Moving to the greater Cincinnati area for work this past year was made 100% easier by living at elevation 800. My family has enjoyed the scenic and beautiful property immensely! Family time at the pool all summer was priceless, and the adjacent park and playground are a wonderful plus! Resident events are scheduled often, and they even had a full week of celebratory activities during Christmas time, including a family photo shoot! The property managers here are extremely helpful and supportive. They listen intently and address any concerns promptly and efficiently. They have implemented a parking pass system that has completely eliminated the parking issues they initially had during their first year. Having an apartment that is very close to both downtown Cincinnati and the northern Kentucky area is an exceptional luxury! I can see my family living here for quite a while, as we have never been happier with our accommodations! I have personally recommended these apartments to multiple friends and co-workers who also look forward to joining the community here soon!

My boyfriend and I have been living in a two bedroom unit here for over a month now. We have loved our experience and really have nothing bad to say. Our floor plan is very spacious and the setup is really nice. We have never had problems with parking even while I work nightshift. The complex is very quiet and everyone seems super nice and respectful. Our move in process was super simple and the property manager was very responsive and helpful with minor issues we encountered. We are very glad we moved in and would definitely recommend it to others!

Having lived here for almost a year, here’s the review I wish had existed before I moved in. The Pros: -Location (Close to downtown, Interstate, etc…) -The view (Depending on your specific apartment) -Open Concept living -Pet friendly (Some great neighbors with awesome pups) Somewhere between Pro/Con: Maintenance needs - Maintenance has been mostly prompt in addressing issues, but in the first two weeks of living here - we had to have wiring fixed in primary bedroom (guy said he wasn’t sure how it passed in the first place), shower stall replaced in primary bathroom, garbage disposal replaced, dishwasher line fixed because replacement garbage disposal not properly installed, no water for half a day because of drainage issues for the building, and a move in check-list of items that was never addressed. In the time since then, the upstairs neighbor had to have shower drain repaired twice because of leaking into our apartment, our A/C unit went out & was out for two days because it was wired to the wrong breaker box Neighbors - We have some great friends we’ve made here, but other neighbors never pick up after their dogs, don’t bother to properly secure trash - leaving it sitting in the parking lot or spilled out by the dumpsters, blast music loudly outdoors during quiet hours, etc… it’s really a roll of the dice with what you get here Space - Depending on your lifestyle, decor, etc… these can feel small & limited with storage space, though some neighbors find the space adequate - we realized it was a bit too small of a floor plan for us. The Cons: -Poor Construction (These definitely seem like they were thrown together, you can see paint lines, trims weren’t complete, door handles are crooked, shoddy wiring, paint already coming off exterior doors, etc…), the subfloor is awful and there is no soundproofing at all in these units, while you expect some noise transference, I don’t expect to be serenaded by my neighbor every day or listen to people’s phone conversations. -Parking - Even paying for a garage, it’s still a struggle many nights to find parking for the other vehicle in the parking lot. If you need to leave early in the morning, good luck navigating around all the cars that are just parked alongside the curb, in front of dumpsters, medians etc… -Changing messages on amenities - The original mockups for the property had some different finishes, but more specifically had nicer finishes to amenities, like a nice outdoor grilling space with commercial grill. After about 6 months, the messaging was “We’re having contractors come out to measure so they can pour concrete for the grill to be installed” then suddenly, a single (residential size/quality) grill was set up (no new concrete poured) and and info on how to use the grill was sent out, along with a note that they hoped to add a second one… When later asked about finishing up the amenities, the Property Manager explained that everything was done, that was all that we were getting. -Property Management - Honestly, this one is the worst of my complaints and I think that is because it seems the easiest to correct. During my time here our property manager changed & the new manager seems to have made it her mission to blame residents for any concern they have or gaslight them into thinking they are the only one that has that concern (like neighbors don’t talk & share grievances) - She often takes her time to reply to questions/concerns and when she does, she is rude and unprofessional, refuses to acknowledge past statements or mistakes and insinuates the resident is the problem. I could go on & on about this place - I really was optimistic when we first moved in based on the location and the potential, but after dealing with all the construction nightmares of a property still being finished while we lived here, we were hopeful it would improve - instead, it just became more problematic. For the price point, I think there are more comparable options with less headaches.

There is not enough parking here. If you come home after 7pm all the parking spaces will be filled. You will be forced to park anywhere. And if you have to be to work before 5am, good luck trying to back out, there will be a line of cars behind you. It’s not their fault, they have nowhere to put their car. But what most frustrating is instead of the office having compassion about an issue they didn’t think about before building this place, they send badgering emails threatening to tow cars for not being in a parking space. Or they suggest for you to park at a random park next door to the complex. Which is a very ridiculous request. The park is dark and is in the woods. And why would I park at a park having to walk over to my complex, when I should be able to park at my complex.

I was a little skeptical due to the amount of positive reviews, but Ashleigh really is fantastic. She hands down is the best person I have ever worked with when finding an apartment. I know I can reach out and she’s on it. (She really needs a raise for running this by herself. $$) I would stay here as long as she is running the property. The only down side is, construction is a little chaotic right now, some minor maintenance issues had to be handled on move in, and I do also wish there was more parking. But overall, I’m happy to live here. It’s beautiful. Cheers to you Ashleigh!!

We are in an all out parking war out here. Either you have to park a mile away from your apartment or there is no parking space at all. The manger Kailey is unreasonable, it seems as if she is working against her residents and don’t seem to put herself in our shoes. Kailey hired a towing company to start towing cars that are not in a parking space even if you are a resident. I wish I could enjoy having guest or visitors over. However do to the parking horrors you will not be able to enjoy your friends in peace. You’ll have anxiety that while you are in your apartment it’s a chance that your friend or family members’ car is getting towed outside. There are approximately 130 units at this complex, but Kailey says that our guest can only use the 1st eight parking spaces at the entrance of the complex. if eight residents have guest over, the other 120 of us residents will not be able to have guest over. For example if your boyfriend wants to come stay the night with you but those eight spots are taken, you might as well send him back home because when he wakes up in the morning his car will be towed. I watched the towing company kailey hired tow 3 car tonight starting at 8:30pm.

Updated 06/2023 Elevation 800 is a great hidden luxury community. The property is in an amazing location with all the amenities you need. Amazing city views from the new pool area and a quiet community even during construction. Location is close enough to everything you could want but far enough away to be a relaxing home. Ashleigh has been amazing during the process of answering any questions and touring the property. I feel that she is a property manager that truly cares about making this a great community of residents. *UPDATE** 6/2023- after moving into the complex in October and the great initial experience with property manager Ashleigh, unfortunately she left a few months after my move in and the property has went steadily downhill since. Trash piles up around the dumpsters regularly and just sits there. Parking is a nightmare with not enough parking and people parking on the curbs, in front of the dumpsters etc. siding is regularly falling off the buildings as well as the outside dryer vent covers and never get repaired. Any concerns brought up the new manager Kailey, she tries to change your meaning/words and imply that it’s your job to put in work orders for general building maintenance that is seen not related to your apt when the property team should be checking for these items by walking the property. We have 1 maintenance man for the 5 buildings and he is great but unfortunately only works at this complex a few days a week as they have him covering another property. The issues here probably need at least 2 maintenance team members on site daily to address all the general issues.The pool has been open about a month and has already been closed a day for repairs to the concrete joints, which is scary seeing as it sits on a hillside. The pool furniture is also already filthy a month into use even with a rule stating you can’t sit on the furniture without putting a towel down, clearly that is not followed and isn’t cleaned. Package delivery is impossible for the delivery companies, with the unusual numberings on the apts packages just get delivered randomly anywhere in the complex and you have to go find them, even with the package lockers on site most companies don’t deliver to them regularly, and the complex charges $ to sign up to get your deliveries in the lockers but they rarely get delivered there. The apts also have zero sound insulation from the outside, you can hear people and sound system from the pool 2 buildings away inside your apt with all doors and windows closed, sound issues were blamed on subfloors when brought up to management. There tends to be dog feces all over the dead grass on the grounds as well as the dog stations being regularly out of bags and the receptacles already have broken lids less than a year in. As someone else pointed out the only thing luxury is the price and the location is about the only positive for this property. We have a PLK corporate employee living on site so you would think these issues would be addressed but maybe this is how they run all their properties, I would also point out contacting PLK with concerns does no good as they just back up the manager. They pick and choose lease rule enforcements , example Ashleigh sent email to all residents allowing balcony privacy wraps, Kailey made them come down referencing the lease that nothing may be attached to the building and they don’t fit the community aesthetics, which would be fine but she also in that same instance allows lights to be attached to the building in the same manner the wraps were attached. I would recommend spending your money on an actual luxury complex and avoid this community that promises luxury and delivers mediocrity.

Feel like a bait and switch is going on with management they bring you in with a great manager and you sign the line and now sub standard staff Kailey comes in. Place is a hot mess trash everywhere and dog waste stations over flowing. The parking is a joke can’t find a spot it’s horrible you can’t entertain because there is no where for them to park. These aren’t luxury units the quality sucks not luxurious and no sound proofing. Don’t waste your money.
