Americas Best Value Inn Waco - Hotel in Waco - 4201 Franklin Ave, USA

First time staying there and definitely won’t be the last! First off, the rooms are extremely clean and neat, comfortable beds with white sheets, clean bathroom white towels, room smells so clean and fresh. Felt like I was right at home!! Staff and management were friendly and I loved that there’s someone in the office 24/7. Also.. free breakfast! Who doesn’t love that? Thank you America’s Best in Waco, I will stay there again and again.

The rooms claim new and they are somewhat newish but come on owners, a newish room is no good if it is filthy dirty! The walls had food, drink and who knows what else splatters all over. Baseboards are so dirty I can't tell what colour they are supposed to be. Floors were somewhat clean except all the corners had dirt and stuff in them. I was afraid to let my little dog walk the floor in case she ate something from the floor edges. The shower was granite which is easy to clean but nope, coated in a dirty film. Hardly mattered as the shower was completely broken so had to face cloth wash. Bedside lamp cover was ripped and stained and dirty finger prints on all the switches. To make matters worse they advertise $80.00 but because they were almost sold out upcharged to $115.00. This hotel was barely worth $30.00 although I'd change my mind about that if it was CLEAN!!!! |Now on to the good, bedding was very clean, and reasonably comfortable. The reception woman Friday evening was very pleasant and friendly. (Morning check out woman was unfriendly and illmannered). |Lots of grassy areas to walk the dog and close to several good restaurants. Also easy access to highways. |That's it. I wish I had seen an honest review before booking this place. And I wish hotel managers/owners would at the very least ensure rooms are clean. I'd stay in an older hotel and be happy if it was clean.

We love this Hotel! Nice and comfortable. Management and staff are all personable and aim to make your stay as enjoyable as possible. We would highly recommend to anyone from in town or out of town. Simply a pleasurable experience. Sincerely, from Ana and Sylvester.

I was very disappointed with the room. I booked in advance, and called the hotel to confirm my reservation. The hotel was in a great location. I had reserved a room with a king sized bed. They gave me a room with 2 queen beds, even though I told them I had reserved a king. I was informed that was that they had ready. This was like 4pm. The bed was like sleeping in a barrel. Worst bed ever! I wasn't informed of information about breakfast or where the ice machine was. Even though a great location to everywhere I needed to go, I will not be staying there again.

I booked here because of the good reviews but was a bit disappointed. This is a basic budget inn, not above average. The property is old with some sketchy looking residents. The room seemed like they attempted to update. It was mostly clean- the important stuff. Some of the walls were dirty, food splatter or something. The coffee pot was dirty but I didn't need it. There was a full length mirror blocked my a new mid-sized fridge. My door key reader stopped working. The front desk lady came to fix it, said it was fixed when it actually wasn't. Luckily we weren't leaving the room anymore at that point. I also selected this place because of the free breakfast- went down at 8:30am & there was nothing left. I couldn't even tell what had been offered. Next day the only thing there was cereal & packaged muffins. Overall, don't expect anything extraordinary.

This is the forth time that my family and I have stayed here. Everytime it’s been really clean rooms and parking lot is very lit up. And the young lady Cynthia at the front desk was very accommodating and very nice.

If I could give no stars I would. This place was terrible. My room was filthy and the tables were sticking when I wiped them the spray paint came off on my hands. Someone took the pictures off the walls and the room smelled like mildew. The sheets had cigarette holes and brown stains on them. I asked for more sheets. I had to go to the ER because I got an allergic reaction from something in the room. I booked for 2 nights. When I asked for a partial refund for the 2nd night cause I couldn’t go back. The same guy that check me in said no you should asked for another room. He cut me off and hung up. When I went to Expedia and to get a partial refund because I couldn’t stay there he still firmly refused. If your use to living in filth and being mistreated stay there for how black the floor basin were I knew this room had mold. Be care I will never book with them again and I advise others not too as well

Stayed one night due to plumbing problems at my home. I’ve stayed here before and this place has went downhill. There was sticky rings from drinking glassware on all of the wooden surfaces, smoke alarm falling off the ceiling, A/C controller barely mounted on the wall, A/C plastic cover was falling off, wall mounted wall lights crooked and barely on the wall with massive dust buildup on the shades and bulbs, bathroom shower curtain rod was about to fall off the wall and bubbled paint on bathroom ceiling from a current or past water leak and the overall dinginess of the walls and doors was bad. There was also a lot of damaged walls and light switches. The whole room needs to be cleaned and painted. It was so bad I checked the mattress for bed bugs. All was good there but on check out day I saw 2 roaches in the bathroom. The location is ok and the check in staff was very nice. The check out staff was kind of rude though.
