Positive: I liked the location of the hotel as it was in downtown Annapolis. Negative: The room was "pretty rough around the edges". I know this can happen in hotels, however the bed was kind of hard, the pillows were old and flat. Additionally when I went to take a shower Sunday morning there was no shower head, only a faucet. Last minute booking for the Military Bowl & we wished we had more time and more nights at this super unique, but fabulous location! Room was clean, staff was FABULOUS & made us feel like regulars, and the location is perfect! We’ll definitely be back & the complimentary breakfast was awesome!

Pros: the location is ideal, within walking distance of many shops, restaurants and bars, as well as Eastport, the harbor and Academy. Our room was quiet, despite it being above the busy street and delly. Food is far better at the Delly than you would expect and they have EVERYTHING on the menu. Waitstaff is cheerful, fast and skilled at maneuvering in the very tight spaces between tables and booths. Upstairs in the delly is significantly quieter and cooler (temp) than downstairs. They have some good craft beers, as well. The price at the Inn is about the best you could find in the area. Nice to be in a family-run, historic place rather than a chain, giving that it's "historic Annapolis." You don't have to order from the set menu; you can get $11 off another dish if you prefer. There is adequate lighting to read in bed. Heating and cooling work well, with individual adjustment in each room. A hairdryer is provided.||Cons: the stairs are steep and narrow with handrail only on one side.No AC in the stairwell or corridors. You take your luggage yourself. The $11 discount is advertised as $11.98...please change that on your site! As other reviewers say, the rooms are very, very small. The showerhead is an antique with no "options" but water pressure and heat are fine. The bed was soft and bouncy and saggy. The pillows were very thin and flattened instantly. Linens were thin and scratchy; the bottom sheet was not fitted and came loose repeatedly. They are standard linen company supplies, as there is no laundry on the premises. This wouldn't be so annoying except that their brochure advertises "premium linens." Nope. The towels were fine, though. It also refers to modern rooms...really, they are like 1960s motel rooms. We had no shampoo or toiletries in our room. There is no chair or luggage stand.||Given the very reasonable cost, this is a decent deal, especially given the walkability of the location, a huge plus in the unbearable heat. But if you need a little pampering, or a bed like the one you have at home, or expect any extras, you won't be pleased.||Even if you don't stay at the Inn, DO have a mean at the Delly. It's well worth it, especially if you like things a little funky and your food satisfying.

I give it 5 stars because of the value. If you can't walk up three flights of steps this isn't your place. Overall cleanliness, convenient location, free full basic breakfast or half off any other breakfast order. You can't beat the price in town. The staff is extra friendly and helpful. You have to park at Gotts Court Garage and walk over. Check in at Chick n Ruth's register. They give you the room key, backdoor code, and parking coupon. Best thing is that it is right above Chick n Ruth's. Best food, best portions, best price. Delicious and you feel like family. I will definitely stay at the Inn at Main again. Chick n Ruth's is the best.

It's the perfect location if want to spend some time in Annapolis for a few days. It's within walking distance of the harbor, the Naval Academy, the state house and so many great restaurants and shops. It's surprisingly quiet for being on a main street and above the diner and the price is so reasonable. The rooms are minimalist but clean and comfortable.

My daughter and I took a chance on this little B&B which was 1/3rd the price of the historic hotel where our family reunion was held. We were not disappointed. We were just a few blocks from the reunion hotel and right in the middle of all the action and restaurants and shops on Main Street. The area was safe with lots of people out at all times. Very Old School diner below, but our room was very quiet, being in the middle of the historic building. Modern, clean room with a big window, but small. No chair, no closet, no microwave, refrigerator, or coffee maker, but then, we expected that. The sink is in the room. Steep stairs, not for mobility impaired. The parking garage behind is under construction. The bed was comfortable, but when getting in or out, it squeaked like a banshee. Good hot water, and good heating and air. Very nice for the location. We ate at several restaurants just outside our door, and the food was fantastic!

Had a great stay. It's a bed n breakfast in an historic building. Our room 301 has been totally remodeled with a great view of Main Street. Yes you have to walk up 2 flights if stairs, (no elevator), but small price to pay for being right in the middle of everything in Annapolis. The breakfast was awesome. Parking is an issue especially on weekends. Definitely will be back.

This is 5 stars from me! It's all about location, ambiance, and character. It's not the fanciest place in Annapolis but the service is fantastic, location could not be better, the price is great, and the local flair at the restaurant could not be more authentic. My only complaint was the internet wasn't fast enough to do more than check email and scroll non-video social media before going to sleep but I probably needed the sleep anyway. Highly recommend.
