Eveeyone writing negative about project reveiw, i completely agree with them. 0 rating to this project. Pashmina Developers- Asit Kotecha is the main culprit behind this. He as a developer has very bad history of delayed projects in bengaluru, now in mumbai. This guy has promised tower A & B possession (16 floors) in dec 2022 and tower C in Dec 23, but till now he is only able to get partial OC for tower A&B( upto 12 floor) and Tower C is just 3 slabs are completed. N now he is delaying project further for till next Dec 23. He has another project in Vile Parle west , pls avoid this builder... Many of us have burnt thier hands by investing crores in this project. Pashmina Developers (Asit Kotecha) is a BIG NO. There are some 5 * reviews for this project and all of them are fake .please dont fall in this trap.

Booked a flat in B wing back in October 2021, since February 2022 project is on hold awaiting permissions yet builder claims project is in full swing. As per my agreement A&B are of 16 floors, got to know that builder sold upto 19 floors and awaiting approvals from aviation. No clarity on the progress, poor response from CRM team. Project possession times are revised twice, no hope that they will handover in June 2024. Got approval for 12th slab way back in Nov 2022 till now no progress on the same. Don't go with 4 star ratings they all are fabricated ratings. This project doesn't deserve. a star but without that no one can give their comments, so forced to give one star. Regretting for booking in Pashmina Lake Riviera.

Cons: Delays and non transparency in construction plan. Dread and anxiety of completion. Losing expectations of quality and amenities promised -based on the banglore project. Pros: As of now, it doesn't seem the builder is just trying to make a quick buck. At times there is genuine effort seen to expedite completion. Location is good for this project. Will edit the post as time and completion progresses.

Lot of promises, very little to show for on ground. Delays after delays coupled with no clarity from developer. Promises of gated society and dozens of amenities, if they deliver just the building in decent shape and quality will be a relief. Time lines : Paid token in 1st of December 2020. Expected date of posession December 2021. Completion date moved to June 2022, then to December 2022, then to June 2023. In June the developer got another extension for June 2024. Afraid till when will these extensions go on. 11 out of 16 slabs done in feb 2021. 2.5 years since still stuck at 11 slabs. 12th in process. Developer doesn't have aviation ministry clearance for constructions above 12th floor. They say as yet. But you can do the math been 2 years since they got CC to construct another slab (12th).

Utter disregard for buyers who are invested in the project. Complete mismanagement. No transparency. No information sharing. No idea what is happening and where is the project headed. High promises when the project was sold but delivery seems to be falling really short. Hope we get our flats even if it is delayed by a couple of years.

I booked a flat in this project last year. The Project is stuck for more than 1.5years for CC means they have no permission to construct, A&B wings are stuck at ~10th floor since March2021 and C wing in on plinth. They sold stating 16floors tower and now await permission for 19 floor from Aviation. Builder not giving clear picture of how they are going to complete the project as per RERA committed date. All 4-5star ratings are from their own employees or paid agents.

Be aware of this builder, they have not been able to complete and deliver property as promised in Bangalore even after extension of deadline by 4-5 years. Buyers were forced to accept half constructed flat and finish on their own with no amenities, parking work done . There is no sign from builder to complete the rest of the property anytime in future. Now builder has started charging exorbitant amount of money in the name of maintenance and still they have not given basic bescom connections for the society even though customers were charged Please read review on pashmina waterfront before trusting and investing on the property from this builder

The apartment location is amazing and has good connectivity to other locations. Another good thing about the locations is that there is very minimal traffic and noise pollution here. It has all the amenities you can think of gym, swimming pool, jogging track, meditation lawn and more. So if you're looking for a luxury apartment with a great location, Lake Riviera should be your choice.
