The rooms and grounds were lovely. We had two king suites. However, it appeared that they had not been cleaned fully. We found a pair of women's under garments left in a corner and both the tub was dusty and the fridge had syrup and bugs in it. Several surfaces in our room were dusty. I let the owner know, but did not receive a response. My biggest complaint, however is that they decided not to serve breakfast without telling us. I happened to inquire as to the time frame for breakfast at 8pm and was told that because she and her husband were in their 70's they didn't want to interact with guests. It was a little late at that point for me to make other arrangements for breakfast and to be able to stay until check out to enjoy the room the next morning. It would have been very easy for them to provide individual breakfast items to the rooms as other Inns are doing during this time. I did see and speak with the husband in the morning providing breakfast for the horses so I know they were not ill themselves. There was no excuse to not provide breakfast and especially not to let us know. I would expect more from an Inn of this caliber.

We stayed here in Oct from out of state. My husband spent hours reviewing many different accommodation options and from photos and reviews decided we would stay here. When we pulled in, we thought we had arrived at a run down old house. It looked like the garden, landscape, steps leading up to the house hasn’t been tended for a long time. “Contactless checkin” means there’s an envelope with your name pasted on the door with your room key. Open the squeaky front door to a small reception area, all other doors are closed (no fireplace in lobby as advertised in one website) up the stairs. All rooms are name of horses. Our room is a good size, four poster bed, with 2 comfortable chairs, fireplace, a desk, a small fridge in closet but unplugged and one bathrobe (there are 2 of us). The bed was made but the whole room wasn’t dusted. The desk was dusty, 2 mugs and 1 wine glass were on a sugar spilled tray on the desk. A kettle for boiling water was provided but no drinking water. Some tea bags were provided in a tea box that’s covered with finger marks. All surfaces were dusty. TripAdvisor put this as “Bed & Breakfast of choice when visiting Sudbury”, this should updated - no breakfast at this place. No horses. There’s a balcony out of our room with a few chairs and table haphazardly thrown out, but a step out into it made us hop back into the room. Being engineers we are aware of safety, that balcony support and flooring don’t feel secure, was there supposed to be a roof on it, we wondered?! Shower was leaking with no way to shut completely off. So basically we only slept there, it is not cheap. Don’t get me wrong, all the furnishings and features of the house are lovely. No doubt at one point the inn and its grounds was a beautiful place and a pride to its owner, but without proper maintenance such place can turn derelict very quickly. The owner needs to update all the websites description of this place and all the photos which were outdated and price accordingly.

The room was not cleaned in my 4 night stay. The bathroom sink would not drain. I asked to have it repaired but no one did anything about it. The told me the plumber could not find my room. I was the only occupant of the inn. I never met the inn keeper or anyone else. I asked for a partial refund but was told to get loss.

Okay, I’m going to list the pros and cons. Pros: It was a very beautiful farm, there were horses and chickens and I enjoyed most of the farm. It was a wonderful experience meeting the horses and the ownership. There was also homemade jam that was scrumptious. Cons: First of all, the house was definitely not the best experience. It was not tidy and musty. The hot tub had a tile velcroed to the tub and it fell off and broke. Another thing the owners were very oblivious, a family member got locked out of the hotel and couldn’t get in. I took advantage of the situation and opened the door for them after they got locked out, the next morning we told the owners and one of the owners actually cared, while the other just shrugged her shoulders. At this point, they are in there 70’s and I personally think they should be retired. Thanks for reading.

What a delightful experience we had at the Arabian Horse Farm Inn!! We contacted Joan ahead of time to let her know we wouldn't be in til after midnight. We had no problem finding the inn, parked in front of the house and went up to the front door... she had left the light on for us. We found an envelope with our name on it with our keys and directions to the room... I had read that all of their rooms are named after one of their beloved horses. |The room was clean and welcoming with all the charm and quirkiness you'd expect in a farm house from 1880! |The next morning we were served a yummy breakfast in one of the rooms that had an old ice box, antique stove and other antiques and collectibles. We were served a perfect omelet with eggs and herbs from their farm and even homemade jam! Joan even showed me how to cook the perfect omelet after I asked her if I could watch and I bought some of her jam. |One morning...before we ventured out to explore Boston, Salem and the surrounding areas... we took the time to feed the horses some apples and meet Rio their sweet handsome German Shepherd pup. The grounds are beautiful to explore. Joan was kind enough one night to invite us to a dinner party they were having with friends. But we were too busy exploring to accept the invitation. |At one point my husband had mentioned to Joan and Rick it was our anniversary... to our surprise our last night there... there was another note on the front door with a key to their "honeymoon suite". Such a thoughtful gesture!! |Thank you Rick and Joan for making my first visit to the Boston area a memorable one and for being such gracious hosts! |

Good Points: Lovely, quiet and quaint B&B. Welcome was warm and friendly. Room exceeded expectations - large, comfortable, clean and with a lovely spa bath and balcony. Breakfast was well-cooked, tasty and plentiful, with the added bonus of being able to eat on the veranda overlooking the garden and paddock. Even provided with a basket of carrots to feed to the horses when we walked round the grounds afterwards. Really enjoyed our stay.||Bad Points: Apart from mistaking some grass up the centre of the drive for a scary, shadowy figure in the dark when we walked back from the local restaurant - nothing :-)

It helps if you like A. quirky and B. horses, which reflect in the eclectic decor, and if that's your boat, it will be well and truly floated by the Inn on the Horse Farm. Minimalists and hipsters will hate it but they will be missing out on Joan and Rick's friendly welcome and hearty breakfasts with 'proper' English tea, not the ersatz crappy American version, and eggs from their hens. We were made well and truly welcome, with a relaxed atmosphere, a complimentary bottle of wine, sherry and glassses in the room, a huge jacuzzi bath, along with with the most comfortable bed we encountered on our whole trip around Boston and the coast. Colin, their 9-year old grandson was a superstar on his first experience as breakfast waiter! All the other guests were returning visitors which speaks for itself. All in all a charming experience.

Refer back to the reviewer who mentioned a likeness to the “Bates Motel” and you will have it about right. Comfy? Cozy? Uh...creepy is more like it. We booked a night’s stay in October and upon arrival, there was no designated parking and no obvious sign that indicated where we should enter. In addition, the place was totally deserted. No sign of life anywhere. After wandering around the (unkempt) grounds, looking for a place to get in, we finally found an envelope taped to one of the doors that had our name written on it and a key inside, along with a note that said we had been “upgraded” to a cottage in the back of the property. We located the cottage, unlocked the front door, and upon entry were nearly knocked over by the smell of mildew. The entire place was dirty, the linens were old and dusty, the sliding back door was broken, which made the place unsafe as well as uninhabitable, and there was a general air of neglect about the place that was, to put it mildly, totally unacceptable. We did not stay there, but found a local hotel to accommodate us that night. This was a very disappointing way to end our ten-day dream trip to New England. All of our other accommodations were excellent.
