EXCEPTIONAL VIEWS AND HOSPITALITY!! Absolutely loved our stay here! All the staff were very helpful when there was any issues they aimed to please. The hospitality we were shown was beyond expectations. The breakfast was great and we were even fed dinner a few times! Besides how beautiful the houseboat is decorated the location is magical, very peaceful. The way the house boat sits every room has an actual lake view which is unique from most other boats in Dal or Nigeen lakes! Thanks Imtiaz, Meraj and Ajaz

Very costly, not matching the expectations, too far from dal lake I.e. around 25 to 30 minutes drive minimum. All reviews and photos of property are mis leading. Not recommended for family; yes, may be for group of boys. If you stay here then ensure to have a rental cab for all the time.

Houseboat Lily of Nageen We stayed with Ajaz bhai during the last week of December in 2020. The five stars are too less to describe the experience we had with him and his family. We truly had a local Kashmiri experience thanks to him and his wonderful family members. Despite being extremely cold, the place was always well heated and there was hot water in the bathroom. The home cooked Kashmiri food and that special cup of Kahwa always warmed our hearts. The houseboat is situated in a good location with an un obstructed view of the Nigeen lake. The sunset is quite magnificent from here. The interior of the houseboat is very thoughtfully done with a lot of details. Ajaz bhai gave us a lot recommendations for local travel and shopping. He arranged for our travel to and fro the airport and also to Gulmarg. Ajaz bhai and his family always went out of their way to make us feel comfortable and did everything in their capacity to ensure we had a good time. We would like to return soon to experience Kashmir in a different season but at the same accommodation.

Very nice place for a relaxing stay. The management was friendly, didn't try to hassle you to buy things like inr other houseboat. Highly recommended!

serene and calm stay. Recommend to choose a stay on Nigeen lake rather than crowded Dal lake to enjoy the lake views. Ideal to witness the sunsets. Breakfast provided is very tasty

We had booked Lily of Nigeen houseboat after looking at pics and reviews but Ajaz gave us another houseboat Doreen coz we needed two rooms and this was an isolated houseboat allocated totally to our family of four for complete privacy. However, this boat is quite old and rusted and is in dire need of renovation. There were numerous peepholes through the wooden partition between two rooms which provided us clear view and also total hearing, leading to complete lack of privacy. No heaters in the room. Hot water only in the evening that too minimal pressure. We mentioned this several times to the owner Majeed who is a sweet talker, and that the shower was in the tub and could be slippery, but in vain. Dinner was quite ok on two nights but pathetic on the final night. The breakfast was a poor affair with white toast bread and butter jam. The aloo parathas weren't good either. Although Kashmir is a paradise of apples, not one was served on any of the three days. For the night, we were instructed to remove all chargers and switch off the plug points and lights for safety concerns but not once were shown the emergency exits or acquainted with safety tools since we were by ourselves for the entire night. Also, final day, we had early morning checkout, and requested packed breakfast. The person packed it in the evening itself citing health reasons and that he wouldn't be able to help us in the morning. We were asked to lock and leave. The worst part was loading all the luggage in the Shikara by ourselves and helping our senior citizen parents with board the shikara since it isn't stable. The worst experience was the Shikara person Tariq, who had his own agenda and carried a ton of attitude. When we complained, he avenged it by tardiness on day 2 knowing that we depended on him to get on the main land. All-in-all worst houseboat experience. My advise, stay on any houseboat only for one night for experience and the rest is any hotel. And make sure that you are getting the boat you booked. Coz I wd have never booked Doreen as it has no pics and reviews and they are not worth posting.

Stayed with my Japanese frnds for a night. What a great and pleasant feeling it was. Peacefull, Quite and away from all the noises. Staff is pretty awsm and frndly as well. Definitely looking forward planning more trips like this.

Lovely place. Lovely view. Lovely hosts. I stayed here for 1 week in the house boat. The setup was regal and the houseboat was true to its name and all the stories I had heard about it. Ajaz and his folks were very hospitable and accommodative. They also offered to take us through the regular places. The view was amazing. Much calmer and lesser hustle than Dal lake. If you are looking for the flavour of Kashmir away from the hustle of tourists, this is the place.
