I love this place. Very Floridian. They have a great pool that's heated. Yes does it need some work and a little rough around the edges but overall great experience. Almost a direct shot to the beaches. The rooms do have a strong smell when you first walk in a bleach maybe if they switched over to Fabuloso clean and the bed is comfortable and the rooms and the property are very cute. The manager Shannon is great, very helpful and very kind and very sweet. Please be warned you do not get the code to get in until four hours before check-in and you cannot check in before four unless you call them. There really is no one to call if you have an issue because the office phone is only answered between 9 AM and 4 PM. You need to be very self-sufficient

This place has some really cool decor and potential. The pool was great, and it was fairly quiet. The place is in need of some repairs and clean up however, the room seemed pretty clean.

Please save your sanity! This place was horrible. MOLD, dust, dead bugs, musty, no air flow, windows don’t open, shower has HALF a door. I booked on air bnb the host LISA was awful she knew nothing and won’t even give us back some of our money. My sister hasn’t had an eczema breakout in years and once her skin hit the sheets she was breaking out her whole body became inflamed. There was literally nobody there the second night my sister and I felt like we were being set up for a kidnapping so we packed up in 5MIN and ran out of there and slept in our rental vehicle at the Walgreens. We were supposed to stay 4 nights but it felt like something was seriously off my gut was turning.the room is the biggest cat fish ever! The pool area is dark and not kept clean. Please as a female don’t risk yourselves do not book here! I honestly feel like an investigation is needed this place just seems off

I stayed at the Karen Las Olas for work and it was the only thing available in my price range so I was a little leery and also because of some of the reviews, however, it was perfect from check-in to check-out. My bed was so comfy that I slept all night long. I especially liked that I was able to park my car in their parking lot and not have to do street parking. That was super convenient. Having a little fridge in room and microwave was great too for my leftovers. I will definitely be back here for my next stay as the place was very clean and the lady working there was extra helpful and nice!

5 star service! I recently stayed at the Karen's Las Olas Guest House for a girls trip. Their Guest Experience team was super helpful with the booking process. They helped me choose the rooms that worked best for my friends and I. We ended up choosing the suite which has a big, comfy king bed, mini fridge, and microwave. There is a private pool on site and it's super close to lots of bars, restaurants, and the beach. Can't recommend this place enough! Thank you, Airriva, for hosting us!

Not perfect but pretty good! Review about negative vibes and lack of service def true upon my arrival. But some of the signs were changed during my stay and I def felt more welcome after the change! Know that there will be problems with payments and checking in. such a hassle. made several attempts on phone & online. Finally let into my room 4 hours after I arrived cuz my early check in took (2 days) til I got there to get approved. Waited outside in the heat and pouring rain with a laptop and all my bags. $60 early check in fee. But if youre prepared with this knowledge and willing to put up with some hiccups to save a buck, this place is for you! But I was Sooo happy to get inside. Rooms are cute. Bed and pillows, so comfy! Delicious air conditioning! Pool is pretty clean, refreshing. Mini Microwave, mini tea/coffee pot, mini fridge/freezer in room. Private parking! Ask for towels if you need more. no tables to eat in the room. eat in bed but careful of your linens. There are tables outside but they're usually wet from rain. Make sure that when you dial the keypad to lock your door that it actually locks! sometimes it makes the noise and will not lock. First time this happened I didn't notice till I got back to my room. Happened four times in one week. Twice I didn't catch it right away 🤷. Also, they will give you codes to get in the doors. It will not work if you don't press the ✓ button after the code! There was also some drama one night but im still confused on what happened there so I'll skip the long story. There will be small things you will notice that aren't perfect in room and around hotel but overall I was pretty happy with my stay. Perfect for solo stay or for a couple that really like each other lol (everything in rooms kinda on the smaller side). Also, shout out to Shannon who finally got me in my room and who made my stay a pleasant one! Thank you Shannon!!!! I would come back. 😁

I hate to write this review, but I would be cautious before booking this location. Checkin/Checkout was very smooth. Airriva manages the property, and they are very easy to get in touch with. However, upon arrival there were 2 cockroaches in my room. :( They transferred me to a smaller room for the night. In my temporary room, there was a hair in the sheets and an old aluminum seal from a previous guest's shampoo bottle in the shower. So I can't say with confidence either had been cleaned carefully before my arrival. The Walgreens down the street had 3 instances of shoplifting that morning before 9am, to which the cashier advised me "not to walk the area by myself." So I eventually cut my stay short. Arriva only reimbursed me for the night I did not stay + 15% because the room I did sleep in was smaller. For the negative experience I had, I was really shocked I didn't receive any additional reimbursement. I knew booking this would be a gamble for the price, but I can't say I would not recommend nor stay here again. If you can afford it, try to find a different location. Otherwise, bring bug spray!

I booked this trip via Airbnb. The ratings on the Airbnb account looks good but it’s probably because everyone cancels their reservation after getting here! My first room was room # 6 and I stepped inside and immediately smelled musty like mildew/mold. I couldn’t see any visible mold but I could smell it and it was absolutely foul. Then I began seeing hairs from the previous guest, pubic hair in the drawers, dirty toilet(pee drippings), debris on the ground, etc. but the smell really began to bother me. I reached out to Gavin’s team and they switched my room reservation to room number #7. #7 smelled clean but I walked in and the first thing I saw was mold on the curtain and immediately brought it up less than 10 min after taking with Josiah’s team. They were less understanding and said they would send a cleaner to spot clean… how do you spot clean mold? As I looked more in the room, the more mold I found. Mold on the curtains, baseboards, couch, surfboard, air conditioning unit, books, floor, etc. You be the judge whether or not this is acceptable for a rental.
