The hotel is located at the perfect location and the views from the rooms are good. The rooms and bathroom are bigger in size, but the property is a little old and needs some attention. Maybe renovation of rooms are needed, which can make the price justifiable. More than sufficient parking slots available and hence need not worry about parking. They have a restaurant and bar which is kind of combined, so in case you are not comfortable, you can opt for dine in. Food is good and pricing is reasonable. The staff were very polite, helpful and always had a smiling face. Over all it is a good hotel in the heart of Madikeri

Rooms are spacious, when booking I didn't have option to select no of adults and kids, it was taking 1 adult by default, after checking in receptionist called to tell me that there will be extra charges for one more adult and kid. I understand the charge for kid but for adult I don't understand since its a double room. Other than this inconvenience, location is good, food is very reasonable and tasty

I would say "beyond my expectations". Initially I was bit nervous while making the booking as this government run hotel, however my perception got changed completely after staying here. It was an awesome experience. Hotel is situated at the top peak where no other hotels are available, very big and spacious rooms, all the rooms shared a panoramic view from the window, awesome restaurant with reasonable prices. It cost me around 5k / per night for 2 adults and 1 child which is completely worth of it. It is also walkable from Raja's seat, lots of shops and resturants are nearby. There are few things which can be improved, mainly breakfast menu and mattress. Other than that everything was great, peaceful and enjoyable.

Pros : Booked a Non-AC Executive room..absolutely loved it. Room is much bigger than hotel rooms we are generally used to. Behavior of staff is welcoming. Swimming pool offers the experience of an infinity pool. Cons : Restaurant food can be much better. Breakfast is costly with respect to the spread offered.

I did travel with my family and I was disappointed with the Restaurant as the Beer collection was limited and placed a monopoly. As the restaurant serves only Budweiser beer there was no other choice to make from and we had to travel towards Madikeri town to get what brands we need and we hd to enjoy the restaurant vibe out of this location. May be a suggestion to add few more collection to Beer and service the guest so there won't be any need to go out to enjoy our drink. I did visit the previously and variety of beers were available but I am not sure why management has made a decision to service only Budweiser which would ruin their business. They also have part hall but with this choice it would be hard for us to decide to throw a party with limit choices. Thank you, hoping for the best next time.

Pros: The hotel is located in a really good place. Nearby places which can be accessed by walking :Raja seat, Omkareshwar temple, Madikeri Fort, Market. You can have a sunset view from the hotel restaurant. Cons: The facility is not managed properly. Paying 6k during season is not worth it at all. Swimming pool is not cleaned, there are mosquitoes breeding inside the pool.

Had lunch at restaurant. Very nice view. Affordable and good food. Very much recommended. Very close to Raja's seat walking distance.

Visited Hotel post reading all positive reviews. I am writting this review after staying in this hotel for 4 Days 3 Nights. There are pros and cons of this Hotel. Cons are on higher side. Pros: - Hotel is located on Prime Location at peak of Raja Seat heel. You will get to see amazing down heelside view from your hotel room window. - Hotel staff is very polite and helpful. This is the only Pro I can say. Cons: - Hotel is very old property, not maintained at all. - Rooms walls are with fungus and cracks in ceiling pops, paints are peeled off. - Bathroom Geyser will not give hot water. - Hotel Food especially Non veg is worst. Veg food is ok. - They even charge you Rs. 20 for a glass of water. It's upto you and your priorities you look in a hotel. Please choose wisely.
