UPDATED NOTE: Chapel Ridge can be seen to be bribing residents for good reviews as seen on their most recent Instagram posts, where they offer Starbucks for the first 5 residents to leave a review. Do not trust these recent reviews!!! To preface, the associates at Chapel Ridge are great and do their best to work with residents despite the complex's problems; I give all the credit to the front desk and maintenance team for always being understanding and doing what they can for the residents here. There is no blame on their end, and all of the issues with the complex can be boiled down to corporate greed. I was happy with the complex at first, but the new management team is actually horrendous; Scion is a greedy group and will make residents pay for it. I was sent a renewal offer in September, and I admittedly made the mistake of renewing instantly as I had not experienced any issues in the month up to renewal and did not want to move again. Following that, they announced a new parking policy about a week later, where residents will be forced to pay $30 a month despite it being free before, just one of many greedy changes that were clearly unnecessary (there are plenty of open parking spaces on the lot). Visitor parking is also even more expensive, again previously free before, but now $15/day. We are frustrated as this would have been great to know prior to renewing our lease. Rent had also increased, and at first, it was what it was; residents were told they would be the lowest rates of the season, so I trusted that word and renewed. However, shortly after, Chapel Ridge and Scion kept dropping the rates, since understandable no one was signing up, and Scion refused to give me the lower rates for my unit. There is no way to break the lease either, as they do not have a buyout clause and do not mention this in the lease; The only option to leave the complex was to get someone to take over my lease, a near-impossible task as I had such a high rate compared to simply signing with the unit directly. As I was paying the price for what was now a 3-bedroom to stay in a 4-bedroom, I transferred to a 3-bedroom, but again was not informed of the $200 fee to change to a different unit. As I had no other option, I paid, and will unfortunately be with the complex again for a year. The older units are more run-down than the newer ones, but are livable; the rooms are a good size and the walls are not that thin. However, it is not something that's special compared to any other complex, and I frequently have pest issues; people are sent out to spray the unit, but have never actually done it in mine. The issues with the new management are too drastic for me to recommend this place in good faith to anyone; I came to Chapel Ridge because I am a low-income student and I could not afford other complexes, but Scion is insistent on leeching off of young adults and take advantage of North Carolina's sketchy realty laws. For anyone looking into this complex, spare yourself and go literally anywhere else.

Floide Shelly and Brittany Nelson are incompetent apartment managers. They lack communication skills and efficiency. I had an ant infestation in my apartment for 10 months and they only sent out pest control twice during my 1 year of living there. I ended up using my own money to stop the ant infestation. Every time I contacted Chapel Ridge management, via the phone or email, I was ignored. I had to physically go to the leasing office to resolve any issues. Including the times my refrigerator and washer/dryer broke. At the beginning of my lease, I had a false charge for Chapel Ridge’s rental insurance. Even though I provided the personal rental insurance I’d already purchased weeks prior. I was told Brittany Nelson was the only one who could remove the charge. I must’ve called & emailed 16 times, so I started physically going to the leasing office for days until she actually showed up to do her job. Keep in mind, Chapel Ridge was sending me daily emails saying I was going to be charged a late fee for their rental insurance, & it would be sent to collections. When I asked Brittany to remove the false rental insurance charge she got very nasty and unpleasant. It was finally removed after 2 1/2 months. Brittany Nelson also called my hip surgery “hearsay” and mocked & laughed at my disability. She also forced me to show my medical records to her. Floide Shelly came to my apartment and threatened/intimidated me Oct 27th, 2022 around 11am, to take down my previous review on Google. Overall, I would not recommend living here. The pictures make it look decent but between the constant pest infestations (ants, cockroaches, centipedes), appliances & washers/dryers constantly breaking, and the horrible management with communication issues, it’s an awful experience.

I chose to live here because it’s advertised as affordable student housing. While I was able to rent out a fully furnished apartment for a decent price, my experience at Chapel Ridge left much to be desired. In short – the management and staff struggle with communication, policies are ambiguous and unevenly enforced, and there is a lack of accountability among staff. One of the most frustrating aspects of my time at Chapel Ridge was the subpar performance of the management and staff. The management team was frequently out of reach, making it challenging to report and receive assistance with urgent issues. Instead, I found myself frequently interacting with office agents (oftentimes students) who were inexperienced and unclear about many policies, leading to lots of confusion. My roommate and I were forced to visit the leasing office repeatedly to ensure our issues were adequately addressed due to the inconsistent follow-through of the staff. We encountered several instances of conflicting information as staff members appeared unsure about protocol and policy guidelines. As a result, a simple task could take an unnecessarily extended period to resolve. The one time that I was actually able to speak to a manager in person (only because my roommate and I were calling for several days straight about the same issue), she was defensive and snappy the entirety of our meeting. Additionally, we often received inaccurate communication from management, or no communication at all about important matters – such as the murder that occurred on property that no one communicated to residents about despite police officers taking over the already crowded complex parking lot. I reached out to management several times about different safety concerns of mine (poor lighting at night, older men roaming around the property, lack of security, etc.), to which I received delayed and insufficient responses. It's disappointing to think that the management may be taking advantage of the fact that many of their residents are young students who may lack the time or awareness to advocate for themselves. The property is unkempt; half of the complex had no street lighting for the entire duration of my lease, because they refused to change the bulbs of the streetlights (despite assurances that the lights would be fixed early on). The breezeways are consistently untidy, with some residents even resorting to using them as storage spaces for their trash bags and broken furniture. It seems the only time the property underwent any beautification was when some unimpressive flowers were planted for an open house. The amenities leave much to be desired, with the gym featuring various pieces of broken equipment that were never fixed during my tenancy. The complex seldom organized any special events for its residents, and the few that were held were not advertised very well. Additionally, the absence of rentable equipment for the basketball, tennis, and volleyball courts adds to the property's list of drawbacks. The apartments are in need of renovation and appear quite dingy. The model apartment displayed during tours is quite different from the actual apartment we ended up moving into. The aged appliances were a constant source of trouble, with the HVAC system ceasing every other month. Maintenance had to be contacted at least three times before they agreed to upgrade the entire system. The kitchen light was similarly dated, often requiring multiple attempts to turn on. The erosion on the sink handles in my bathroom gave the impression they had never been replaced. For months, an unsealed crack in the shower remained untended, leading to the emergence of unsavory grime and insects. Only a few weeks before I moved out, the crack was finally fixed. It also took maintenance two weeks to address our broken washing machine after submitting the maintenance request, without any communication or acknowledgement. Live somewhere else.

As the parent of a former resident, I wanted to leave feedback for any parent that may be considering letting their child live here. Simply put, DO NOT DO IT! We were not expecting grand accommodations, the complex was older and the price was relatively inexpensive, but for a college student, we thought what we saw in the model was decent. What we got and the experience proved us wrong. A summary of the items: • The assigned apartment had a big hole in the living room carpet and a broken couch upon arrival. Both items were reported, but never addressed during the entire time of the lease. • The apartment was also dirty upon arrival and the carpet had a horrible stench. There was no refresh done by the apartment complex between tenant rentals. We paid to have the apartment professionally cleaned and shampooed the carpet ourselves. • There was a murder at the complex. While this is outside of the control of the management agency, there was little to no communication to the residents about the incident or any steps needed to address gaps in security. • Even though this is marketed as "student living" - older adults that are not students do live here. My student actively changed her morning routine in response to her interaction with a very much older non student resident. • Maintenance was slow to respond to tickets. Several times I had to step in to escalate to get tickets addressed after the complex failed to respond to my student’s inquiries. • Multiple packages that were said to have been delivered by the courier to the complex were never received by my student. • Front desk staff and on site “management” staff were young, inexperienced and unhelpful (borderline rude) when engaged for assistance. • The AC unit broke MULTIPLE times during the course of the lease and was never properly fixed. In the end, they put window units in the apartment and that only happened after I had escalated that the apartment was 90 degrees and a ticket had been opened for several days that hadn’t been addressed. To add insult to injury, several of those units didn’t work properly. • Parking is horrible…from student parking to no visitor parking without six days’ notice to the complex and the active towing… • Complex management is non responsive…I’ve seen more response to these Google reviews that my student received as a tenant. I could continue but this post is long already. Ownership of the complex did change mid-year, however the level of service did not change (may have gotten worse) yet the housing prices did increase for the upcoming year. I will say the one thing the management did do timely/well was collect their rent monthly regardless if the amenities in the apartment were in working condition or if issues were being addressed. If you are a parent considering Chapel Ridge for your student, especially with their recent rent increase, there are better, safer options out there. Do not put your student here...

Don't live here! Do NOT do it! If I could give this place a zero-star review, I so would. My best friend has lived here for a few years, and it has been nothing but traumatizing horror stories for her. I've gone there myself and honestly, just the outside of the apartment looks like a horror house. The walls were nasty and stained, people keep trash outside their apartment doors, there was a trail leading downstairs that honestly looked like blood. My friend has had maintenance workers walk into the apartment complex WHILE SHE WAS SLEEPING and with zero notice. She has had multiple maintenance problems with the apartment complex and overall, was a horrible experience. Happy I got her out of that horror house so here is my warning to people in the future... don't go here.

DO NOT MOVE HERE. As a resident for the past two years, I had an extremely disappointing experience. Save yourself the headache and the heartache. This place is the absolute worst. My water heater broke and started leaking in the middle of the night, when trying to call the emergency maintenance number, no one picked up and I was left with no choice but to call 9-1-1. This place is also unsafe. Someone was killed on the property and they only informed residents about the incident a couple of days after the murder. I also had a leak in my ceiling that went unresolved for over a month and the issue was never resolved. To top it off, the property managers have no regard or care towards the residents in this community. They should be ashamed at how uncommunicative and unprofessional they are. PLEASE do yourself a favor and live somewhere else. There’s plenty of other properties around that treat their residents with dignity and respect. Not to forget, they charge ridiculous move out fees with no evidence. It is nearly impossible to get in contact with them to get answers as to why those fees are being charged.

Though the rent is affordable compared to other apartments in the area, I’ve had multiple problems throughout my 2 years living here. A broken dish washer, ice maker, toilet, bugs and I was also locked out of my apartment for 12 hours. Overall management has very poor communication with residents and the emergency line is impossible to reach (took 12 hours to get into my locked apartment).
