I've been living here for over a year and have had a very positive experience. I moved here from out of state and the leasing office was happy to FaceTime with me so I could see the apartment before making a decision, which was so helpful. Arbors of Brentwood is a clean, safe, and quiet complex, and they do a good job with landscaping and taking care of the property. They are consistent with the services you pay for (trash removal, pest control, etc.). Management and maintenance are friendly, respectful, and great to work with. I've had a few issues with my apartment and maintenance has always communicated well and resolved my maintenance requests quickly, often the same day. Arbors of Brentwood has pools, a fitness center, and is pet friendly. It's also in a good location and is right down the road from a few grocery stores, Starbucks, pizza and sub shops, the gym, and the library. I like living here and would recommend this apartment complex to anyone looking for a new place to live.

The place is clean and beautiful, but I have a big problem, and it is a nightmare, which is that I paid the electricity bill for the previous month and it was 402 dollars. I do not know why, knowing that I live in a one-room apartment. The biggest surprise was that the electricity bill for the current month was 510 dollars, knowing that the payment date is January 24. This means that I have not exceeded 14 days of using electricity for this month, and at the moment it is $510. I don’t know, maybe it will become $1,000 until the date of payment. Also, for your information, the air conditioning has been out of order and not working at all since yesterday. The strange thing is that when I went to Zonia in the office and explained my condition to her, she kept making excuses for me. She made excuses and blamed me for this mistake. She even went with me to the apartment to check on the matter and checked the air conditioning. She told me that it was working now, but in fact it had not worked yet. I told her, “It is not working.” She told me that it was working. I do not know the reason for this procrastination in the matter. Our conversation ended and he went, and I also went to pick up my son from school, and when I came back and found the maintenance men in the apartment repairing the air conditioner and they told me that it was broken and the reason for the fault as well, and now I am waiting for them to recover my bills as they told me.There is another thing that bothered me a lot. Despite all of that, Zonia threatened me with a fine just because she found a small part of the balcony door curtain broken and its price does not exceed $2. She kept inventing many other things and also threatened me with a fine even though when I was renting this apartment there were two options for paying the private deposit. For the apartment, which is to pay $750 and take them back or part of them when the contract ends, or pay $300 non-refundable. I chose to pay $300 non-refundable because I have children and they could damage something, so I shortened all that and paid the non-refundable amount. I don’t know the reason for this bad policy with us.

Working with Melissa was very smooth sailing. Our tour was amazing, when I asked her questions, she answered them thoroughly and precise. I’m going to be filling out an application soon! The property was very maintained, and beautiful. I highly recommend coming here for a tour for your next home too.

DO NOT MOVE HERE!!! The reviews you are seeing with 5 stars are typically people who are just touring or haven’t actually moved in yet. We had a horrible experience with arbors as did many people in my building and other buildings. To begin, we had a leak in our chimney January of 2022. I kept reporting it for 4 months because there was mold. They came in April and “fixed it”. I am still reporting that there is mold still in November of 2023 with water damage on the ceiling. Our AC didn’t cool the apartment down. I kept reporting for 3 months before they fixed it. We spent the summer with the apartment at 82 degrees. No one was helpful when I would try to call. I had to call 14+ times for anyone to answer me. They kept telling me Arthur (the property manager) would contact me. He never did. Until Zonia (who is a saint and the only reason there is a star. She was always helpful and agreed with our concerns. She should be the one in charge. Thank you, Zonia!) just handed the phone over to Arthur when I called. I asked for reimbursement and finally contacted the regional manager, Amber. They stated that they would be comping me for the high utility bill during our time with no AC. The waiver they wanted me to sign would be releasing them from fault and would require us to keep this all confidential. We didn’t sign. Our rent was going to go up to close to $2k a month for the next lease term. This was not a suitable or healthy environment to live. Their maintenance team is trying so hard to keep up but they are short staffed. Here are pictures of the leak that they supposedly “fixed”. Find somewhere else. Luxury apartments are offering better deals and nicer places to live. BH Management and arbors were a nightmare.

We enjoyed our interactions with our neighbors, and the maintenance team consistently provided exceptional service. However, if considering rentals within the Nashville vicinity, I would recommend exploring alternatives to Arbors. During our residency, we encountered a recurring issue where we were consistently billed a pet fee despite not having any pets. Despite assurances in person and through phone conversations that this matter would be resolved, the charges persisted. Furthermore, upon the conclusion of our 12-month lease, there was reluctance to adjust our final account balance to reflect the months during which we had paid the pet fee. Towards the end of our tenure, we experienced an unpleasant phone call interaction with Melissa. Her demeanor came across as condescending, and she communicated disrespectfully, even comparing her two job workload to ours, implying that she would have visited the office more frequently to resolve the issue. This incident, along with other reviews I've read of previous tenants' problems, just goes to show that in the end, as renters at Arbors, we are just a number. Since then, we have relocated to a four bedroom house in Murfreesboro where we pay a lower amount a month than we did for our outdated one bedroom apartment at Arbors. If you're open to a commute and seeking a more economical living arrangement, I highly recommend considering options in Murfreesboro instead!
