It's good for bachelors, students, solo travel on budget mode. Location is superb for being at major bus stand of Goa, Panaji where you have all sorts of travel agents at lime doorstep.
It was good visited in may month had room for only 1 night.. good place will come again just Rate is little above else eveything is superb
Not clean and top many Lizard were thier, continously smocking smell came to our room, Hot water facility also not available, They don't have thier own restorant.
Only for solo travellers or Boys,lift was not working, it's in 4th floor, staircase is so dirty you will never imagine visiting Goa again
Superb place any tourister would love to stay at. Hotel rooms and even the amenities here are best. Everything is nice including the staffs here. Guru sir is one of the best one providing us with the best service. Whenever i come to Goa I'll choose viva guest house.

Although I would have rated this 4* but looking at other reviews I believe this property deserved to be rated properly on Maps. Most of the other reviews mention the old looking building the hotel is situated in but I believe it is not something under control of hotel owners or management. This is a budget hotel and the experience we had specially for the price we paid over weekend, was surely worth it. Can't say for all room but the room # 103 that we stayed in was really good. Good space with a big window looking at a park and Atal setu. Good enough lighting, multiple switches and a TV. Compact but clean washroom. The USP of this hotel is location as it is located very close to Panjim bus stand and there are a lot of eateries and bike rental shops nearby. Fontainhas is also walkable and so are Cruises like Paradise. Guru the manager there is very good. Overall a very good experience for us.
We had booked this for an official purpose.we reached the backside of the hotel but couldn't locate the hotel. when we called the hotel they said there is a lift , if you press 3 u will reach the 4th floor that was hilarious.. rooms are a thattikoot model similar to a lodge in Kerala... It is near Panjim bus stand and there is an auto rickshaw stand nearby.. safe for families
