Cortland on Ponce - Apartment complex in Decatur - 220 Ponce De Leon Pl, USA

The leasing team at Cortland has been amazing. They took the time to address each and every one of our questions and even stayed behind after our tour had ended to show us a couple more units. We can't wait to move in!

Update 10/22: Can in no way recommend this place to live. It appears management is clearing the building slowly by not renewing leases. People are leaving. I REALLY don’t feel safe now, even after they got rid of the homeless guy living in a storage room across the hall. Workers and foul building materials in the halls are replacing them. Cortland Properties took over the building. A “street person” was found living in a storage room across the hall from me this week. Guess we practice diversity! They are worse than the prior management team. The acquisition and rollout reminded me very much of a tail wagging the dog. Give these folks and the place a miss for a year. They truly need it. Reply from Cortland management suggests a rosy future, but I still say give renting here a miss after living here 4 years. I no longer feel safe.

Do not be discouraged by the negative past reviews. Since new management took over around 6 months ago, this apartment community has completely revamped everything. Our apartment was renovated weeks before moving in and the design of our 1 bedroom unit is fantastic. A huge shout out to Kloe and the rest of the management team for being nothing but warm, welcoming, and easy to get in touch with. Highly recommend Cortland (on Ponce, specifically) to anyone that is interested in living in arguably the best spot to be in downtown Decatur!

There has been a great improvement since Cortland has took over the Property. The Staff is super professional, understanding and make you feel wanted and loved. Every visit to the leasing office is a wonderful experience. So if you looking for a new home, definitely stop in and give it a viewing. Ask for Ruth she is just spectacular!!

It's amazing how 24 inch TV and Amazon dot raffle will incentivize people to alter their opinion (see picture, thus the recent surge of reviews in January 2020). I had left a past review regarding my mixed emotions of PoP after living there for 1 year. Here's my 1.5 year update: -Security: Improving. I actually see a guard actively patrolling the building in the evening, and I am cautiously pleased. However, unwarranted roof visitors in the evening and weekends still remain an issue that has fallen to deaf ears. Let's see what will happen. See picture- drugs and dime bags are a frequent attraction, and you will encounter the lovely scent of marijuana here and there, and then some. I suppose that's the Atlanta flare, and PoP is not an exception. -Amenities and Parking: Unchanged. You will not find parking for floors G to 4 during business hours weekdays. In fact, it's gotten worse where you're left maybe 20 spots on the 5th floor. I suppose that's alright given how most people work day shifts, but a bit inconvenient to the night shift workers. The silver lining perhaps is that management started hosting more meet-the-neighbor events, which is great .. but I wish they could stream some of that money to build a fence to deter roof trespassers. These are more active issues that threaten our safety and quality of life, not a brunch to sugarcoat and ignore the problem. -Maintenance: The team is great. They respond quick and are efficient to your internal maintenance requests, but communal areas are rapidly decaying. I don't blame the staff. Unfortunately, the building was built with fast construction techniques and its age is showing. Ceiling cracks can be seen in hallways, and abandoned retouching is noted. See picture. RAM should consider updating/revitalizing its property, esp since the overall consensus is that this is a "luxury" property. -Value/Cost: Overpriced. Again, $1800-1900 for a ~750 square foot apartment (I think this number is padded with the balcony footage) is gouged pricing for Decatur. I have a friend who lives on 1133 On the Square and the pricing is almost $300-400 lower per month. I also have a friend living in a true luxury building in Midtown paying similar prices. Looking back, I wished I would have done my homework more thoroughly as I thought greater the price = better the quality, which I was wrong. Bottom line: Investigate all options thoroughly. While PoP may upsell you as a luxury property, it is a standard building. The facility is aging, and there are recurrent issues with trespassing, safety, and high management turnover. Management has tried to curtail the problem, but it may not be sufficient to your liking, particularly if you are a single female occupant or have children.

We scheduled an appointment to tour at Place on Ponce with Bill. He was absolutely fantastic. He was so kind and patient and appreciated how thorough and inquisitive we were during the visit. He was knowledgeable and went above and beyond to make sure all our questions were answered. He was enjoyable to speak with and it is so clear that he cares about his work and advocates and believe in the community and the property. Thanks Bill!

Bill Dayton is an absolute gem! His transparency in the leasing process, apartment availability, and the Decatur community was a breath of fresh air. He is knowledgeable, very good at his craft, and possibly the kindest person I've met in Atlanta so far. If you want to tour this apartment building ask for Bill! The apartment itself is very nice with updated amenities and layouts. Quiet but great location.

The staff has been so wonderful welcoming me to the building! Bill has been awesome to work with from the initial meeting and showing to moving in. In addition to promptly answering my emails, he has been most gracious and accommodating throughout the entire process. He made a major transition from homeowner to renter very easy. The apartment was ready for move in and was sparkling clean. I am so excited to be part of the Place on Ponce community!
