Balcony plans are not very good for all the flats. Blocks looks congested. Although most of the blocks are sold. Sales team treatment is good
How people are buying here? Sales people said that 90% is completed & has to be paid. They will do handover on December 2024 and are saying that they will do agreement for December 31st 2025. Who bought here & paid 1.5crores had to stay doing nothing for 2 years after paying 90%(Its 72 lakhs 1 rupee simple interest). Demand the agreement by 2024 December(as salesman promote) or ask them to correct demand to include amenities progress or find alternative.
Excellent progress in the construction so far, Good quality construction and location is very good. There sales team and CRM team is really good and available at just a text away. Hope the quality that is shown in the sample flat is maintained in our flats.
The construction is fast pace, but getting 90pc of the payment by 2023 year end and making customers wait till 2025 is not fair and will pull the reputation of this builder and restrain customers from buying Auro Bindo Realty projects. Hope the management considers this seriously. They are also promising intelligent lifts that can handle demand efficiently for 39 floors with only 3 lifts unlike 4 lifts in other reputed builders, failing to deliver this will also pull down the reputation of the builder. Priority of parking lot should be based on high floors customers getting B1 lot and less than 15 floor customers should be B2 lot. The management should consider these reviews seriously as it is the voice of customers and future hope of the builder.
One of the worst project where security guard miss behavior with clients; and the staff do not anyone to buy or show prospect of the apartment. Ridiculous behavior. If you want safety of your family - then don't buy as the staff are shameless bunch of morons including the security personal. Will rate zero for this project.
I visited the property twice. The sales executive first told me flats available in west side an she taken u turn when i visited second time. The executive who went usa for nri customers not even contacted the US number provided to him. I t is over priced and still under construction like some of the weak buldrs do. Sales team not responding for my phone call and even they replying in highpitched voice .They are even blocking the flats for future sales at high price.
Booked a 3BHk here in Pristine block. Below are pros & cons as per my experience & knowledge so far. Pros: Location, floor plans, Vasthu, No Face to face main door entrance. construction quality seems good which is uncertain though as it's still under construction. Faster Construction pace. Cons: over price for under construction project, 30% common area which is common for every high rise ofcourse. UDS is very less, No. of lifts is 3 only for 40 floor high rise while No. of flats is 8/ floor. No transparency, customers not allowed to visit any flat to confirm on ceiling height or construction quality. Amenities are very less for this size project. Nothing is mentioned in Sale Agreement also regarding ceiling height or specifications. So, fingers crossed till they show some mercy & allow customers for site visit. No. Of lifts per tower is definitely not enough for 40 floors high rise with 8 flats in each floor. We missed this/ didn't realize this before booking the flat. Understood later that, Ideally, we should have 4 passenger lifts when we have minimum 8 flats in each floor. This is the norm that Aparna, My home & other reputed Builders are following. I had sent an email regarding my concern but no response from last 4 months. They have extra lift provision in Kohinoor project & they gave 1 extra lift for each tower than committed in Kohinoor project. but wrong planning in this Regent project or unwanted cost cutting for so called premium project is not acceptable. Every 1.5 month, we are getting demand letter for 5% milestone payment. Bit Difficult to cope up with payment structure
The property is bit over priced with less amenities. There is no transparency in availablity of flats. only above 16th floor is available for booking and they don't know when they will open bookings for below 16th floor which is frustrating When investing arround 2cr flats should be available in there website to book What I noticed is they are blocking all prime flats and floors and keeping only few flats available
