America’s Cup Inn was absolutely perfect for our family. We got the basement apartment in the second building and we couldn’t have asked for a better setup. It was basically a one bedroom apartment, complete with fridge, freezer, kitchen sink, two TVs (one with cable), and direct access from the street. Everything was super clean and well taken care of. The shared spaces in the main building were so cute, cozy, and breakfast was pretty amazing. They also have tea time but the afternoon, but we sadly didn’t make it. The staff is so friendly and helpful. The location is second to none. Walking distance to Thames Street, Broadway, the Wharf, and right across from a parking lot. A+ would definitely stay again.
My one piece of feedback would be to add a bolt lock or something from the inside of the front door. It pushes open when you pull down the handle, making it very easy for a toddler or dog to escape. 😂

My husband and I absolutely love visiting Newport and we only stay at America’s Cup Inn when we’re able to visit. No two rooms we’ve stayed in have been exactly alike. I will say there’s no elevator so carrying your luggage up as many as three or four flights of stairs can be challenging, but well worth it. The breakfast spread and afternoon tea are also highlights! Highly, highly recommend!
The inn is quaint and a bit dated but the rooms are equipped with fully applianced kitchen area and breakfast and tea are included daily. Honestly we didn't have the breakfast as we couldn't get past the fruit flies. The building we stayed in didn't have an elevator and we had to climb three flights of stairs. I was about 9 weeks post surgery after breaking my ankle in three places so stairs weren't ideal. However, we were right at Thames St. with shopping and restaurants a few feet away. There is no free parking in the area and we spent $25/day to park in the lot across the street from the inn.
We stayed off season on a Sunday into Monday at the Inn. Parking downtown was still free so we were able to leave our car and explore by foot. 🥳 Service was great. They called us on our way down to town and asked when we were arriving and we ended up being able to Check in an hour early.
The breakfast was impressive and way more than we expected it to be!
The apartment was clean, cute and functional. The tub was a highlight for sure. I wish we could have stayed longer. I definitely recommend coming here off season.
We LOVED our stay at America’s Cup. Its location in the heart of the Thames St’s shops and eateries is premier. The inn itself is charming. Like all the buildings around it, it is very old but in excellent condition. The lobby and dining/den area is very cozy and welcoming. Staff is friendly and takes great care in making sure you are always satisfied. We have zero complaints and struggle to find something that needs improvement. We emphatically recommend. Hope to be back some day.
I stayed in one of the apartment units over a weekend in March during the off season. Checking in was easy. Front desk service was kind and attentive. The room was nice and very comfortable. The bed and tub were highlight features. The location was right in the middle of town. Very convenient for exploring the area. It is expensive even in the off season, to be expected in Newport though.
This is a small inn right in the best part of downtown Newport. The rooms and inn were emacullat with a modernized bathroom. The room was a little small but had a king sized bed, tv, A/C, refrigerator, and wifi. There is a tea in the afternoon with plenty of fruit and sweets. Also, a great breakfast with eggs, sausage, bacon, pancakes, French toast, breads, and several offers of fresh fruit. Parking in Newport is scarce, but there was a public parking lot across the street, close to several restaurants and shops, and near the harbor, all within walking distance. Also, Tyrone was working and was exceptionally helpful is guiding us on how the inn and parking operated. I would certainly recommend.
You cannot beat the location! You are in the heart of Thames Street surrounded by shops and restaurants. Room is cozy and the breakfast is plentiful. A little noisy at night but being so close to the busiest street it’s expected. Would def stay here again
