Ocean view room is what I made a reservation for. What I got was a small room, that adjoined to a much bigger room with better AC. We could feel the cold air pushing through the adjoining door. inadequate AC, and small balcony that 2 people can stand on. The ocean view is a small view off the balcony to the left. Main view is a huge tree that blocks the view of the building next to the building I am in.

Stayed in a 2 bedroom that has been redecorated since last we were there. Unfortunately the dishwasher had a broken sign on it and was not going to be fixed or replaced while we were there. There was no ice maker. The Tiki Hut has been closed for YEARS so really should be taken off the amenities list. Only one pool was open as the pump broke on the other one. The floors were filthy. My feet got dirty right after a shower just walking to the living area. There was no place to plug in a charger by the bed as the nightstands are fixed to the wall. There is a hole on top with a cover that conceivably could have a plug or USB installed by management (hint, hint). On the plus side the mattresses are heaven. (We stayed in their sister resort in St Augustine a year ago on these same mattresses that were so nice I pulled up the sheets to get the manufacturer. Lo and behold made in Charleston, SC and I have since bought one for my home) Access to the beach is great and the one pool area was lovely with both sunny and shady areas. When we checked in I asked if there were any scheduled activities but was told “no” and yet there was a water aerobics group every morning, but I felt uncomfortable joining since I didn’t know if this was an official gathering. Location is great. Walking to Flagler Avenue by way of the beach is a breeze.

We have a time share and booked here for a weekend stay. It’s not much of a looker from the outside. It needs a little maintenance on the outside but our room was perfect. Very clean and furnishings were great. The pool area the the building we stayed in wasn’t very large or have much but we didn’t come for the pool. Access to the beach was perfect. Check in was quick and easy even though we arrived at 2AM due to a delayed flight in. Plenty of restaurants and shops close by as well as a Publix less than 5 minutes away so you can stock the kitchen with what you need.

Great location near the heart of New Smyrna Beach. Rooms are clean and beds are comfortable. The resort has done some renovation after recent storms. The staff was very pleasant and aaccommodating. We will definitely go back again.

Pool areas are nice and clean. Beach view and access. Renovations in progress, so some areas including the lobby were not complete. Only 1 of 2 elevators were operational, absolutely no food or beverages sold on property. Be sure to bring coolers ice and drinks. Rooms were clean, freshly painted, and bed was comfortable. AC was cold but extremely loud.

Great location right on the beach! Hardly anyone on the beach. Great rooms and staff is friendly. Pools are very nice and wash off station is very helpful. My only complaint is that the WiFi is awful but I think that’s all of new Smyrna

Our first room had issues. Floor was dirty, bathroom fan and A/C were very loud. The bedroom door was falling off the hinges. The hotel management accommodated us by moving us to another room. The lobby by the elevator needed the paint job that was started finished and there were other unfinished projects. We didn’t see any contractor’s working the week we were there,(6/9-6/16/24). There was construction equipment blocking some parking the whole time. The pool had ample places to sit and umbrellas. The tiki hut was closed. Rumor has it that it hasn’t been open in years. Close to shops and restaurants.

This would not have been my first choice but we were traveling with 9 other families and this is where we ended up. We originally booked a 3 bedroom through Expedia and then the resort called me and said they didn’t have any available and I’d need to cancel. I cancelled through Expedia and booked one 2 bedroom and one 1 bedroom. Our rooms were fine, the AC was cold, the ceiling fans worked nicely, it was clean, the kitchenettes were convenient, and it was nice to have 2 bathrooms in the 2 bedroom. However, I thought for the money it was overpriced. There are 3 buildings (at least) that they rent out. Several families were placed in other buildings (I feel this isn’t described well on their website). One family booked a 2 bedroom and was given keys for a 1 bedroom under construction. Turns out the entire building is under construction. Upon returning to the front desk this family was told they didn’t have any 2 bedroom units available to them then had to stay in one building for one night then another building for another night (fine but a hassle to have to move all of your things twice). Only one elevator was working and on the day we checked out it seemed to be having issues. The lobby/hallway was gross and hot, gave nursing home vibes. One of the families said their air conditioning kept shutting off throughout the night (summertime in Florida, we can’t have that). However, both pools were really nice, cold, and well maintained. The tiki hut was closed (looks like it’s never been open before). The beach access was convenient. It was very pretty around the pool/beach area. They close the pool and lock the beach access at dusk. Probably for safety reasons but the entire point of staying on the beach is so you can get to the beach at any time. They had a beach access code but we never found a gate that accepted that so we ended up walking to a public access ramp to get back to the “resort” after catching the sunset at the beach. The sunrise from our balcony was beautiful. The staff was all very friendly and never seemed annoyed or flustered by our big group. We were within walking distance of a few restaurants and shops. All in all, it was fine. I’d never stay here again. Like, ever. For the price, it wasn’t worth it. But the area was very pretty and I’ll be back to explore and stay elsewhere!
