Nice lush green project with ample open spaces. Sudhakar has been really cooperative and guiding us at each step. OC finally received after a huge delay.

Its a beautiful society with greenery, great amenities like swimming pool, club house with badminton, TT, pool, foosball, air hockey, carrom and library. Location is good too as the market is at walking distance from the society. However there is one cons - We bought the flat in May, and despite full payment are helpless and can't stay in our own house, as OC is pending. We don't have a date yet as well. That has been a really disappointing factor. At the time of purchase, the promise was June end, but its Sept end already. Really hoping for a quick resolution there, as it's been acting as a monetary hit for us due to double payment (rent at current flat and EMI for the new house)

Pros: 1. Excellent apartments. 2. Good facilities including swimming pool, badminton court and indoor games. 3. The houses are well built. 4. Great place to stay if you prefer to stay within the society. Cons: 1. Located away from the outer ring road. So, it is not so easy to reach here 2. The area around the apartments is not developed. 3. Hard to find good shops and restaurants nearby. 4. The roads around are very bad. Takes a toll on the vehicles.

I've been living here for a long time. This society excels at doing basic things right - no problems with water, electricity, gas connection and cleanliness. That's why you'll find negative reviews mostly complaining about value-additions (eg: amenities). Builder has told that there would be only one RWA and it'll be handed off to residents after Phase3 completion. So, eventually that dispute would be resolved. Still, I feel it's a bit overpriced, because there are finer under-construction apartments coming up in 3-4 km radius at lower price/sqft. But until then, it commands premium on being one of the better (and almost completed) societies in this area. There are issues w.r.t. STP foul smell happening every now and then which they're finding hard to fix. Apart from that, they could also do well with planting more number of large trees (as there's still sufficient open area for that). Presently, the greenery is mostly from shrubs and small plants, but there are too few grown trees - especially now that the tree patch outside the boundary has been cleared by that landowner. But it's still a peaceful place and 3rd phase amenities when delivered would slightly raise value. Would advise the developer to be more proactive in resolving complaints.

Quality of construction very very poor...I observed first 2 buildings so many cracks is there.. and also I noticed Builder is maintaining this property. Check ReRa document once undivided share is also very less.. Before investing the money we have to think once..

Giving 1 star because I couldn't give anything lesser than that. The owners have made a sort of cartel and are grouping together to charge exorbitant rent from their tenants. They are asking tenants to leave midway through their leases and exploiting families with young kids to randomly increase rent mid year or else vacate the premises. Worst experience ever The material quality used in the construction are below par and cracks have started to appear all over the society within a couple of years.

Very well maintained,gated society in Bangalore. Having all amenities like swimming pool, club house, play areas for children, paved roads for morning and evening walk. Stone chairs in the open areas for relaxation. Well maintained garden and greenery. All lifts have power back up. 24/7 water and electricity. Overall

I booked a flat here , its been a horrible experience . I was told possession would be given in march 2023. There is no proper communication from builder regarding possession. Each month they tell you will get in 2 month and that 2 month never come. Worst part is their communication , they never provide an update and when you try to reach your contact they never reply. I would have given -1 if there was an option.
