Positives: Friendly staff and maintenance. Newer appliances. Lots of natural light. The greenery around the buildings is a nice touch.
Negatives:
Internet is awful and you can’t switch. $70 for 100 megabits download speed. The $70 Google Fiber plan gets you 1000 megabits down. If you work from home, stay away. If this changes I will edit my review.
No cameras in the mail room. Packages get stolen all the time and they don’t care.
Apartment walls are paper thin. You will hear everything going on in the unit next to yours. Conversations come through the wall clear as day. If you have a neighbor that stays up late and yells, good luck, management won’t do anything. They say you should call Metro Public Safety but they can’t even access all of the buildings because management hasn’t given them key fobs.
No ventilation in the hallways. Halls will be scorching when it is sunny. Hallways are also filthy; there’s a urine stain in the carpet right outside my door for example.
Parking lot has broken glass everywhere from windows getting smashed when cars are broken into. Which happens all the time. If you have a dog I wouldn’t let them walk in the parking lot.
Overall this complex is behind others in KC in value for money. Seemed really nice when I toured but has only been a disappointment after actually living here. Management puts on a good face but won’t be there to help with any serious issues.
Month later: Lowering rating to 2 stars because of management. They haven’t done anything to address parking lot security issues or packages getting stolen. Metro Public Safety still can’t access every building if you need them. Property manager will ignore emails for weeks; you’re much better off emailing a leasing agent.
Marcato Apartments are nice, newer apartments that are competitively priced considering their proximity to downtown. You do sacrifice a few amenities at Marcato that might be common at other similar apartment communities (the gym is quite small, there is no community pool, the office/"clubhouse" is also very small), but the price reflects that.
I have been a resident here for a couple months now, and so far the leasing office and maintenance staff have all been great to work with. My apartment is nice with good appliances and lots of storage space, and the free parking is nice, too.
The only reason this is not a 5-star review is due to the amount of wear and tear from the previous tenant that was not replaced or repaired in my apartment. There are burn marks on the kitchen island, scratches and indentations from furniture on the living room floor, and significant gashes on the bottom of the bedroom door frame, to name a few. There are also a handful of spots around the apartment where white paint has splattered onto the floor. None of these visual issues affect the quality of my experience staying here, but it is disappointing that more work was not done to repair the cosmetic damage from the previous tenant. I will also echo another review and agree that the public hallways in my building are covered with various stains, and my door had several blemishes on the outside that I was told would be repaired/repainted, but that hasn't happened yet.
Thankful for the staff here at Marcato Apt. Always take care of my maintenance request when needed. I've been here almost 3 years and i'm pleased. And the resident events were and still always enjoyable
Staff was friendly, tour was informative and viewed the exact unit as promised. The amount of information given to me about my leasing options was outstanding and far and above what I experienced at many other tours while looking for a home.

My dishwasher finally decided it was no longer cleaning the dishes. The boys repaired it while they could and when they couldn’t, dropped off and installed a shiny new one ready to take its place. Thanks for always being on top of it!
Old staff was great. As of sep 22, management changed and everyone has stopped answering emails or inquiries related to general upkeep, billing, amenities, etc. except for maintenance. Multiple people are complaining about this openly and nothing is being done. Avoid this place until they fix that.
Sometimes the trash service will just… like… stop. Just not even show up. The fun part here, is that they won’t warn you before charging you a violation of lease fee for taking it yourself (?).
We were also promised a clubhouse with spaces to work, with community areas, a nice gym, etc. This was originally to be completed as of aug. 2022, but as of late 2023, there’s been essentially no progress besides a cable machine and few wonky hand-me-down exercise equipment. The gym doesn’t have wifi and cuts off service, and most residents are only *alright* at cleaning up after themselves in there.
At this point they won’t confirm any other space is coming as promised, and in fact (as if they don’t charge an insane amount already) are planning on selling the space commercially. Yikes!
Oct/22 Update: The office reached out and have asked me to remove or edit my review, which is why I’m posting an update:
They explained that they did not have access to the the email shown on the website for a few weeks (?) and promised a better experience going forward, but the other problems continued to persist unfortunately after this. I really was hoping to change my review following some new practices, but things seem to be sticking as I described previously. Over all there’s seems to be a lack of accountability/responsibility on the upper level both here and remotely. Most of the those at a managerial level upward, that I've interacted with kind of deny that it’s any of their problems, leading to no one fixing it.
All the others I’ve interacted with have been lovely, seriously if there's one part of the this place that doesn't get the love it deserves, it's maintenance and day to day staff. Head office is completely no where to be found tho.
They also split themselves across multiple properties in multiple areas so good luck on anything outside of handiwork.
Toured this place last week and absolutely loved it! The apartments have a luxury feel at an affordable price. The leasing agent Geeney was super friendly and helpful. I can’t wait to live here in a few months!
