I stayed here for a month. It’s CAMPING not Glamping! Pool is clean, plenty of poolside furniture, showers are hot, bathrooms are cleaned regularly, staff is friendly, campstore carries essentials on account: wood, ice, propane. Lodge is comfortable. Coin laundry has hot water and hot dryers. Sandlot playground available for children.Owner is very helpful. We stayed during flood warnings, and owner worked for days with truckloads of gravel to repair water damage, while other campgrounds were evacuated. Sites are gravel, level, hookups, some pull-thru. You get about 100x50 ft per site with propane grill, picnic table, and firepit. Campers are very friendly: half of sites are seasonal renters with porches, firepits, golfcarts. Local grocery is 1 mile away. I already reserved my next stay.

i will say the staff and employees are very nice but the camp over all is not so nice.there was throw up in one of the showers that looked like it could have been there for multiple days maybe even weeks. bathroom are disgusting. toilets clogged, bugs everywhere, counter falling apart. pool area was not terrible but the tables and chairs were gross and there was shattered glass all over the ground. playground is enough to have fun for the kids but it’s not much just a wooden play set. game room is so horrible it’s not even funny. no lights, games are broke down and dirty it just looks abandoned. laundry is decent it does work and it’s very clean and it’s also a good price. campsites are decent sized but very close together. i don’t think i will be coming back here.

The owners were awesome hands down! The camp was nice and overall clean. Showers were always hot. Honestly the only bad thing i could say was the mattress thickness of the bunkbeds in the rv we rent but we were able to use the table converted bed and slept fine.

Rates were great. The bathroom and showers were clean. The pool was great for the kids and the play area was nice too. But... our campsite was pretty small and for the 1st day we smelled sewage nonstop until we realized the drain on our site wasn't capped. We used a tent so didn't think to check it. There were so many people cruising around the camp in golf carts and 4 wheelers, I was worried my toddlers would step out of our site and get hit by one. The 10-8 quiet time is a laugh. This place is NOT quiet! The camper across from us the last night was full of drunk people cackling until after 12. The night before a family was bouncing a ball at 11 and I asked them to stop. People laugh and talk and drive around for hours after quiet time. We also went to sit on the really cute looking gazebo, but the furniture was all shredded and there was garbage all around it. Gross. We went because the reviews were so positive. But not accurate.

The really are bear there! Careful around the dumpster after 9pm. Pool was perfect. Could have been cleaner but the seasonal parents let their kids run amok. Good times. Showers were hot and good water pressure. The staff was delightful.

This is an accurate and fair review so, I will share the good as well as the bad. the bad first. In the event you continue through the bad, I will then list the good.||||The BAD:||Our campsite had raw sewage running through it! The guy who runs the CG was very nice and moved us immediately so he could fix the problem. That said, we only moved across the dirt road to a higher elevation and he never fixed the Issue. ||||Our new campsite had another sewer line that was open and no cap! I smelled horrible! All site have waste hook ups and from what we saw, many were uncapped and broken. ||||Then there were the flies! OMG there were flies everywhere! I am assuming from the sewage problem. ||||The showers were free but not enough hot water. I had a hot shower one night but no one else did in a group either night. While leaving the shower, a door louver fell on my wife's head!!! She went in an told them in the office and they said "That fell out again??" Wow! No offer for an apology or comp a night or anything! So my wife had a nice egg on her head. Luckily it wasn't a small child that got hit and lucky it didn't break her nose.||||The showers do not have a mirror so you have to go upstairs to the bathroom. The bathrooms smell worse than an outhouse. (Seeing a trend here?) The toilets and counter was clean but the bench where you need to place your belonging was disgusting. I didn't want to set anything on it!||||Wood was $5. for a 5 gal bucket and the wood wasn't very dry so it didn't burn well. The size and price is not that unusual but not very dry wood is.||||The good:||Very friendly staff and seasonal campers will to share info.||They lent us an electric adapter for no fee.||The store items and ice were very fairly priced for a camp ground store. Ice was only $2. a bag.||There were a lot of very nice camp sites and most were flat.||Free showers. (if you don't mind less than hot showers.||||I tried to stay positive after the first sewer incident but thing just kept getting worse. I hate to give a bad review to nice people but this review needed to be written.

Let me just start out by saying that with just about any place there are positives and negatives. All in all our stay was pretty disappointing. We came from quite a distance for a famiy reunion near Lake Winnipesaukee and needed a place to stay. When I say a distance...NY, NJ and VA.||||The owner was friendly when making the reservations and friendly in general unless we had a complaint. The woman who works in the store is absolutely lovely. I wish I had gotten her name. ||||When I called before coming about the online reviews of the sewage smell I was reassured that it may happen when guests don't use enough water to flush. Well, in site 65 (a rental) the sewage smell came and went often...so often that we really couldn't enjoy our time outside. We were shown the proper way to use the facilities. It was NOT due to anything we did. We smelled it pretty much immediately. We had bought a bundle of firewood but, we never even wanted to have a fire. ||||The RV rentals are very uncomfortable. They are advertised to fit up to 6 people, but honesly, I wouldn't try. We were 4 and were tight. The one bunk bed was broken. The mattress pads for the bunk beds are only about 1 1/2" thick, so you need to use quite a few. I actually went to the campground store and asked if they had an additional pad, and the owner seemed a little annoyed. He nicely was willing to come and fix the one bunk bed, but I didn't have anyone needing it, so I said it wasn't necessary. I just wanted the owners to know that we weren't responsible for it breaking. The mattresses in the bedrooms of the RVs are all springs. We had to use the pads for the bunk beds for cushion.||||The campground is nice. The neighbors are friendly. I have seen reviews of the showers being unclean, but I didn't think they were a problem. There wasn't enough hot water for more than 2 short showers in the RV, so we had to use the public ones.||||When checking out some of our family was nicely letting the owners know of these issues. They weren't very receptive. When my father was letting the owner know of the RV being unlevel he turned his back as my Dad was speaking. Not ok.||||SO, do I hate the campground? No. If the owners would fix the issues IMO it would be a decent place to stay. I would definitely avoid rental site 65.||||BTW, you will notice from my review history that I'm not a serial negative reviewer. I just thought these issues should be known. I possibly would have given a higher rating if we got an apology.
