This inn provided the best experience I’ve ever had for accommodation. I stayed her for six days over a conference in Newport, this place makes it feel like home. The sitting room is delicate and welcoming with snacks and coffee. The bedroom is very comfortable, I love the bed and bedding which feels soft and snuggle. I enjoyed every minute talking with the owner, Brian. He is such a kind person and he provided bakeries and fruits every morning to the door. I’m sad that Brian is about to sell this business soon this August. I really hope I can come back with my family to enjoy staying in this inn once again. Thank you, Brian! Regards, Henry

My husband and I have been visiting Brian at the Burbank Rose since 2017. Each stay is wonderful. The rooms are always clean (I even misplaced my phone and was looking under the bed once and it was completely dust free), the bathrooms are nice and the larger rooms have extra room in the bathrooms. The rooms with kitchen areas are wonderful. We enjoy having a glass of wine at the table before we head out to stroll around town around sunset. We have stayed in almost all of the rooms at this point and each has its own charm. Parking is across the street and easy to access. The location of the inn is essential to a wonderful stay in Newport. We have walked to the Breakers, First Beach, Cliff walk, to shops, and fabulous restaurants all from the inn without the need to take our car. Brain is such a asset to have as a innkeeper as well. He always has ideas on where to go or what food to try and every suggestion has been spot on. The Burbank Rose is more like a home away from home for us than just a B&B. We can't wait until our next visit!

I arrived late on a Thursday for a reservation. The key was laid out since Michael or Brian(?) was not staffing the inn at that time which is understandable. ||They emailed me a week before saying their parking area was not available and they may or may not have parking when I arrived. I called a few days before and was assured I would have parking. ||Anyways, I get there and there are open spots and on my reservation sheet it says I need to drive 5 minutes away and park and walk back. Mind you at 12AM with open spots at the inn it doesn’t seem like the best idea. ||I park for the night. More on that later. ||The space itself was fine. Plenty of space, clean, albeit slanted structure in most rooms. ||The next day I go down to talk to Brian / Michael about the parking situation and potentially moving the car. As soon as I got there all he could talk about was how “I decided not to follow directions”. He repeated that at least 3 times and quite honestly was a jerk about it with no understanding for my situation of when I arrived. I already wasn’t planning on returning but certainly would never do so with this person running the inn. @Brian / Michael: maybe try being a bit more friendly and understanding of your guests if you’re going to have them park .5 miles away. 1 star on the basis of awful customer service.

THE BEST LOCATION in Newport!!!! Brian is a plethora of information, knows all the in and outs of Newport. Sent us to great spots, and his baking is amazing. Great stay, thank you so much for everything.

Very disappointed in this place. I paid for the room with a kitchenette and was told through email confirmation that I was staying in the "wicker room" on the first floor which has a kitchenette. A virtual tour link was also sent to me to tour my room. However, upon arrival Brian said we only have one room left. And proceeded to take me to the 2nd floor to the " southwest room" which had no kitchen. The room is very small and the TV is balanced on top of the microwave which is balanced on top of a dorm room fridge. The place is in dire need of updating and renovation. Paint is falling off the place everywhere, and the windows allow every sound from outside to fill the tiny little room. I will not return. Very unfortunate that this has happened given my wife and I are frequent visitors to Newport. Expected much more from this place given I have several confirmation emails about the room I paid for and did not receive!.

Brian was spectacular. Staying at a piece of history this 3 story B&B was one of the best parts of our trip to Newport. Being from Texas we are very accustomed to southern hospitality and while we weren’t in the south the hospitality shown to my wife and I was just like being home. Brian went above and beyond with accommodations as well as giving us some history of the town, and FANTASTIC FOOD RECOMMENDATIONS!! You can’t go wrong with this beautiful home and such an awesome host. We will definitely be coming back as long as Brian owns it!! Thanks again for all the memories you were absolutely fantastic!

We stayed at the Burbank Rose for one night and had a pleasant stay. Brian greeted us, but if we had arrived when he was away, there is a prepared pamphlet with all the information you need to check yourself in. There is a parking lot attached to the B&B, but that is only for loading/unloading; the associated parking lot is about a 5 minute walk and is uncovered. The location is great; if your party is willing to walk a bit--just about everything is pretty close (the beach, Cliff Walk, historical sites, food, etc.). The rooms are definitely vintage with a unique feel, but in exchange for that, the floors are creaky, the AC is a window-unit, the bathroom is quite small. You do have to walk up a few stairs, so I don't think it is handicap-accessible. There is no longer breakfast, but a cute room with coffee and granola bars available. The price was very competitive when I was looking, which made the Burbankrose a good choice for us. If you are looking for a modern, new, easy accommodation, this probably isn't the place for you. However, if you are looking for something more special, I would recommend the Burbankrose Inn.

We stayed one night in March and it was sufficient. If you book through a site OTHER THAN the B & B's own site, they will show you many pictures that are from the entirety of the house, NOT your room. The house is old and quaint, but the novelty stops there. It's RIGHT by a traffic light and there is a TON of road noise so bring ear plugs if you want to sleep at all. EVERYTHING creaks. The bathroom is super small...there is no counter around the sink, which is so small that you cannot help but soak the floor when washing your face (see pic). The owner (Brian) is a super nice guy & does his best to make your stay comfortable. However, the amount for the "breakfast" (see pic) wouldn't even qualify for "continental" in even a 2-star hotel (or motel). It's minuscule although, to be fair, there weren't many guests that weekend. The refrigerator in the room wasn't very cold and smelled a little. It is conveniently located by the main thoroughfare. Parking will COST you as there is NO lot for the B & B. All in all, it is decent for the price but definitely lacking some.
