The villa is very spacious with a rustic, antique look but with all modern amenities. It is nestled in a forested area and has a good sized swimming pool. And the best feature is the dam/lake which is right next to the property.

I visited Riya farms with a big 20 people group. The owner has an insecure policy of taking entire money in advance. Anyways we paid. 1.Very congested living space for 20 people. 2.They have a very small swim pool. 3.Dogs keep roaming around, one of the dog took away my woodland sandal in the night and chewed it to such an extent that it has become useless. The sandal was found near parking space in morning. 4. In the morning event though 5 of our friends left early , the breakfast was insufficient for remaining 15 people. 5. Mosquito big time. 6. Toilets flush are not the best...be ready with bucket 7. Other friends also faced problem, which I think they will write themselves. I won't recommend this for sure...

Recently I did visit Riya Farms with my friends. We booked considering near to Mumbai, looking at the pics on the site. The location is beautiful and I admire the collection of interior by the owner. However as we were their to enjoy with our friends we expected good service and quality of food. Firstly at the cost of Rs3500/- per person its really too costly. We just got Tea and biscuit at 6 PM, Some veg / NV starters at 8 PM , OK dinner and BK. Can you imagine their were no tissue papers at the farms and we were given toilet papers when food was served. The quantity of breakfast served was pathetic. The cost was paid as per rule in advance for 20 people but breakfast was not even sufficient for 12 people. We girls were allocated the top room. We did not have water in room neither there were blanket arrangements. We could not request the only staff at the farm as the one man show person went off to bed at 10 - 11 ish and we realized no bedding later when we went to room. Pool is so small and area is all surrounded by dogs. It was really inhuman situation and guilt for us to make them stay away when we were having food. Its such a beautiful location with dam water near by but the hospitality service is ZERO. The one man show staff was really fantastic making it all possible but looks like he had to abide to the rules set by the arrogant owner. I will never recommend this farm or will never go to the place again.

1. There was too much chlorine in the pool, I swim regularly but this is the first time my eyes burnt this much, they were red for hours and my vision for blurred for a couple of hours. It was definitely beyond the permissible limit. 2. We checked in around 2, it was quite hot and the AC cooling is less, so we asked for cold water or some nimbu pani. There was no cold water, only room temp. and we finally got cold water at night at dinner. Having cold water for guests in the summer is basic hospitality. 3. We were also not informed while booking the farm that food is ordered from outside, considering it is called a luxury farm stay, it was unfair to not inform that food is not cooked there. 4. The bed linen provided was too small to be used by an adult. When we asked for linen, the caretaker asked us to fetch for it in the room. He did not even tell us there is wifi and when we asked, we were told we should have asked. 5. There was no warmth, no introduction to the property and is definitely not worth the price.

We went as a group of about 22 folks to Riya Farms. Expectations were high on multiple fold as we were celebrating a important occasion for our friend. Food was the only savior but apart from that the rest was compromised happiness. The help in the house was quite non responsive. Had to be explained everything for service from basics to give spoons and forks and tissue(which never came). The points are endless and i will simply summarize for people to make a decision Pros: This is for small families Food was good though the qty was not really well managed Rooms were clean Cons: Tons of them 1. No hospitality etc. 2. Mosquitoes--Had to inform them to start a coil which they did but no common sense. All instructions based 3. Slightly overpriced 4. Small swimming pool 5. Owner was rude and didnt bother to intervene or atleast check since a large group had come and paid tons of money 6. Frequent electricity outage and took time for switchover 7. Cold drinks remained at room temperature as fridge was nonfunctional

Place is good but congested. Personally I didn't liked it. Rooms are very good and awesome food taste & quality. Zero hospitality, no warm welcome. Owner was rude enough to react when I visited 2 hours earlier before check in time (2 :00 pm). He said that no one informed him that I am coming early as if I was barging in their rooms for early check in. I just wanted to sit somewhere out so that I can attend my meetings for 1-2 hrs. Though I told him clearly that I only came early to the property to travel early and avoid disturbances during my office meetings. Poor wifi connectivity and could not even take couple of meetings before weekend start. I had to drive out for 2 kms and sit in the other restaurant , attend meetings and then went back to Riya farms after 2 hrs. So, I won't recommend this place. --------------------------------------------------------------------- Adding clarifications on owner's points by editing the same review -------------------------------------------------------------------- 1) Yes it is congested and it is my review. so no question of right or wrong. 2) There is a communication gap between you and your caretaker. Me and my colleague we 2 were together and we said clearly to caretaker that we have a booking but because I had some office work we are happy to sit somewhere and work from elsewhere and we even don't need any room. 3) we had a booking and we are going to stay overnight, logically why one will say that will just take the pics and go. This is baseless. 4) You spoke to me, never offered a room so you are lying. Rather we dint even ask for it. And you said to me that because I am already at your property now and came just before 2 hrs, and I have put you in an embarrassing situation. 5) And we were not loitering, your care taker was with us and we were trying to check if we are getting a range so that we can work. 6) You are completely lying and your comments has no base as I am the one who stayed at your farmhouse with my entire office group. And you were very rude which you shouldn't be if you care for your customers. 7) Best of luck to you too and wish you be the same. Last but not least - You should notice I appreciated that was good - Rooms were good and food was good so that rating is good .

The bungalow interior is ok, good beds, but no ac quilt for adults, instead, quilts provided were fit for children. One big bedroom with two king size beds had only one Fan. With no attached washroom. Electricity goes off and on frequently. Toilet jet 1/2 of the time had no pressure at all. Night time ac was not working. Food was ok with good quantity. There is also a network issue. The caretaker Mr.Govind, was very helpful and caring.The swimming pool and surroundings were superb. Overall I will think twice about recommending it to anyone.
