2k in Rent +290 for mandatory fees including trash concierge. Its there for days and days the stench and raccoons are the worst. Its so embarrassing. The only show places when trash isn’t there. There is so much turnover and transfers in out the management office this person you sign with wont be there when you resign. Yelp reviews are real they aren’t the only apartment in New Albany School District. Annual renewal expect to pay increase of +300. Requests and repairs are slow like 3 to 4 wks. The dog poop the familes of raccoon that attack your trash when concierge decides to skip your building. Its gross, please beware.

I was really interested in this community until reading further into their reviews as well as speaking with current residents about their experience with the complex. The final deciding factor for me is the disrespect pulling into the complex and being greeted with torn and tattered American flags flying high out front. Not one flag but four all torn, ripped, and tattered.

Horrible place to live. They have a torn American flag which is a disgrace. The staff is very con artist they show you a nice unit and when you move in the place is so dirty. They don't care about sanitary living conditions and the fake five star reviews I wouldn't believe those. The unit was dirty carpet and then they the staff each of them lie and it's just a disrespectful dirty unsanitary place to live.

I lived here for a year. This is going to be the detailed, honest review that I wish I could’ve read prior to signing the lease. The majority of these 5 star reviews are about the move-in process because they will call within a week of your move and ask you to leave a positive Google review (they keep track of who is receiving these positive reviews via tally system in their office). The unit is ok, but nowhere near worth what they charge. Even considering the current housing market and inflation, it’s absurd. When I moved in, the apartment was in relatively good shape and clean (many others can’t say the same). It’s very outdated though. Cold air comes in through the outlets and the windows are old and raggedy. The fees are absolutely ridiculous. They force you to get cable (that costs twice as much as what you would pay normally for the same plan), charge you $110 for the general trash/valet trash removal only to have the compactors overflowing 80% of the time and for trash to be sitting outside of everyone’s doors for days. When it’s all said and done, you’re looking at $290 in extra fees on top of the rent in addition to the gas and electric (don’t forget that 3% platform fee just to pay over the app). Oh, and that “quick walk-through” barely halfway through your current lease where they will come in and compliment you on your decor and make conversation with you is all a ploy to show you a lease renewal with a steep rent increase and they’ll try to push you into signing it right there on the spot. She literally put it in front of me with a pen and said “So you just need to sign and date here”, and when I refused they told me “We are only offering this ‘deal’ to two residents and we have two more walk throughs today.” They are not afraid to strong arm you into a sale…..I began looking for a new apartment that same day. In regards to amenities, the fitness area is terrible. Everything is dilapidated and/or missing altogether. The pool is ok, but it’s way too small for the size of this property. As far as maintenance is concerned, I only had positive experiences. The few requests I placed were promptly addressed. This property is full of children. You have to be hyper aware when driving because they will run in front of your car without a second thought. If you have kids, they’ll have plenty of friends to choose from. If you don’t have kids, kiss any hopes you had of a quiet living experience goodbye. The location is nice. You’re close to everything you could possibly need. It’s a relatively quiet area, and there is no security on site or surveillance cameras on the property. Unfortunately, my car was damaged in the parking lot and there was nothing that could be done. Living next to a metro park with numerous trails can be very convenient and certainly has its advantages. But these buildings are old and just about every insect under the sun will find its way into your apartment at some point. Personally, I did not enjoy looking up at my light fixtures and watching all the bugs crawl around inside. As often as I saw the pest controls trucks, that company might just be making more money than the front office here (Yes, there are pests here. You’ve been warned). In conclusion, I urge anyone considering this complex to look elsewhere first and weigh their options. Individual/family needs play a large role in the compromises one is willing to make in the apartment selection process, but this place is simply not worth the cost.

I’ve had an enjoyable time here at the Estates. I just renewed my 2nd lease, I look forward to living here for years to come. I host every weekend, the living room space in my apartment is incomparable to most other places I’ve seen near by. Aliya in the office is always very kind & polite, she always goes out of her way for me and my entire family ❤️ I’m appreciative of the maintenance staff as well. I recommend this community to anyone looking for a nice, private, quiet community! The property management changed within the past few months and you can see positive changes all throughout the community! Thank You to property managers Haley & Kat for every thing theyve done for me since they have been at the property!

I moved into the Estate at New Albany recently and so far has been a great experience! The leasing agent, Rikki, was very helpful during the whole process! She explain what I was signing and followed up after the move in to see how I was doing. Great customer service! The one bedroom apartment is very spacious and allows much natural light to flow throughout! I am looking forward to at least the next year here!

Although it is beautiful on the outside and the units are spacious, the staff are some of the most unprofessional people I have ever dealt with. When I first moved in, the staff kept urging me to leave a 5 star review to even out the bad reviews left by disgruntled tenants(see attached flyer). Honestly, that is probably why the ratings are so high here. After dealing with the terrible communication, lack of urgency for maintenance requests, overflowing trash areas (despite being charged an extra $75 a month for it), required cable and internet for $130, dirty unit upon move-in and ridiculous cleaning fees, I can see why people left bad reviews. When I moved out, they kept my deposit and had the nerve to charge me more for cleaning despite me cleaning before I left. Their excuse was that I did not leave vacuum lines in the carpet and failed to use the self clean setting on the appliance. In the pictures I was shown, I saw faint lines and a clean carpet. I was not aware of the self clean function and was not shown any evidence as to why this resulted in noticeable filth. And if there is such a thing, I don't see why I am being charged $75 for not pushing a button. I would not recommend renting from them since they seem to be run by unethical people that take advantage of others.

Terrible experience. We checked out the place and it looked decent so we filled out an app and paid admin/app fees and oddly enough they had us sign documents before we even got an approved or even pay deposit. Acouple days after we applied and reviewed the decision further, we were unable we came to a decision on behalf of our finances and space and we were unable to complete the process and move forward, they neglected the manner continued to push the app knowing we did not want to go further.
