Whoever planning for purchase or stay, consider the practical challenges and ask the sales guy from Aparna in writing or better in the Sales Deed for their proposed solution for Zicon. Residents from Zenith are big time sufferers due to lack of solutions or missed planning on anything on large scale. They didn't plan how kids will board buses from 2475 flats, how the traffic is managed in a small lane. They didn't plan how many kids can play at a time and it's just mess. No safety for walkers as narrow podium roads and again many walkers. No planning on how 2475 flats residents can consider themselves living in a premium gated society vs living in govt quarters, all cramped and living hell. No mobile signal due to the concrete walls and it acts like signal barrier. Absolutely zero signal in almost 70percent of the open spaces. Any large projects without a vertical limit should be clear on how the daily functioning runs smoothly on ground till we get flying cars or drones to do everything vertically as well. Sad living and just looks does not work.
Looks like a top notch project that shaping up well. I liked Zicon layout where clubhouse is at the entrance when compared to Zenith's clubhouse that is situated at corner. Booked a flat in H block yesterday. The sales person Anil is very professional and transparent in clarifying all my questions.
A prestigious project from a very reputed developer . The Nalagandla area is now kind of developed area having easy acces to financial district though Golidaudhi , Wipro circle. Pro- branded and reliable developer, Aparna quality of construction is very good. Sales team always approachable and doesn't talk in air. The space of the project and all the amenities it provides are very good. Ground water level should be good considering the near by lake and the big forest. Walkable distance to Aparna mall which is under construction. Citizen hospital is very near. Cons- will have a feeling of out side of city. But will get used to it or may be it is inside one day Good schools are little far. Access to ORR is not easy.
We request telangana government to partner with Aparna Constructions to beautify with trees, proper roads, dividers near US consulate hyderabad, wipro cirlce road leading to nallagandla - serilingampally area, as we are seeing lot of foreigners or americans around this area
Location is perfect and it has a wide open park view. I understand the negative reviews coming from the Zenith residents as they are disturbed by the construction work. Hopefully things get sorted at the earliest.
Booked a 3 BHK in J block on 7th of July, 2021. One of the fast developing area in Hyderabad that is 8-10 KMs away from the Hitech city. Nice place to invest now and stay later.
I am a returning customer to Aparna and I would like to borrow the review comments from my neighbour The society is a well planned and high end community with the brand name of Aparna. The negative publicity from nearby society is understandable but unfair. Yes, there could be some inconvenience to people living near construction site and that is common with any construction site, but that does not in any way mean that the new project is not a good project. Please be diligent in your research before making any decisions.
Recently visited for sale enquiry, price quotation is base price 8450 for phase 2 with add ons it comes around 11000. With under construction property this does not provide value proposition. Adjacent Aparna zenith with better layout and more open area and amenities cost is 9500 all with ready to move on flats which is 1 year old.
