I was very disappointed by this hotel in almost every way. It was probably very nice at one time, but not so much now. Almost all of the room doors show marks and patching. The hallways had trash in them. The shower in our room had a significant amount of hair left visible in the shower (see pic) and more that came out of the drain when the water was turned on. We ran out of toilet paper in the room and were only there for one night. The toilet seat had a broken screw or something and shifted around. The AC did not adequately cool the room. We had to request bedding for the sofa bed and additional towels. There was still an hour of the breakfast serving when we went down and much of the food was gone or almost gone.

You pull in and the parking lot if full of weeds, grass is not cut and brown. There is a camera stand in the middle of the parking lot. 2 homeless passed out in front of the pool part of the building. The outside of the building is discolored and falling apart. The experience only gets worse once you enter, we walk up to check in, and the person behind the desk does not welcome you, is short in answers and annoyed to be checking you in. He then says after 8 the only door that works is the front door. We then head to our room, and there is stains on the carpet that are oddly pink/red. We get to the door and it has obviously been broken into before as it has pry bar marks on the door and door frame. We get into the room and the bathroom is dirty, walls are stained, drywall screws are uncovered all over the walls. We left to head to a Royals game, on the way out I ask the person at the desk(different one) if the area is safe, they chuckle and say I guess. Could tell it's a forced lie. We come back from the game and there are now 3 people passed out in the lot at 9 pm. We pack our stuff and leave. I stay at numerous holiday inns and hotels in general every year, this is the worst hotel I have ever entered...

The only thing this place has going for it is its easy access to Kauffman and Arrowhead. It’s a quick little jaunt. The breakfast isn’t bad with a pancake maker and the usual quick breakfast items included. The elevator is EXTREMELY SLOW and very stuffy. The hallways are EXTREMELY warm. The carpet in the hallways are almost black they are so dirty/stained and are in desperate need of being replaced. The carpets in the room wasn’t any better. The room was very “moist” but it did keep cool in the 90+ degree temps. I’d pass on this one. The convenience of the location isn’t worth the uncomfortableness of staying here.

When you pull in you will notice that the landscaping is comprised of overgrown weeds and some trees. The stucco on the building looking like it was about to crumble. Once you walk in to the main lobby, immediately you’ll notice that the facility does not keep the same high standards the other Holiday Inns keep. From the carpeting to the walls, everything is run down and needs attention, it did not feel warm and inviting at all. I got checked in and made my way to the room where I observed quite a few more things. Such as a bathtub where the enamel had worn down to the rusted metal tub making me think…do I really want to stand in there to shower in hopes of not stepping on a piece of rusty bathtub and end up getting tetanus? The carpet in the room looked like the rest of the hotel-worn out. Not to mention the stains and some sort of caked in white substance that was so dry and crusty, any reasonable person would question the housekeeping practices this hotel keeps. And, I think the weird odor in the room comes standard with every room. After a long day of travel and an even shorter night of sleep, I was looking forward to the continental breakfast, because typically the Holiday Inn puts out a really good spread. Again disappointment set in once I arrived. Getting there at 6:30 am would be just minutes after breakfast began, I expected to see an overflowing abundance of food. That was not the case. The breads and muffins were nearly nonexistent and there were no eggs and very little meat. Don’t even get me started on the weird fluorescent lighting which did not add to the ambiance at all. I mention all of this because I would have lower expectations if I were staying at a low rate (one star) motel, but this is a major international hotel chain and I always stay at Holiday Inn, and this location simply was a let down, especially for the nightly room price that is charged. This particular location has a lot of work to be done. I would definitely recommend spending your money someplace else.

Holiday Inn Express, you should not use Guest Reservations! I thought I was booking through the direct website and now I'm charged a ridiculous fee on top of the reservation even through I denied the charge through my credit card. Now they won't refund my money. 3rd parties should present themselves as the actual hotel via a website. Then you don't even know until you try to call. Very disappointed. I'm hoping the hotel will do the right thing and refund my money. I'm charged almost $300 for a cancelled reservation.

Stayed here for the first time for a three-day weekend getaway. Longtime Holiday Inn Express IHG Gold member. Property was dated, not well maintained, and in a seemingly sketchy area (that factor obviously being beyond Management control). Lawn needed mowing and was overgrown with unsightly weeds. Some carpeting was dirty, walls around elevator entrance needed cleaning and a fresh coat of paint. Could only enter through the main entrance, not through the side doors on property. Room key access was disabled on three occasions (maybe demagnetized, but it's rare this occurs from personal experience). Assume this was due to security? Guest bathroom door did not fully close. Toilet seat was crooked. No bottles of shampoo, conditioner or body lotion, which I thought was standard across the HIE brand. Bath towel was very small. Smell of marijuana in hallway (recreationally legal in Missouri, but still a smokefree property). Breakfast service was substandard, as the coffee canister was empty, out of eggs, tiny juice cups, and kitchen cooking odors wafted into the dining room. On a positive note, staff were pleasant and accommodating, particularly the guest service manager, who was wonderfully personable. Room was clean, AC worked well, bedding was comfortable, and pool was clean and relaxing. Have stayed at many HIE hotels for business and leisure over the past 20 years, and this property ranks near or at the bottom. Pay a bit more and upgrade to an up-to-brand standard hotel if searching for a stay in the area.

this is a very tired run-down hotel. We stopped here last year for a Royals game and let the condition go because it was close to the ballpark. Not this time. Both times the staff has been exceptional, but the hotel is run-down and feels dirty. They do not have the pumps in the bathrooms and are not free with the accessory soaps and shampoos. The breakfast was sparse, and they do not have the Holiday Inn sweet rolls. Barely any bread selection, no fruit, no hard-boiled eggs, a pitcher of 2% milk but again, the staff was exceptional but we will drive farther next time

Where to begin… First impressions - the grass in the parking lot is overgrown, with weeds everywhere. The outside of the building looks as if some of the plaster is cracking and peeling. The hotel itself is on a busy road, across from a dilapidated hotel that looks like a crime scene. Staff - we were greeted immediately and all questions were answered but the staff was not dressed very professionally. We were also told that the front doors to the hotel would lock at 10pm for our safety and we could unlock the doors with our hotel key “but sometimes the keypad doesn’t work so just knock and we’ll let you in”. Great… that seems safe… The room - we were not given the type of room we originally booked, to which we were told they were repainting a few tubs nearby and there were strong fumes. The room that we were riven smelled like smoke as soon as we entered. The wallpaper was peeling off of the walls, some of the walls looked as if a Coke had exploded and was never wiped off of the wall. The sheets felt damp (when mentioned to the front desk, the lady working said “yeah, they get like that sometimes because we don’t run the air when the room isn’t being used”). At first use of the bathroom, we discovered a hair on the toilet handle. The door to the room and other rooms down the hallways all looked like they had been busted or hit and needed to be repainted desperately. All in all, my husband and I were traveling with our young sons and didn’t feel safe here - overall safety or hygiene. Within an hour, we decided to cancel our reservation (losing $$) and book in another hotel. This hotel is not what I think of when I think of a holiday inn express. I would be embarrassed if I were the owner or IHG (hotel parent company). Do NOT recommend. At all.
