Beachfront Condominium Association - Motel in Old Orchard Beach - 1 Walnut St, USA

This was our sixth straight year staying here. We love the area where it sits, Pirates patio next door, lifeguard station out front. Diane, the manager is very nice, however, she leaves so there is no staff in the evenings. After reading the bad reviews I have to say that at this place each room is individually owned. Some keep their place updated and some rooms I would not want to stay in. That's why some say the beds are bad etc. I visited before I first stayed there. We stay every year in room 19, suite on the second floor. It has two bedrooms (one queen, and bunks in the other with an additional roll away.) The owners keep it updated!! We like that this room includes a full size fridge and small 4 burner stove. Most of the other rooms are nice but again, unless you see it who knows. Another plus for us is that our room has Dish TV like we have at home. The TV is a Roku and the owners leave it signed in to view Netflix shows. Generally some family will come during the week and they love being right on the beach. The walk to the pier is about 10 minutes, 1/4 mile.

So it's not a 5 star resort, there's no pool and the inside isn't brand new but it's everything we needed, it was clean and right ON the beach! We stayed in room #10 and parked in spot S. When we arrived we were given a slip to put in our dash and a spot to park in for our stay. The small fridge was a perfect size, I loved that the kitchen was fully equipped. I also liked the decor but honestly did not like the bed frame though the mattress was comfortable and I got good sleep. The thing that stood out the most to me about my stay was that we were checked on every morning, that woman is so sweet. This is definitely a place I would stay at again.

Room was a little larger than the typical beach room I am used to but still on the small side overall maybe 225 sq/ft. Price was very reasonable. Location is phenomenal both in vicinity to the beach and driving to get there. I don't understand the complaints about parking. Each room gets 1 assigned space. My only complaint and it was a big one, was the quality of the beds. I stayed in room 5 and both the mattress and the pullout couch were completely unacceptable. Bob's discount furniture and both looked very old. We stayed 2 nights and the second night I slept on the floor and that was far more comfortable. I don't have a bad back or any pre-existing back problems. My wife had a similar opinion about the beds. Each unit is individually owned so I presume it's up to the owner to maintain their room. If I got a good night sleep this would be 5/5. We will probably give this place another shot but we will not stay in room 5 again.

We stayed here for a week and loved it. While some folks don't like being next to the Pirates Patio or next to a busy part of the beach, we found it to be very convenient for some food and drink. Also, we couldn't hear any of the music. This lodging is directly on the beach next to a major entrance point so there's a lot more folks on the beach unless you want to venture a bit down the beach. Also, it is the only lifeguard stand away from the pier area. Our room (2 Bedroom suite) was comfortable and updated. I also viewed many other rooms (all are different and privately owned) and they were all nice, One note is that we found the only housekeeping was the replacement of towels, no bed making or cleaning. I personally don't mind but some might. Our beds were comfortable and all rooms have a 2 burner hot plate, great to save on breakfast or lunch. The room balconies have a nice view of the beach and it's exactly 1/4 mile from the pier so an easy walk to activities.

Convenient, cute and clean! That sums it up. My wife and I had a wonderful weekend at Old Orchard Beach. The Beach front Condotel is a real nice place to stay at. Every room has 1 assigned parking space which adds to your piece of mind while staying here. This hotel is directly on the beach and a short walk to the pier where all the excitement is. Your far enough away from all the madness, but close enough to walk there when you want to. We definitely will be staying at this hotel again soon!

We were very disappointed with our much looked forward to stay in oceanfront room #12. Since my husband wanted to watch the Red Sox after we went out for dinner, he turned on the TV when we arrived. It didn't work. Instead of going out and enjoying the beach, we were in the room waiting for it to be repaired for two hours. The sliding screen door to our private balcony was stuck closed and then finally fell off while we were trying to open it. The shade on the mostly glass door to our unit was stuck halfway down, letting in too much morning sun and also wasn't much help for privacy. In the morning there were two talkative people painting the railing right outside our door. The railing was very long and it would have been nice if they had chosen another spot to start their painting. Because of all this we asked at checkout if we could have our room price (just over $200.00 - not worth it) lowered and were told that that would be impossible. Won't be back!

I stayed in the Jacuzzi room. It was small and tight. Just room for two people. Small shower and toilet space. Very small. Outlets are hard to fine for laptops and phone chargers. Small fridge and oven. Parking is very tight as well. Spaces are assigned so don't park and anyone's spot. ||Over all. It was just ok. ||It was a good spot for the beach.

The owner is incredibly misunderstanding and keeps a “list” of people who shouldn’t go there just because the children of the people staying there like to walk around the hotel for fun and enjoy the view. Very rude every year for the past 15 years my family has been staying there and they don’t serve to customers that they think are disrespectful, but are truly there just to enjoy Old Orchard Beach. This place has lost over 100 customers each year because of the reviews from others and the owners lack of respect for the people who pay her to stay there. Down right disgusting staying in this hotel.
