During my visit to Ayub's Restaurant, I tried their chicken tikka roll, which had a decent taste but lacked the juiciness that a tikka should have. Later, I ordered an omelette roll, which turned out to be bland and not worth the price. On the positive side, the sitting area was hygienic, and the sliced onions and chutney provided a nice touch. However, I felt that Ayub's is somewhat overhyped and offers limited quantity for the price point. I would recommend Ayub's if you're specifically in the mood for rolls, but keep in mind that there might be better options available in terms of taste and value for money.
Visited this place recently after hearing good reviews about Ayub's. The place is small & clean. Do note: It opens late afternoon. We tried Chicken baida roti, mutton seekh & chicken tikka. Baida roti was really good. Would recommend ordering it if you are visiting the place. Both kebabs were fresh & piping hot but average in taste. Priced higher compared to the quantity served. Was rather disappointed at the quantity.

Around 300 for a small roll! Maybe that's the norm for the Mumbai people but as a tourist that was unbelievable. It tasted good, the place was hygienic and all. But the price is the only disappointment.
It's a small place and difficult to get a seat or stand nearby. But the food is amazing. The masala's are super spicy and the rolls are amazingly juicy. Kati roll, bhuna are a must try.
Such a heart break - cos used to luv Ayubs. The taste has gone. From the mutton sheekh kebab and also from the chutney. The guys - young guys behind counter were super and wish them luck. Hope they come back to their org chefs and cooks. My heart broke today. Lucknowee tunday mutton boti kabab is better, imagine. So many places in suburbs better. Their bheja looked nice. Should have tried that. 5 of us. 10 sheekhs. 2920. You figure.
One of the best mutton seekh roll u can have in Mumbai . 10/ 10 quick service vast menu u can try whatever u want it's a Lil expensive but worth every penny must try
The food taste is okay, but 270/- for such a small Sheekh Kebab roll is way too much. Unecessarily hyped up food eatery place. There are hardly 2 sheekh kebabs in the roll and I am still wondering about the price. Definitely not a try and I will not visit again.
