Lillian Farms Bed & Breakfast - Hotel in Washington - 12570 Farm to Market 1155 E, USA

This is the perfect getaway from the Houston area for romance and Zen. We stayed in the Rose Cottage which was very cozy. The kitchen was an important part of the stay as we brought our own partially prepared food to finish there. The King bed was very comfortable and the furnishings were both antique and spiritual. Be advised that you are in the country and so nature is at your door step. Take the advice of the owners and come prepared with repellent. Hostess Barbara was very cordial.

Husband and I stayed Memorial Day weekend while visiting family and had planned on keeping our 7mo old grandson overnight. He still wakes up multiple times, so the two bedroom was perfect. One could stay with the baby without waking the other. However we weren’t able to do|that since the a/c in the 2nd room did not work…and probably hasn’t for awhile. Rusted vents, moldy damp smell, water damaged floors, and dripping vents. As it was a holiday weekend, we understood that it couldn’t be fixed. We were disappointed that we couldn’t keep our grandson overnight as we had intended. The owner played it off as this was something new. Clearly it isn’t. This room has had issues for a long time because the water damage and smell indicates that. She offered to credit us but we haven’t seen a credit. ||It case it’s not very clear on the website, the “Penthouse” suite is actually two separate rooms above the garage/laundry room and accessed by an interior set of stairs. Not an inviting entrance as door to right of stairs looks like it’s never been cleaned. Leads to garage/laundry. Could use cleaning and sign on door. Go upstairs and penthouse is split into two rooms. One large room with big living area, small kitchenette, and king bedroom and bathroom. The second bedroom is its own separate apartment across the stair landing. It’s cute with a queen bed, bath, and kitchen with oven. |HOWEVER, the shared A/C does NOT make it to this room, and probably hasn’t for awhile. Should not be rented as a 2-bedroom until a/c ductwork is fixed!!!||As vacation rental owners ourselves, we understand that things happen, but don’t feel the owner handled this situation well.

The farm is simply beautiful and the owner, Barbara, could not be more gracious and welcoming. The accommodations in the main house were extremely comfortable and there is so much detail in each room that makes then unique. ||The breakfast was delicious with elegant table settings on fine China!||The fields were full of bluebonnets and the setting was idyllic! We had a wonderful time and highly recommend Lillian Farm.

It was a wonderful stay. The views are spectacular. Make sure you go on the balcony to see the sun rise. Barbara is a wonderful host. Breakfast was amazing. Our corvette club loved Lillian Farms. Rooms were very clean and beds were comfy. Slept like a king.

A Beautiful property and fun amenities makes Lillian Farms a great stay. My husband and I stayed for the weekend at the Southern Comfort cabin. Its style fits its name as it is fully decorated in alcohol bottles. It’s a cozy little cabin with a nice screened in porch and hot tub. We enjoyed our stay but did notice that some of the cabin required some maintenance, such as four lights being out. The price for this type of cabin was a little high for my tastes but the overall experience made it a very enjoyable stay!

My husband and I hadn’t been there for a couple of years and it was as relaxing as ever! We stayed in King Kevin’s cabin and it was so nice and peaceful, bedroom was comfy and the bathroom was spacious. We chatted with Barbara for a bit and she was as lovely as ever and her new groundskeeper was a nice young man. It was perfect weather for the hot tub and had everything we needed to cook our own food and bbq. Loved all the livestock that were on the property and we saw 3 beautiful deer right outside our window. Looking forward to our next trip!

I stayed in the blue bonnet room for two nights with my mother for a weekend of looking at wildflowers. I would NOT return to this bed and breakfast and would NOT recommend it. I will tell you the positives and the negatives both w pictures and you can make up your own mind.||Positives: Beautiful estate in a fantastic location, plenty of parking, nice landscaping, large porches with views, delicious, formal serve yourself breakfast. Stately home with beautiful antique furniture and seasonal decor. Downstairs common areas and entrance were clean. ||Negatives: Upstairs was only surface clean and reaked of dust. Bedroom carpet and area rugs covering part of the carpet were very stained. Major maintainence and a deep is very needed. Beautiful pieces of dusty furniture, dust on the mouldings, dirty window seals and dusty blinds. The 16 pictures and wall hangings were also dust catchers. Baskets of ten year old magazines, and dusty fake flowers didnt help. Floor was sticky in common space snack areas. Sheets were clean, twin beds comfortable, Pillows were bad -one pillow was very flat, one pillow very big. Bathroom was clean, water was hot, chintzy with supplies and floor tile was cracked. Three rust spotted towels, only two bath clothes. A mostly empty roll of toilet paper was provided with a mostly empty roll for extra. Kleenex were the same, about four left in the box. No housekeeping, leave a basket outside the door for what needs replacing. I left the empty kleenex box and empty tissue roll with the dirty bathroom items. I got two bath clothes and a hand towel returned in the same basket as the dirties. Not very sanitary. I received no paper goods. Yeah, I could have called. I didnt. I guess the massive basket of more old magazines in the bathroom would have done for an emergency. $25 extra was added to the room charges for cleaning. I guess that was enough funds for the sheets, clean tub and toilet. To hell with the rest. We never saw the owner. Just notes taped all over with do's and don'ts, and an envelope outside with instructions and a key in door.

This place was absolutely magical! We had one of the best girl get-aways ever. The Estate (which we stayed in) is stunning. The room was so comfortable and perfectly decorated. The breakfast was fabulous. Chatting with Barbara the owner was so much fun.
