not care. The only time you can really get a response from anyone is when you actually go into the office and they are not friendly nor do they care about issues you bring to their attention. I also reached out to their corporate offices because of the bill I had when I moved for these things and all the do is send you to collections to hurt your credit. I've lived in several states, many apartments and my experience has never been as bad as its been at Monaco Park. There are a million other options in Vegas for a better price and better product. Please do your research.

I stayed there for 2 years. And never late on my rent. The last month I stayed the payment was prorated because I was moving out. I went online to pay for the prorated charge I was told to pay only to find out that the full balance was staring at me right in my face and no way to adjust it. I was not able to reach anyone about this and I sent an email out to management that evening that the online portal isn’t showing the correct balance for me to pay my rent like I do on a monthly basis. Long story short I had to take a cashier’s check to them because they said it’s the final payment should be made in cashier’s check which I was not aware of. They stuck me with a late fee of almost $80! Even though the assistant manager told me not to worry about it because it was my first time late due to misunderstanding of how the payment should be made and it was taking care of. I moved out and got bogus charges added to my bill. Such as over $200 for water and sewer charge for just 1 person. I’ve never racked up those stupid charges ever in any house I’ve lived in and even in my 2 year history of staying there but somehow they manage to forge numbers and pinned it to me. I tired to resolve this a month after and made calls and even went to the management office after I moved out and moved on. And they vouched that the final bill was incorrect and that it would be resolved. It ended up going to their in house account receivable in the hands of Tiffany because they didn’t fix it, I contacted Tiffany multiple times and she emailed me back saying that was the balance Monaco had sent to her for me to settle. Fast forward it has now gone to collections and now I’m getting collection letters because the issue was not resolved. I called this dishonest business people again and the new manager would not even try to help me take a look at the numbers and break down and compare it to my payment history or see what they padded my balance with bogus charges. she said I needed to call the collection company to dispute it because it’s now been charged off as a bad debt!!! I was shocked because I would pay what I truly owe but not some bogus numbers they are making to line their pockets. They’re keeping the late fee on there and also outrageous fees I didn’t rack up. She said it was out of her hands I still have all my receipts and paperwork of payments and rental stubs for them to be able to go over it to see that they made an error and should adjust the bill so I can pay what I really owe them. It’s my understanding now that they only care about the money and once they get your money they obviously do not care about ruining your credit and sending old tenants to collection. They have so far exercised poor, just god awful customer service. The manager Esmeralda I spoke to didn’t even try to see how this can be resolved and told me to call collections and sort it out that way. 2 years of staying and making monthly payments without being late and this is how I’m treated. No one cared to rectify this matter for me that was caused by this establishment.

Update: 12/023 reply to owner The management team has yet to reply to my last email 2 weeks ago about the alarm system information. The audacity to ask me to email you after waiting weeks for this information with no reply from the office. I have even went into the office in person twice to ask for the alarm information and was told no one knows the info and that I should call the alarm company for the instructions. I don't work for Monaco or greystar. My job is to ask for the info and yours is to supply the info. Original post: I would explore your other options prior to signing a lease here at Monaco Park. We have only lived here for 3 months and the list of issues with the staff and apartment continue to grow. Office staff: The staff is not friendly nor are they knowledgeable about both the property itself and general rental laws. The office had attempted to charge us pet rent for our documents assistance dog stating " Our lawyer says we have to charge you". That statement is in clear violation of the Fair housing act that is actually posted in their office near the desk ironically. This eventually was resolved however I was the one having to do the leg work to prove them wrong by sending in the direct link to the Fair housing law . Org web page as well as contacting the local fair housing office. Staff will blatantly ignore you until they are done sending their emails even when you are standing right in front of their desk. Staff does not answer the office phone 90% of the time and almost solely does call backs on voicemails only. When you do speak to someone, instead of working your need at that time they just tell you "oh we'll send it in an email" and issues slip through the cracks consistently. Upon move in day I was handed a packet that included a map of the property. I asked where my assigned parking spot is and was told " I don't know, take a walk and you will find it" that alone is extremely unprofessional. Additionally the packet does not include all the pertinent information about the apartment. Specifically it does not include directions to set the home alarm system and the manual gate code is invalid. Maintenance staff: Very friendly and very seedy when it comes to replying to maintenance requests. However there is a language barrier for those that are non Spanish speaking which leads to multiple call backs to the apartment. Fit and finish: Our apartment was entirely not ready for move in when we were handed the keys. None of our appliances were connected to gas/water. This took 3 visits from maintenance staff to correct. The carpet in the bedroom had not even been nailed down all the way leading my wife to step on a nail and bleed from her foot. 90% of the wall outlets were installed incorrectly and all had to be replaced. There was paint over spray on every last window and on the floors as there was no prep work prior to painting. The "updated" counters are not really updated. They had sprayed a white textured enamel coating and did not seal it. This makes cleaning difficult and the material stains very easily. All of our windows and doors need new rubber seals as light/ air clearly passes through. The vinyl flooring had been installed incorrectly and just laid on top of the old vinyl flooring without any adhesives. Property grounds: watch where you walk, most people here don't pick up after their dogs and many of the walk ways between appointments reek of feces. Garbage receptacles around BBQ areas are not frequently emptied and can be seen overflowing.

I don’t think I will be renewing my lease. The complex has added a carport fee (which our parking spots use to be free) and enforced a community smoking ban (tobacco and other) mid lease. And because it is a “community change” it isn’t a required signed lease addendum, current residents are forced to comply without moving out and facing consequences. It is clear that the “new owners” are California base. I don’t think they realize that this is NEVADA. Maintaince request take significantly longer than usual and the office staff aren’t very helpful to current residents. They (meaning the new owners because the current staff and “manager” don’t know anything) charge current residents more to renew lease THAN future residents to start a new lease. And that rent is not cheap when you add in all the extra “fees” I don’t recommend this property any more. It use to be amazing. It use to care about its current resident. But now it only cares about flipping units and making the most $$$. Unit itself is okay. If neighbors realize this is an apartment community and not a single private dwelling you might be okay. Office staff is unhelpful with noise complaints and “curtesy patrol” is also unhelpful. Residents are blasting music at all hours at the pool. Mail boxes used to be broken into regularly ( they did update recently so let’s see how those go). Gates to parking area are almost always broken so anyone can enter. The gate code access is poorly done because some random person can call your # at any hour to let them in. The price per unit is not really worth the “amenities”. The office staff is not helpful to current residents. New community rules are enforced mid lease without taking current residents lifestyle is to consideration. Maintaince is hit or miss with response time. Additional fees are added for parking that use to be free.

Living here for a couple of years and I got to tell you, way way overpriced. The service is subpar as I have been waiting a few days before a basic service and no one has come by. They charge you for all extras beyond the rent. Definitely not worth the price that they're charging. Definitely try finding somewhere else to live if you can cuz this place is definitely sub bar and not worth it. They even have the nerves now to have some kind of smoking rule which you can't smoke even on your own balcony.
