BHEL MAYFAIR Society - Housing society in Ramachandrapuram, Serilingampalle (M) - Sangareddy, India

This is society office where all the projects are being managed under TVRao.in. Every project under this society took minimum 8 years to complete. Society executive members are not at all transparent. They don't share any documents with members and keep members in dark. About Nagnar: 1.They started project saying 258 villas in 25 acres. They shared the broucher. We all booked based on broucher. Later they reduced land to 21 acres. 2. Later they have increased some X villas in the same land extent. 3. They changed the villa specifications without members concent. 3. Inbetween increased villa cost by 11 lakhs. 4. There is no proper communication to members. 5. No GBMs and MOMs. 6. Again they said some extra sft is constructed and asking members to pay for it. 7. This society mgmt is not able to get Infra architecture diagrams or anything from builder. 8. For the last 9 months builder very very less progress.. They feel they are superior and doing charity. They don't value members time. Members have to wait for them. They never come on time. They don't pickup the calls. Office staff is useless for members. Samerhing happend with Mayfair project as well. Lot of issues with this society mgmt. They are not at all transparent. While booking they say we will share everything. Once we book the villa, we will see real colors.

Never invest in TVR projects/Tvrao/TVR BHEL Projects they are not legit people. Never trust Management people TV Rao and Ravi Varma and few other his staff. I don't have option to put zero starts so giving one star for this project. BHEL Nagnar villas project (Total 258 Villas) was started in 2018, Now it is 2023 and there is 50% progress in the project and now entire project been stalled for last 10 months.They have collected 80 percent payment from customers but they paused the work. We paid all installments in time but no progress in the project. They threaten customers who keep asking about the progress and never pay attention to customers. They changed the layout plan completely and added 18 more villas without informing customers worth 40cr business for their benefit and to acquire land for those new villas they narrowed the road size and changes original layout. This is a scam and they are fraud people. Management never responds to customer calls and their phones are always switched off. We keep visiting the office every week for status, despite of giving explanation they are giving life threatening warnings to customers who keep asking about the status.Till date there is no response from the management regarding the completion of the project. They are playing with 258 families and their hard earned money. They mentioned Nagnar project is completed state in their website, how they can mention without completing project in completed state(Fraud team). They have launched few more projects in the recent times without completing this project and don't understand how banks are giving loans to such fraud managements. TVR Housing launched few other projects listing below 1. Neeladri (Located in Bhanur) 2. Seshadri Villas (Kondakal) 3. Anjanadri Villas (Rudram) 4. Venkadri Apartments (Kandi) 5. Narayanadri Simplex homes (Peddapur) 6. Narayanadri Duplex homes (Nandi Kandi) 7. Vrushbhadri weekend homes (Sadasivpet, Machireddipally) 8. Garudari open plots (Ismailkhanpet, Rudraram) My advice to people is not to invest in such TVR projects. If you invest in these project, your entire life will be full of frustration, irritation, stress, time waste, money will be loosing no appreciation. Whoever planning to invest in his project do check with Nagnar customers experience, BHEL mayfair customers. They are playing with 258 families and their hard earned money. If you miss one month interest to the banks, they will scrutinize you but there is no progress in this project which has been paid by us. What should we do? Guys alert call please don't invest in TVR projects and don't fall into their trap.

We invested in one of the projects launched by them bhel Nagnar it was simply waste of time and money we trusted them since 5 years still the villa not handed over to us builder greenmark developers stopped construction now every week members are visiting their office. Please don't blindly trust . think before investing.

Management has to resolve 2 critical issues for Nagnar project. 1. Rectification with One developer, without which lottery can't happen. 2. Resolve conflicts with builder to resume construction. This is trending to be a dead project... Everyone, be careful in booking in their future projects like Seshadri Kondakal. I booked and dropped since these people keep increasing the price and you will be in locked situation. Since these people won't take any ownership to resolve issues.

MAYFAIR villas good. But the orginal society " BHEL MAYFAIR Society" controlled by TV Rao is a systematic fraud. If you venture in to his projects you are like a bonded labour paying hiked price for villas / apartments without completing the venture. Also he will never hand over the society to the owners society and will continue to swindle money in the name of maintenance

This review is basically about the society, The primary reason why people buy thru Society is for following benefits ( also there are downsides such has, we don't know about your villa till lottery etc) 1. Cost 2. Quality 3. Transparency 4. Timely completion 5. Better deal with financing agencies. 6. Better cash flow planning for members.

These people run unethical business in the name of housing society.. They don't stand on the price or timeline. You will see their true colors after you book a property with them. They will lock you and make you helpless as there will be no visibility to you to the society bye laws or financial transactions. Once you are locked with them, you can't go back as you would lose your investment or you wouldn't like to go forward with their dictatorship policies and attitude. So, You would be helpless and pray god that nothing bad should happen to you! There is not much appreciation from their projects as they advertise.. This is a wise business model, but it is not sustainable for a longer period! Until then, please be careful and better not to fall into their trap!

Beware of these society model business. They trap you saying that registration and taxes will be less if you go with society model. They say society is formed by us and for us. You never know the directors and other advisory body who take decisions for you in the society. All rules and polices are framed to trap you and exploit at a later time. They force you to sign on papers and conditions which you may not have clear info. All these statements are just to trap homebuyers. Truth is that, they never care after you invest money in these so called society. There is no transparency and it's always one way communications. Be prepared to pay for extra amount midway of the project due to escalation cost. Thats their business model. They are never clear on milestones and deadlines dates nor they provide you any info. Invest your hard earned money somewhere else rather than running behind these society guys. This rating is for society guys and their operating model.
