The service by Joel at the front desk was incredible. While in the lobby he attended to a guest needing waters and bandaids. He served this customer with care and inquired if he needed any additional assistance. The dog show was in town however the rooms were clean and well maintained and the multitude of dogs was a welcome treat.
Always great to stay at this beautiful location.
Needed a break from everyday ruckus. Decided on a whim to go to SB. The stay was exactly what was needed. The receptionist was easy to talk to, and thry made sure to give us information on the town. And what we could do for fun. The rooms were clean and spacious, it was very modern. Loved how close this was to the funk zone. Would love to come back.

Santa Barbara is pretty expensive so finding a hotel for a reasonable price, that’s decent is hard. This place is in the heart of everything and across from a shopping mall. The balcony faces the courtyard, which has a fire pit and pool that gives a cozy look. You really can’t go wrong with booking here.
The rooms were reasonably clean and comfortable. Parking is tight, and most of the rooms require going up and down stairs (though there is an elevator at the end of the building, parking can be an issue there). The recently renovated rooms are comfortable, and the balconies are nice and quieter than expected - though the rooms around the pool might be noisy at times. My main issue was the lack of water pressure in the shower, and when I say it was a sprinkle, I mean exactly that. Water conservation is one thing, but this was ridiculous. The location to the showgrounds is excellent, and there are a ton of dining and shopping options within walking distance, so if that's important to you (and you like baths instead of showers) this is a great choice. Overall, it's nice enough, even though the price is steep for what it is. I'm probably going to keep trying other hotels in the area, to find the one that hits all the marks.
We travel a lot for horse shows, so that means we look forward to a hot shower and a big comfy bed at the end of the day. Simple pleasures are the best. That said, the rooms were reasonably clean and comfortable. Lots of soaps, shampoo, conditioner, towels and a big screen TV. The beds, big and comfy. That's about where the good stuff ended. When you're exhausted, you want your hotel experience to be relaxing and refreshing. The hotel is built in such a way that about 2/3 of the rooms are on the second or third floor, necessitating stairs to access them from the parking areas. There *is* an elevator, at the far end of the buildings, but parking can be an issue there - it's very tight. The bathrooms also have auto motion sensors that turn the lights off if there's no movement after a minute or so. Good thing I know my way around a tub. ;-) The sprinkle shower might be the deal breaker for me - and had it not been so late at night, I may have called the office to talk about it - though I'm really not sure what the fix would be - I think flow restrictors are working overtime. Rooms are comfortable many have n the street to Golds Gym for free.been remodeled the rest to follow. There is no fitness room but with your room key you can go down the street to Golds Gym for free a great value. There are many great places to eat nearby. The property is large and well kept making a dip in the pool or hot tub great time.
Best western pepper tree, is horrible. Rooms old, rugs dirty with tears. Bath room tile broken. No area to air, or potty break dogs. Handicap room not for handicap individual. Do not stay at this hotel. Just horrible and nasty. Over priced for what hotel is!!

Awful shame on you and this hotel
Everything here exceeded our expectations, from the call for reservations ( we called the front desk instead of the 800 number since we had several questions, and the I believe manager was absolutely wonderful), to checking out , and everything in between. The grounds were incredibly well kept, rooms were spotless, all staff said hello with a smile, no matter where they encountered you, pool was clean as was the area around it. For the price, I was not expecting it to be nearly as great as it is.
