We have stayed at the Baxter inn for over a month. The owners are very friendly. Clean the room when you put the maid sign out and do not disturb you when the sign says not to. We have found the room comfortable, clean and in working order. The ice box holds quite a bit of food and the microwave works. Showers are nice and warm. Across street from MCdonalds and Casey's is next door. The dollar store and grocery store just down the road. It is a quiet location.
Clean, easy to access, friendly and helpful management. Light breakfast supplied. Ample free parking, even for larger vehicles.
The staff here is very friendly and nice and welcoming makes u feel right at home the rooms are very clean they are smoking and pet friendly great parking places close to a McDonald's gas station dollar general it is in a very convenient spot I love my stay here

Location Great, It's a old Hotel that needs updates, the beds where good and the rooms are pretty clean. The smell in the Back stairs hallway entrance is a killer though. Value good and they have BBQ pits in back you can use. Parking really good. Next to Gas station and a newer Macdonald's(Gray and White)
Bugs! Bugs! Bugs! The first morning I woke up there I saw bugs in my bed on the second floor. The manager switched my room to the first floor and all went well for two nights. The third morning I woke up completely covered in bed bug bites. I immediately removed everything from the room and told the manager and he could not have cared less. I asked for maid service for 2 days in a row and all they did was come in and take out the garbage. Never changed the sheets never vacuumed. I would rather sleep outside and stay in this dump
To be honest I saw the recessions and thought mhm it's either a hop or flop. In our case definitely a flop. The people on the front desk were nice but the rooms were horrible. First of all the room smelled like nobody was in the room for 5 years. The sheets had stains on and I was scared to hole night that I have bed bucks in my bed, which was good luck not the case. The towels were also dirty and I refused to use them and throw them in the garbage cause they had big black spots on. At least they wiped off the counters, but everything else was really dirty. My last hope was the breakfast- at least some coffee, but I had to high hopes. There was almost no food, just some pastry in plastic, so I have no idea how old that was. And the coffee wasn't coffee it was water with a touch of coffee. So we had to go to Starbucks to get some coffee.
Positive: This hotel is quiet very little traffic Negative: I was charged $70 for having my service animal but the worst thing is that they claim to have a free breakfast but their is no breakfast at all only coffee. Negative: ""
Old Phillips 66 Service Station Turned into a Route 66 Visitor Station, located on Route 66 in Baxter Springs. If you are traveling it's definitely worth a stop.
