My wife and I have been here 4 months and have received exceptional service by everyone at Avonlea Highlands! Beginning with Alexia that took care of our leasing process and Gwen and Wendi assisting us throughout our time with other office inquiries. The maintenance department is the best, which is lead by Matt. The service request process is so easy and very efficient. Matt gets stuff done! The complex is well maintained and we look forward to our continued stay. Thank you all for excellent service!

My family rented an apartment and a garage from Avonlea Highlands from August 2022-January 2023. We had to terminate early (at no fault of Avonlea) and the process was smooth, fair, and easy. Pros: *The staff is super friendly and helpful. *Maintenance responds promptly to all concerns. *The complex is very quiet. We were never disturbed by neighbors. *The amenities are well maintained and always available. Our favorite, of course, was the pool. It seemed like no one was ever there on weekdays. The tables were clean and someone set the umbrellas up each day and pulled them down each night. We also enjoyed a few nights by the fire pit, used the tennis courts to ride bikes, and visited the car wash frequently. I enjoyed using the workspace and the unlimited free printing! Everything was always in working order. *There are plenty of social events! Our family LOVED Bingo, hunting for elves, the pool party, and Thanksgiving pot luck. *Food truck Thursdays were so great! I loved supporting other small businesses and not worrying about dinner. *The layout of the apartments was very nice. We had an apartment with a sunroom, which was so lovely. The bathrooms were spacious and the garden tubs were very relaxing. *Garage availability was very nice and an easy way to store our extra belongings. *Terminating our contract was easy and fair. We had to give 60-days notice and pay 1 month rent. *Our deposit was returned. We did spend a lot of time cleaning the apartment when we left, but I've heard of other complexes nickel and diming at departure. That wasn't the case here. *It's so close to clean, safe shopping and restaurants. Target, Kroger, Publix, Starbucks, Panera, and Texas Roadhouse are all within walking distance. Cons: *There's A LOT of dog poop. Particularly behind building 6. It's really disgusting. *The carpets in the apartments are kind of shaggy and they never look nice except right after vacuuming. *The kitchen is quite small and there isn't a good pantry space. We ended up having to use the hall closet. *The gate gave the maintenance team a lot of grief. It was frequently in and out of order. The longest stretch being about 2 weeks. Being a gated community was one reason we chose the apartment complex. I think it was frustrating for everyone (community and workers) when it stopped working. It's also paaaainfully slow to open and close. *There were two instances of car break ins in the 5 months that we were there. *The playground is in disrepair and is the one amenity we couldn't use. I wish they'd replace the equipment and make a space for kids to enjoy. Overall, we'd give Avonlea 10/10. It was a favorable experience and we hope to be back soon.

I've been living here for about a week, and I love it! The neighborhood is very quiet with a lot of nice areas to walk around. I'm in a one bedroom, but there is still a ton of space. The location is so convenient to not only the highway, but also to a lot of different shopping areas that are maybe af maximum 2 miles away. Why was my review not show on Google Reviews for Avonlea Highlands? I regretted my decision to live at Avonlea Highlands, and I should have never moved here. I wish someone had warned me about the numerous issues I would face. Here are the specific problems I encountered: 1. Mold Illness: During the winter, there was a severe mold problem at all the windows in my unit, which made me extremely sick. I even had to seek medical treatment. Symptoms included ringing and pain in my ears, severe sinus issues, frequent sneezing, and other mold-related symptoms. All windows at this apartment complex needed to be replaced for health reasons. Even my dogs suffered health issues and would wheeze every time they woke up. 2. Arthritis from Stair Climbing: Living on the 3rd floor without an elevator at Avonlea required me to walk up and down stairs multiple times a day, resulting in the development of arthritis at a young age. Once I moved in, I had to get a foot massage almost every week. Even after moving out, my legs still ache and hurt on a daily basis. It was particularly distressing to think about the pain my dogs endured having to navigate those stairs. 3. Carpet Replacement Charges: I noticed that they changed the carpet in some apartments, leading me to believe that they covered the cost themselves. However, if you have dogs, they will charge you to replace the carpet when you move out, even if you didn't cause any damage. Despite already paying them significant amounts for pet deposit and rent, I also paid for deep cleaning the carpet with no damages prior to move out. 4. Foul-smelling Washer Water: The water from the washer had an extremely unpleasant odor when I moved in, resembling toilet or drain water. 5. Car Break-Ins: There were multiple instances of car break-ins within the community. Although one of my neighbors informed me about it, I never received any email notifications from the apartment about this particular incident. 6. No Keyfob: Access to the building required using a badge, which meant having to unbuckle my seatbelt, reach for the badge reader, and scan it every time I arrived. 7. Awkward Interior Design and Insufficient Kitchen Cabinet Space: The interior design of the apartments was awkward and didn't utilize space efficiently. There was a lack of kitchen cabinet space for storage, and the microwave was positioned too low, resulting in water or condensation from the microwave dripping into pots of soup or boiling water. 8. Smoking Policy: They allow people to smoke on their patio. My neighbors smoke a few times a day. Every time I opened my patio door, I had to run right back inside as the smell of the cigarettes was too strong. I was exposed to cigarettes. The smell of their cigarettes got on my plants and furniture on my patio. I didn't get to use or enjoy my patio. 9. No Valet Trash Service: The lack of valet trash service meant having to walk to the dumpster for disposal. The positive aspects about this apartment complex are: 1. Friendly Staff: The staff at Avonlea were friendly and approachable. 2. Prompt Maintenance Work: Maintenance requests were addressed quickly. 3. Clean Grounds and Exterior: The community was cleaned regularly, including pressure washing the patio areas. However, fall protection measures needed to be enforced, as I observed contractors climbing on the patio structures without proper safety precautions. This compromised the thoroughness of the pressure washing, and I would have preferred they not risk their safety by attempting to spray water on my patio. Overall, there are many other places that offer better living conditions, especially considering that at least three new apartments have been built nearby. Living at Avonlea was one of the biggest regrets of my life, as it caused me to develop arthritis in my legs and suffer from mold-related illness, as well as subjecting my pets to these issues. Nothing is worth for you to put yourself and your pets through all these pains.

Still I live in here, but want to say less than 1 star. when I moved here, there was no another choice. but currently there is another newer gated one, I strongly recommend those. I will move out after the contract is over definitely. The student noise is too loud. Sometimes it's noisy even after 1am, and some people notice the noise even during online meetings. Of course, I pointed it out to the lease office, but they didn't work anything, nothing helps.

By far the most obnoxious, hateful, judgmental, elitist and arrogant place I’ve ever lived. You will not feel like you are “home” here. If you find yourself on the wrong side of the staffs opinions and beliefs, you will be monitored and scrutinized for every thing you do. You will be discriminated against if you don’t fit the persona that they believe should live there. You will then be monitored by the staff and other residents, and you will be reprimanded publicly as often as possible. They will humiliate you, and then charge you for it. I urge you to reconsider your application/move in letter if you were looking into these apartments. It will be a nightmare, and they will never accept responsibility for anything they do.

My partner and I toured this property on 5/13/23 and it was an AMAZING experience. Alexia and the property manager had great welcoming energy. Alexia was very thorough and went the extra mile to show that she not only cared as a leasing professional, but also as a person. We recommend this property to anyone looking for a high-quality luxury home in a safe community with great management. The location is superb and the property was very clean. Their unit with the sunroom that can be seen from the bedroom was stellar!

Alexia was amazing amazing, & im just not saying that to be saying that I really mean it. She is really good at what she does. Every-time I called she picked up & if not she called right back she was on top of everything. My employment employment verification was a process, but she was very patient with me and worked with my company and getting that. she has a lot of patience. I know I was a bit too much at times because I kept calling, desperately need to move and she’s so polite so respectful. She definitely takes her time but moves fast. If you know what I mean she is amazing. Soon as I put my application in she got me approved not late then 3/ days I was picking up my keys. I love her Amazing you can tell she has a good heart good personality she’s definitely cares and loves what she do. Alexia is a 10 out of 10 I definitely recommend.
